<p>The Gold Coast is set to see an exciting wave of new apartment developments completed in 2025, adding to the region's ever-growing skyline and reinforcing its reputation as one of Australia's most sought-after destinations for both investors and residents.</p>

<p>As demand for premium living spaces continues to rise, these seven new off the plan developments each offer a distinct style of living, ranging from island retreats and gated communities to absolute beachfront properties—and everything in between.</p>

<p>Several of these developments, marketed during and shortly after the pandemic, have attracted a significant portion of buyers from Sydney and Melbourne, many of whom plan to relocate to the Gold Coast upon completion or soon after.</p>

<p>In this article, we take a closer look at the <em>what</em>, the <em>who</em>, and the <em>where</em> of the best new developments completing on the Gold Coast in 2025.</p>

<h2>What: Pipis</h2>

<h3>Who:&nbsp;SIERA</h3>

<h3>Where:&nbsp;303 Golden Four Drive, Bilinga QLD 4225</h3>

<p>The best beachfront apartment development to complete next year is SIERA's Pipis in Bilinga.</p>

<p>Just two half-floor apartments remain, not including the two-level penthouses which will be released to the market early next year.</p>

<p>Pipis comprises just 17 apartments on the dress circle Golden Four Drive and will also feature&nbsp;a heated lap pool, gym, and sun lounge deck.&nbsp;</p>

<p>Around 65 per cent of the buyers so far have been from the Gold Coast and Brisbane, a mix of owner-occupiers, downsizers and investors, while 35 per cent have come from interstate, outside of Sydney and&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic" target="">Melbourne</a>.</p>

<p>LPS Group has officially topped out Pipis, with the internal fit out coming soon which will see residents move in in early 2025.</p>

<h2>What: Tapestry</h2>

<h3>Who:&nbsp;SIERA</h3>

<h3>Where:&nbsp;39 Darrambal Street, Chevron Island QLD 4217</h3>

<p>SIERA is also working on Tapestry on Chevron Island, its debut Gold Coast apartment development.</p>

<p>The 22-level, BDA-designed tower comprises 113 apartments that have proven popular with downsizers and those from regional NSW and VIC.</p>

<p>The rooftop is one of the best on the Gold Coast, with home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.</p>

<p>Tapestry was the first development SIERA took on in the Gold Coast, having spent several years building boutique townhouse developments in Brisbane's inner-ring.</p>

<p>SIERA Founder Brent Thompson had been&nbsp;scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street.</p>

<p>On submitting plans for Tapestry in 2021, Thompson said&nbsp;<a href="https://www.urban.com.au/developments/chevron-island-qld" target="">Chevron Island</a>&nbsp;has a "great local community".</p>

<p>"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."</p>

<p>SIERA's in-house construction team is delivering Tapestry, a 22-level tower with 113 apartments just off the Thomas Street retail strip.</p>

<p>"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.</p>

<h2>What: Capri</h2>

<h3>Who:&nbsp;Monaco Property Group</h3>

<h3>Where:&nbsp;81 Salerno Street, Isle Of Capri QLD 4217</h3>

<p>Capri will be the only major townhouse development to be completed in the heart of the Gold Coast in 2025.</p>

<p>More like a luxury villa community rather than the traditional townhouse, Capri, named after its location on the Isle of Capri, is being built by Greyburn on behalf of developer Monaco Property Group.</p>

<p>Construction is on track for completion in late 2025.&nbsp;</p>

<p>The gated Capri comprises&nbsp;48 two and three-level villas designed by Plus Architecture and BDA Architecture.&nbsp;</p>

<p>The villas have been cleverly oriented around central resort-style amenities like a resort-style pool,&nbsp;barbecue area, and a lounge with a kitchen and fireplace.</p>

<p>Capri is just a short walk from the cafes and shops of Capri on Via Roma.</p>

<p>So far the villas have been popular with empty nesters from nearby suburbs, as well as from interstate early retirees.</p>

<h2>What: Lagoon</h2>

<h3>Who:&nbsp;Drew Group</h3>

<h3>Where:&nbsp;11 Cronin Avenue, Main Beach QLD 4217</h3>

<p>Jon Drew's Drew Group is progressing well in its twin-tower Main Beach development, Lagoon Main Beach.</p>

