Two shops in Sydney's prime eastern suburbs went under the hammer at Burgess Rawson's 103 portfolio auction recently.

Both shops 1&2 and 3 at 50 Bayswater Road, Rushcutters Bay are single-tenant investments and on five-year lease terms.

Burgess Rawson is marketing the shops as good entry-level investments.

Net income from shops 1&2 is $68,144 pa + GST, while Shop 3 earns $29,000 pa + GST.

Both investments come with annual CPI increases.

The location is in the midst of one of the most densely populated areas in Australia and is near to Sydney Harbour, parks, nightlife and transport.

Both properties are to be sold separately.
