A South Morang, Vic home has sold under the mortgagee auction hammer for $5,000, above the price guide.

The three bedroom two bathroom house came with a price guide of $360,000 - $395,000.

Brett Sparks and Brook Patto of Millership and Co held the listing.

Situated at 4 Pace Circuit the property sold for $400,000. 

The 2010 built property is set across two storey's on 208 sqm.

This is an increase of $44,000 on its 2016 sale price when it traded for $356,000.

Located at the top of the court, it is minutes from Westfield, the train station and local schooling.

The median price for a home in South Morang is $643,750, according to CoreLogic, which calculate its annual change in median price over the past 10 years as 6.4%.
