The Caltex branded service station and truck stop at Bomaderry on the NSW south coashas been scheduled for August 4 Burgess Rawson auction.

Its lease runs to March 2018 plus options to 2028.

There was a recent major rebuild and environmental upgrade with new tanks and pipework.

It is a large 4,047 sqm landholding with wide frontage at 246 Princes Highway, Bomaderry, just north of Nowra with high profile exposure to large volumes of traffic.

The Shoalhaven region has been benefiting substantially from government funded highway upgrades, Burgess Rawson listing agent Simon Staddon said.

There are annual CPI reviews with its current net income at $106,178 pa + GST.

Regional service stations sold in NSW over the past year have included $950,000 at Dubbo with an $80,000 net income and $4.26 million at Rutherford with $293,000 net income.

Burgess Rawson agent Simon Staddon sold the Albion Park service station, closer to Sydney on the Princes Highway, for $2,001,000 in 2013 with a then $160,000 net income.
