Northpoint Centre, Toowoomba sold

The new Northpoint Shopping Centre sold for $36.5 million in a newly developed suburb just north of Toowoomba.

The 1.95 hectare property has four street frontages including Ruthven Street, which is also the New England Highway. Developer Hallmark Property offloaded it through Jones Lang LaSalle’s Jacob Swan and Sam Hatcher.

The centre is the first investment of the Australian Property Opportunities Fund II.

The fully leased income is $2.751 million, which shows a yield of 7.63%.

The centre, which opened earlier this year, has a land area of 6,868 square metres and is anchored by a Coles supermarket and a medical centre.

There are 24 specialty shops and one kiosk, with a strong national tenant representation including Subway, Coffee Club, The Reject Shop and BWS.
