Moree’s leading motel on the market: Savills

The leasehold of a leading motel in Moree, in Northern NSW is for sale through Savills Hotels with price expectations of $2 million.

The offer comes at a time when Australian tourism is trending up, growing 11.5 per cent to 7.4 million onternational visitors for the year ended June 30, 2016, according to Savills.

The Artesian Spa Motel at 2 Webb Avenue sits on 2.08 hectares and comprises 46 suites ranging from 3 to 4 stars in standard and a one bedroom plus study managers residence. 

There are three swimming pools, two of which are artesian and heated. It also has a licensed restaurant and bar.

The motel offers a high level of occupancy and immediate strong cash flow and the Landlord Croad Superannuation Fund has committed to an upgrade programme which is presently underway and should be complete over the next 12 months.

The marketing is being done by Nic Simarro of Savills on behalf of TAMT Pty Ltd ATF Trinity Spa Trust. 

“The Artesian Spa Motel is the number one choice for accommodation in Moree benefiting from two artesian pools and a top restaurant,” Nic Simarro said.

He added that the price guide for the leasehold is $2 million and expected a domestic investor to buy it.

The motel last exchanged hands for $3,400,000 in 2015, according to Corelogic RP Data.

Its location on the fringe of Moree close to schools, the airport and the hospital, contribute to its strong occupancy and income.

With a population of 9,346 (2011) Moree is a major agriculture centre, noted for its part in the Australian cotton-growing industry which was established there in the early 1960’s.

Moree is well serviced by trains. In addition, the Moree airport allows corporate guests to fly in and out four times a day with Qantas Link.
