Melbourne’s cheapest auction sale price at the weekend auction's was in the southeast suburb of Noble Park, according to Australian Property Monitors.

The three bedroom, two bathroom stand-alone townhouse apartment at 2/10 Henry Street sold for $450,100, through Ray White Noble Park agent Jaymee Le having been listed with expectations of more than $360,000.

According to RP Data the median asking rental in Noble Park is $285 a week. The sale would reflect a yield of just over 3% for the investor.

The median house price for the area is $400,000, while apartments are pegged at $306,000.

Competition for the air conditioned brick property ensured that it sold for about $90,000 more than the reserve.

Its auction listing took only 28 days from listing to sale in a suburb where the average number of days on the market is 69.
