Glengowrie, Adelaide rental yield eases

Adelaide’s most affordable property reported sold at last weekend’s auctions was a three-bedroom house in the south-western suburb of Glengowrie.

Australian Property Monitors reported that the brick and tile 1952-built house at 8 Wilkins Street house sold for $435,000.

It is on a 700 square metre block.

The house last traded in 2009 for $390,000 and it was rented for $330 a week, reflecting a yield of 4.4%.

It most recently rented in 2010 for $310 a week, showing a declining yield of 4.1%.

The median price for a house in Glengowrie is $575,000, which is a jump of nearly $100,000 on the 2013 median house price of $470,000. The current median asking rent in Glengowrie is $400 per week.
