The gambling company Ladbrokes has become a lessor in Bowen Hills, Brisbane.

It has committed to a 10-year lease for 3,250 square metres over Levels 1 and 2 at 25 Montpelier Road.

Industry sources said the space would fetch $565-$575 square metres gross.

With 25 Montpelier Road fully leased, the property will be shortly listed for sale with a WALE of six years.

The A-Grade building is located within the hub of the trend-setting Gasworks Precinct.

Completed in 2011, the 4-star Green Star Rated Asset has one of the largest floor plates in the city fringe.

It sits across the road from the Fortitude Valley Homemaker Centre, 250 metres from the Gasworks Retail and Restaurant Precinct and 500 metres from Bowen Hills Train Station.
