The historic Corkman Irish Pub in Melbourne hip inner area of Carlton is for sale with interest north of $3 million.

Formerly known as the Carlton Inn, the pub is at 154 Leicester Street, which is near buzzing Lygon Street and surrounded by Melbourne University campuses and students digs.

The buyers have the potential to take control of the business when the current lease expires in six months or consider development potential.

The Corkman is a two level hotel on 450 square metres of land that is zoned mixed use. The holding income is about  $82,000 a year, sitting on 450sqm of land, with a mixed-use zoning.

CBRE Hotels agents Scott Callow, Mark Wizel and Joseph Du Rieu are exclusive agents for the pub, which will be auctioned on October 30.

The agents are anticipating interest from local, national and international buyers, given the lucrative nature of Carlton real estate.

According to figure held by RP Data, the pub has been with the same owner since it last traded in 1987 for $900,000.

It will be offered as a freehold site, subject to a six-month lease - with the ability for vacant possession in the short term.
