New Developments in Gold Coast
The Gold Coast development market has been one of the best performing markets in the country since the onset of COVID-19 in 2020. Quickly the coastal locale, that was previously more popular as a tourist destination for southern states, became a realistic place to call home and work remotely. A spotlight was placed on the lifestyle benefits of the Gold Coast, from the affordability compared to the southern states through to the relaxed beach lifestyle.
Developers particularly focused on beachside suburbs like Broadbeach, Burleigh Heads, Palm Beach, Surfers Paradise and Coolangatta, with the focus on luxury, full-floor apartments for interstate holidaymakers.
When the pandemic all-but concluded, the expectation was the market would quickly go backwards due to the return to the office, however demand has continued to outstrip supply, and the market has run just as hot as it did during lockdowns.
Interstate developers became the hot topic. Melbourne developers Hirsch & Faigen has created three Gold Coast developments since 2021. They recently completed The Hemingway in Palm Beach and The Emerson in Kirra, within the Coolangatta precinct. They’ll be completing their third Gold Coast development, Yves Mermaid Beach, in late 2024.
Sydney apartment king Harry Triguboff has been the biggest advocate of the Gold Coast. Meriton has created thousands of apartments over the last five years on the Gold Coast, and in 2024 launched Cypress Palms, another Surfers Paradise development that will bring a further 1000 apartments to the undersupplied Gold Coast development market.

New Developments in Gold Coast selling in 2024
Highlife Homes has launched its newest development, AYLA, in the sought-after Mermaid Beach. AYLA is a boutique apartment development consisting of only eight units, strategically located just steps away from the beach. AYLA is currently under construction and is expected to be completed by late 2024.
Sherpa Property Group is fast-tracking plans for its expanded Gold Coast portfolio, recently launching Perspective Helm, just 10 exclusive apartments on a Chevron Island waterfront site. The premium north-facing, riverfront site will also feature marina berths, a first for Sherpa’s Perspective brand.
Sherpa Property Group Founder Christie Leet said the project is one of the best sites on the coast and it's a great addition to the Sherpa brand.
Just two weeks after its official public launch, La Belle Palm Beach, the new luxury apartment development by serial Gold Coast apartment developer Marquee Development Partners, has netted over $100 million in sales.
In a testament to the ongoing strength of the southern Gold Coast market, La Belle Palm Beach has become the city’s fastest-selling project of 2024 when it launched in April, with sales prices ranging from $2.5 million to $7 million. Marquee Director Jacques Winterburn said the sales reflected an unyielding demand for the rare, absolute beachfront apartments in Palm Beach from predominantly southern Gold Coast locals.
La Belle Palm Beach will rise 14 levels and offer 75 beachfront apartments in three, four, and five-bedroom layouts. Residences will feature living spaces ranging from 150 sqm to 680 sqm, tailored for the discerning owner-occupier.
Sydney-based billionaire Ian Malouf has quietly been working on his first development play on the Gold Coast. Now he's taken the wraps off REMI Residences, a $256 million, 30-level tower at 122 Surf Parade, one of Broadbeach's most active streets for new developments.
There are 49 luxury apartments in the tower which has been developed by Malouf's MFG Global which is ran by CEO Peter Wilding. Peter Wilding said from a lifestyle perspective, they had the vision of creating a space that feels like a luxury hotel with all the important amenities but also feels like home.

Burgeoning apartment developer Siera Group will launch its third local apartment development since breaking onto the Gold Coast development scene in 2021 with their debut project Tapestry.
Siera Group, led by founder and managing director Brent Thompson, is gearing up the launch of its Enderley Avenue project, just off Northcliffe Beach. The approved project designed by BDA Architecture will comprise 54 apartments across a 25-level building, a maximum of three apartments per floor.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.
Thompson believes the majority of buyers at Enderley will be local downsizers.
"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity," Thompson says.

