Port Adelaide's iconic Portland Hotel premises has been listed for sale for the first time in over a decade.

The Commercial Road property last sold in 2006 when it fetched $2.3 million, $300,000 up from its $2 million trade just two years earlier.

The Portland Hotel was established in 1886.

The ground floor comprises a sports bar with pool table, a bistro lounge, TAB, alfresco area and a gaming lounge with 33 machines. It is serviced by the main kitchen.

Upstairs there are 14 bedrooms, a communal kitchen and an office.
