Prices are going backwards on South Yarra's Fawkner Street where a new home development site was passed in on a $2.5 million vendor bid last Saturday, having traded for $2.6 million in 2017.
The 1980s three bedroom home on 335 square metres has approvals secured by the Lumiere Group's Greg Adshead and Nathan Foley.
It's for a design by Megowan Architectural and intended to sit in gardens landscaped by Jack Merlo (pictured below).
RT Edgar agent Mark Wridgway was signally $2.4 million to $2.5 million in pre-auction guidance, with a $2.65 million reserve revealed post auction.
Wridgway's lengthy onsite auction spiel mentioned everything except the recent shooting murder in nearby Fawkner Park.
