A narrow commercial premises on Woollahra's pricey Queen Street has been listed for $4.6 million.

Last traded for $1.65 million in 2006, 88 Queen Street is currently the home of Perryman Carpets by Design.

They are currently on a three x three year lease.

The freehold two storey commercial building has previously been occupied by real estate agency Laing + Simmons Woollahra.

1st City agent John Knott is marketing the property.

He says the property offers one of the most secure long term, capital gain investments available.

It's been a busy year on Queen Street, regarded as one of Australia's most exclusive shopping strips.

Last month a premium commercial site made up of three tenancies sold for $15.1 million.

A gutted Queen Street commercial space also sold last month to the same buyer of the adjoining property, formerly Japanese grill bar Izy Izakaya.