<p>The $390 million development is currently under construction by building giant Hutchison's, who are expecting a Q3 2025 completion.</p>

<p>Lagoon is the largest development in the area in three decades with 259 apartments.&nbsp;</p>

<p>Designed by Plus Architecture, Lagoon boasts premium amenities, including a central pool oasis, fitness centre, yoga deck and a business hub.</p>

<p>It's attracted a wide variety of buyers, given it has offered one, two, three and four-bedroom apartments since its launch.</p>

<p>Lagoon Main Beach is around 85 per cent sold.</p>

<h2>What: Lune</h2>

<h3>Who:&nbsp;Alroe Constructions</h3>

<h3>Where:&nbsp;19-21 Rankin Parade, Main Beach QLD 4217</h3>

<p>Another development that will also be completed in Main Beach, less than 600 metres from Lagoon, is&nbsp;Alroe’s boutique development, Lune.</p>

<p>Lune is a low-rise project comprising six half-floor apartments, each with nearly 300 sqm of living space.&nbsp;</p>

<p>Alroe's in-house construction company, Alroe Constructions, is handling the build. Construction began in May 2024, with completion anticipated in mid-2025.&nbsp;</p>

<h2>What: Yves</h2>

<h3>Who:&nbsp;Hirsch &amp; Faigen</h3>

<h3>Where:&nbsp;7-9 Mermaid Avenue, Mermaid Beach QLD 4218</h3>

<p>The sold-out Yves Mermaid Beach is Melbourne developer Hirsch &amp; Faigen's third successful development on the Gold Coast. They debuted with Hemingway Palm Beach, before then completing Emerson in Kirra earlier this year.</p>

<p>Yves, their largest development on the Gold Coast, has 146 apartments across a 26-level building not far from the beach.</p>

<p>Apartments don't get much closer to Brighton's Church Street, the famous retail and hospitality strip, than Adamson No.5, the recently unveiled apartment collection.</p>

<p><a href="https://www.urban.com.au/new-apartments/adamson-no-5-5-adamson-street-brighton">Adamson No.5</a> comprises just 15 two, three and four-bedroom apartments ranging in price from $1,985,000 to the $6,475,000 penthouse that has its own private swimming pool.</p>

<p>Construction of the Bayley Ward-designed development is already well underway, being carried out by the respected construction firm Sinjen Builders.</p>

<p>The apartments, which sit in landscaping by Paul Bangay, feature&nbsp;natural stone finishes, as well as premium Gaggenau appliances, Vintec wine fridges, and reeded glass features throughout.</p>

<p>Adamson No.5, named after its location on Adamson Street, is just 300 metres from Church Street and its boutique shopping, high-end dining and essential services.</p>

<p>Housing All Australians (HAA) and its network of compassionate capitalists have demonstrated the power of private sector leadership in addressing Australia's housing crisis, with yesterday's launch of the Wyn Carr House project in Fremantle, Western Australia.</p>

<p>Through HAA's coordination, more than $1 million in pro-bono services and materials were secured from over 30 private sector organisations, helping to unlock $7 million in government funding for the transformation of the historic Wyn Carr House into transitional accommodation for women over 55 facing homelessness.</p>

<p>"This project exemplifies what's possible when the private sector takes the lead in addressing our housing crisis," said Lee Rossetto, Chair of HAA's WA State Management Committee.</p>

<p>"By bringing together values-aligned businesses to contribute their expertise and resources, we created the momentum needed to transform an empty building into a home for vulnerable women."</p>

<p>"The housing crisis is too big for government to solve alone," Rossetto emphasised. "Wyn Carr House demonstrates what's possible when the private sector steps up to incubate solutions. By securing significant private sector contributions first, we helped create a compelling case for government investment."</p>

<p>The refurbished facility, to be operated by Uniting WA, will provide 12 ensuite rooms, including one disability-accessible accommodation, along with shared living spaces and support services. The project is expected to complete by late 2025.</p>

