There's improved selling conditions on Sydney, Melbourne and Adelaide with mild drops in the level of vendor discounting required to secure dwelling sales over the first half of 2013, according to Australian Property Monitors.

Between January and June, Sydney's average discount fell from 5.8% to 5.5%, Melbourne's from 7.0% to 6.6%, Brisbane's from 7.6% to 6.9% and Gold Coast's from 10.0% to 8.9%.

But the month of June saw an increase in the required discounting required in four capitals. Canberra vendors are requiring to meet higher levels of buyer caution by offering 6% discounting.