What: The Landmark - 821 one, two, three and four-bedroom apartments across four towers
The much anticipated $2 billion, four-tower Mermaid Beach precinct by Aniko Group is expected to be available to buy into this year.
The precinct-style development, dubbed The Landmark, will spread across a prime 1.1-hectare site on the corner of the Gold Coast Highway and Seaview Avenue. It will comprise residential, hotel, retail, hospitality, and commercial spaces, as well as significant amenities for future residents.
The Landmark, designed by Plus Architecture, will deliver a collection of 821 apartments, over 10,000 sqm of A-grade commercial office and medical space and a vibrant new casual fine dining and beverage precinct on the ground floor.
Aniko’s vision for The Landmark is to create a new lifestyle and tourism heart for Mermaid Beach that will leverage its prime location as the southern gateway to the heart of the Gold Coast’s bustling central beachside suburbs.
Aniko Group Managing Director George Mastrocostas said The Landmark will have every conceivable amenity on site for residents, hotel guests and office tenants while being just a short walk to everything that Mermaid Beach and nearby Broadbeach have to offer.

What: 42 two and three-bedroom apartments
Roy Skaf's Macquarie York will launch its Sunset Boulevarde tower later this year, having secured approval for the riverfront building in April.
The 17-level tower at 50 Sunset Boulevarde, a 1,057 sqm riverfront block on the Nerang River facing Chevron Island's Home of The Arts building, will home 42 two and three-bedroom apartments, as well as a three-level, four-bedroom penthouse.
Each floor up to level 15 will accommodate just three apartments, varying in size from 96 sqm to 129 sqm.
Among the amenities planned for residents is a dedicated recreation level on the second floor boasting a swimming pool, lounge area, BBQ space, gym, sauna, steam room, and work-from-home office space complete with desks and a boardroom.
Who: Amalgamated Property Group
Where: 42-46 Chelsea Avenue, Broadbeach QLD 4218
What: Affinity Broadbeach - 185 two and three-bedroom apartments
The Canberra-based apartment developer Amalgamated Property Group is looking to launch its second Broadbeach apartment development.
Currently building Amaya on First Avenue, APG has its sites set on revealing its next tower, Affinity Broadbeach.
The 1,820 sqm Chelsea Avenue site, just 700 metres from Nikiforides Park was bought from Raptis with approval for a 41-level Archidiom-designed tower with 180 apartments.
APG has tweaked the plans, bringing in DBI to change the product mix, instead now offering 148 two-beds and 37 three-bed apartments, a total of 185 apartments.
The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.
Who: Pyco
Where: 10 Churchill Street, Coolangatta QLD 4225
What: Kirra Beach Residences - 97 two and three-bedroom apartments
The Brisbane-focussed developer Pyco, is breaking into the Gold Coast with its maiden apartment development, Kirra Beach Residences.
Pyco Founder Lachlan Cottee says the project, 97 apartments across a 14-level building just one row back from Kirra Beach, will launch later this year. The owner-occupier development, made up of 79 three-beds and 18 two-beds, is set to be incredibly popular in an area that has been starved of supply.
The three-bedroom apartment sizes start from 113 sqm.
The resident amenity on the ground floor, set back from the street and elevated, includes a swimming pool, gym, sauna, resident work from home office space, and a media room.
Pyco has amalgamated four sites, 10 and 12 Churchill Street, 17 Miles Street and 51 Winston Street, to create the 2,044 sqm site for the project.
Architecture firm DAHA said in their design statement submitted with the application to the Gold Coast City Council that their approach creates a space that complements the natural beauty of the Gold Coast landscape whilst elevating the experience of beachside living.
Who: Ignite Projects
Where: 1177 Jefferson Lane, Palm Beach
What: 36 two and three-bedroom apartments
Ignite Projects will be ready to launch its latest Palm Beach beachfront development in the coming months, having recently acquired a prime 1,600 sqm site and submitted a code-assessable development application for a new nine-level apartment building on the Jefferson Lane dress circle.
Ignite, led by Josh Foote, is seeking to create 36 high-end apartments, akin to Cabana Palm Beach, Ignite's last Palm Beach project.
There will be four two-bedroom apartments and 32 three-beds, 31 of which have an additional multi-purpose room.
"Cabana was so well received, it would have been silly to not take the opportunity to recreate something similar when we know that market so well," Josh Foote said.
"We've had Plus come in and create a facade that is something fresh and challenges convention a little compared to what's come before in the area."
Ignite is bringing construction in-house for the project, with construction commencement expected in early 2025