<p>The urgent need for projects like Wyn Carr House is powerfully illustrated in the new Australian documentary "Under Cover," now streaming on Netflix. The film, which features HAA's work and was partially funded by compassionate capitalists, reveals the growing crisis of homelessness among women over 50 – precisely the demographic this project will support. "We encourage everyone to watch 'Under Cover' to understand who we're helping and why immediate action through private sector leadership is so crucial," added Rossetto.</p>

<p>This initiative represents another successful deployment of HAA's national strategy to harness private sector skills, goods, and services to deliver innovative housing solutions for Australians in need.</p>

<p>Developer-builder <a href="https://www.urban.com.au/developers/pitard-group">Pitard Group</a> has ventured into the untapped new apartment development market in Moorabbin in Melbourne's south east.</p>

<p>Their new development, <a href="https://www.urban.com.au/new-apartments/madeline-moorabbin-19-23-central-avenue-moorabbin">Madeline</a>, is the only off the plan apartment development in the suburb, meaning it's the only new project that gives buyers the <a href="https://www.urban.com.au/news/vic/vic-government-slashes-stamp-duty-for-off-the-plan-property-buyers-savings-available-immediately-oct-2024">full stamp duty concessions</a> announced by the government last month.</p>

<p>Buyers don't have too long to act however, with Pitard's building arm, Pitard One, approaching completion of the boutique building that will see residents move in early next year.</p>

<p>The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.</p>

<p>Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in <a href="https://www.urban.com.au/developments/maroochydore-qld" target="">Maroochydore</a>, Australia's largest&nbsp;greenfield CBD&nbsp;project.</p>

<p>The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.</p>

<p>Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.</p>

<p data-v-a814a589="">“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.</p>

<p>Habitat Development Group, one of the leading developers in Maroochydore over the past two decades, is now focusing on another CBD development as the city continues to grow into one of the most economically thriving in the country.</p>

<p>Recently completing The Corso, one of only a handful of residential developments completed in the Maroochydore CBD, Habitat will launch <a href="https://www.urban.com.au/new-apartments/the-millwell">The Millwell</a>, a similar two-bulding development, early next year.</p>

<p>“We’ve been building on the Sunshine Coast for the past 19 years and have witnessed property in the region go from strength to strength, particularly the last four years.</p>

<p>"The Millwell provides us another opportunity to meet the demands of the growing region."</p>

<h2>What: Sol by Walker</h2>

<h3>Where: Maroochydore</h3>

<h3>Who: Walker Corporation</h3>

<p>National developer <a href="https://www.urban.com.au/developers/walker-corporation">Walker Corp</a>&nbsp;is one of the joint venture partners delivering the new Maroochdore City Centre alongside the Sunshine Coast Council and SunCentral Maroochydore.</p>

<p>Walker Corp recently revealed a $220 million mixed-use project, <a href="https://www.urban.com.au/new-apartments/sol-by-walker-first-ave-maroochydore">Sol by Walker</a>, in the heart of CBD.&nbsp;</p>

<p>Brisbane developer <a href="https://www.urban.com.au/developers/dusk-group">Dusk Group</a> identified beachside Caloundra for their next development.</p>

<p>Currently constructing Aurora on Depper in Brisbane's St Lucia, Dusk is planning Sunset, a seven-level building with 36 apartments minutes from&nbsp;Kings Beach and Bulcock Beach.</p>

<p>Dusk is catering for a wide range of buyers, with prices starting from $700,000. Construction is set to begin in Q2 2025.</p>

<p>Sunshine Coast developer&nbsp;<a href="https://www.urban.com.au/developers/cube-developments">Cube</a> is preparing to launch <a href="https://www.urban.com.au/new-apartments/lago-birtinya-2-prosperity-drive-birtinya">Lago</a>, which will continue the local developers commitment to delivering residential projects in premium coastal locations up and down the Sunshine Coast.</p>

<p>The&nbsp;<a href="https://www.urban.com.au/developments/birtinya-qld-4575">Birtinya</a>&nbsp;apartment development at&nbsp;2 Prosperity Drive will comprise just 47 high-end apartments.</p>
