Tian An LFD has launched its $320 million Auburn Square mixed-use project set in the geographical heart of Sydney, with the majority of enquiries to date stemming from first home buyers keen to secure 2020 prices and capitalise on a 0.25 per cent cash rate.

Positioned in Auburn, enquiries to date have predominantly come from young families looking to firm up their security and swap the rental market for a new home in a family friendly suburb and setting.

“What we’ve seen, is a number of buyers want the security of their own home in an established suburb that ticks all the right boxes in terms of value, quality fixtures and lifestyle, while also falling within the quality school capture zones they desire,” Mr Stewart said.

With market sentiment still reflecting uncertainty due to Covid-19, many renters are looking at these conditions as an opportunity to purchase within new developments in key growth areas which offer lifestyle, quality schools and future employment options, with home buyer grants further buoying their decisions.

Construction will soon commence on the three stage, 427 apartment development situated in the well- established and culturally-rich suburb of Auburn, which is surrounded by eight outstanding parklands and offers residents access to a number of desirable schools such as the first high rise school in NSW, the Arthur Phillip High School.

Auburn Square will also comprise 4000 sqm of ground floor retail space, with convenient offerings set to include a medical centre and a major supermarket for ultra-convenience,” Mr Stewart said.

Located just 250m from the train station, minutes from Auburns’ famed Eat Street and with 2000 sqm of green space and a communal podium garden on its rooftop, Auburn Square represents the height of convenience.”

The suburb will soon also be home to a new $250 million logistics park by Mirvac, which brings with it a host of new employment opportunities. Auburn’s employment hub credentials are further strengthened by its proximity to Parramatta.

Stage one will include 148 apartments in one, two and three bedroom configurations spanning 10 levels, with prices starting at $455,000 after up to $69,000 of government grants are applied.

“This is a wonderful opportunity to capitalise on the government’s new home buyer grants that are allowing many to enter the housing market for the first time,” Mr Stewart said.

Home buyers are currently only required to raise a 5 per cent deposit to secure a new property, with the Federal Government matching this with another 5 per cent and new home buyer grants delivering a further $25,000 to purchasers.

Designed by Rothelowman, each apartment had been designed for ultimate day-to-day livability and to enhance natural light, with most apartments in the first stage to be north and east facing. Each apartment has been appointed high-end finishes, contemporary design elements and premium SMEG and Westinghouse appliances. All apartments will include car spaces.

Auburn offers great transport accessibility, bountiful shopping and dining, as well as myriad lifestyle and recreation options at your fingertips, from exploring the many parklands that surround it - such as Auburn Botanic Gardens and Fauna Reserve - to strolls along the river.

Walking distance to Auburn Central Shopping Centre also offers a cinema complex and vast shopping options, as well as dining precincts that span the culinary globe.

Auburn Square’ sales suit is located at 6-8 Auburn Road and will open from 12pm 18 July 2020 with all Covid-19 safety measures in place, including an infra-red temperature reader and distancing guidelines.
