A 9.9 percent yield at Ouyen in Victoria tanked as the highest gross rental yield across Australia this year.

It was based on the Mildura district town's $124,315 median house price.

The three bedroom home at 4 Cooper Street Ouyen that is for sale at $195,000 to $210,000 is suggested to have a a $250 to $260 a week rental prospect.
