A Brisbane warehouse offering in Fortitude Valley has been sold for $2.7 million.

Listed as a trophy home blank canvas, it is set over three expansive open plan levels with approvals for a fourth level.

There is 377 square metres of internal floor area per level.

Access is via two street frontages, Wickham and Little streets.

The brick walls have that wear and tear too them that only time can render, Belle listing agent Ivo Kornel said.

"Build your dream New York Loft, walk out the front door and enjoy the buzzing nightlife," he suggests.

But likely options potentially include a night club, hotel and or a place for work.

It last sold at $1,825,000 in 2014.
