A Bilpin property comes with high $1 million hopes through Justine Popple of Ray White Kurrajong.

Two residences sit on the land, including a 1906 cottage, Bloomfield Cottage, which is an approved bed and breakfast.

It slits with award winning 35-year-old gardens that span over eight acres with a total of 18 acres.

Located 90 kilometres from Sydney, buyers have the option of a potential income, Popple said.

The property at 2967 Bells Line of Road will go to auction on 28 February 2015.

The main house once operated as an art gallery and cafe.

The whole property is zoned RU2 Tourist Facility - the last to be zoned as such in that area of the Hawkesbury.

"There’s enormous potential to create a commercial venture such as wedding facility, cafe or gallery,” said Popple.
