There's set to be a new apartment development opposite Melbourne's landmark Flemington Racecourse.

Parkside, a boutique complex of just 23 apartments, sits on the location of the Flemington Landing, where boats use to dock and deposit punters to Flemington Racecourse back in the day.

The Parkside apartments, which will be developed by Montalto Properties and designed by Karen Alcock of architecture firm MA Architecture, have never to be built out views of the 1600 metre start mark.

They sit beside the neighbouring Footscray Park and overlook the Maribynong River.

The one bedroom apartments, with a minimum floor space of 54 sqm, start from $395,000.

Two bedrooms are priced from $630,000 for their minimum 71sqm space and the three bedrooms start from $930,000.

The apartments are designed for entertaining, with the large kitchen with bench flowing to the living and balcony space. The bedrooms are designed to be private with tree top views.

Set behind a modernist facade, Parkside will be surrounded by sculptural gumtrees, rolling parklands, and scenic cycle routes.
