A 445 sqm landholding near Swinburne University's Hawhtorn campus has been listed for sale.

It is being billed for a multi-level residential or student accommodation redevelopment.

Colliers International’s Hamish Burgess is marketing the property with $3 million hopes.

The George Street property is being marketed as highly suitable to student accommodation.

Any multi-level development has a discretionary height allowance of 22 metres.

“The site is positioned in the Swinburne education precinct and will appeal to both residential and student accommodation developers,” Hamish Burgess said.

He said the site’s flexible Commercial One zoning under the City of Boroondara, position in the Swinburne education precinct.

Subject to council approval, buyers are likely to capitalise on the demand for both residential and student housing here, he said.
