Silverdale rental affordability: What landlords are asking from tenants

Silverdale - and the 2752 postcode - was identified as one of the most affordable rental suburbs closest to Sydney's central business district, according to Australia's first rental affordability index.

The index is a joint project between peak housing advocate National Shelter, Community Sector Banking and SGS Economics & Planning.

Property Observer selected a few properties in NSW's Silverdale that formed the top and bottom ranges for houses/units. Four are listed below: 

1. A four-bedroom house at 335a Taylors Road, SILVERDALE 2752 (above) is up for rent for $600 a week and tops the rentals. The property was bought in 2013 for $687,000.

2. A four-bedroom home at 35 Gibson Street, SILVERDALE 2752 (below) can be rented for $550 a week. 

3. A three-bedroom house at 23 Gibson Street, SILVERDALE 2752 (below) is available for $400 a week. The property was sold for $365,000 in 2013.

The median rent for houses in Silverdale is $435 per week with a median gross yield of 3.4%. The median rental is higher than the national average of $395 per week, according to data from www.propertyvalue.com.au.

There were no units listed for renting at present nor data available on www.propertyvalue.com.au for apartments over the last 12 months.
