Joint venture partners <a href="https://www.urban.com.au/developers/st-hilliers-property">St Hilliers</a> and Spotlight Property Group has secured approval for their<a href="https://www.urban.com.au/new-apartments/711-hunter-street-newcastle-west-nsw-2302"> 711 Hunter Street, Newcastle West project</a>.

The&nbsp;Hunter Central Coast Regional Planning Panel approved the Plus Architecture-designed development, noting that it was considered to be of an appropriate scale and form for the site and the character of the locality

The new sustainable&nbsp;and culturally diverse precinct in the emerging western corner of the Newcastle CBD will comprise a&nbsp;curated ground plane experience with podium levels of retail and commercial tenancies, multi-storey food and beverage opportunities including an open-air bar, and two residential towers home to 257 apartments.

<a href="https://www.urban.com.au/developers/st-hilliers-property">St Hillier’s</a> Development Manager Luke McNamara said West Village is more than a residential apartment development.

“From the outset the development has committed to a significant public art programme that celebrates Newcastle’s thriving arts scene combined with a curation of ground plane tenancies," McNamara says.

"As part of the Development Consent, all retail and food and beverage offerings have a pre-approval to operate, including a three-storey venue with an open-air bar. This pre-approval will go a long way to streamlining the process for future businesses seeking to be part of the precinct.

“It was also important that the design was sustainable and ‘future-ready’, with the development committing to 90MW of rooftop solar panels and 300 electric-vehicle-ready car parking spaces, making it the first development in Newcastle to strive for 100% of future residents and commercial staff the ability to charge their vehicles. It will also feature an end-of-trip facility, and around 300 bicycle parking spaces in both secure and public areas."

The approved development will also allow for the return of a large swathe of public domain back to the community at the ground plane, with an urban plaza fronting National Park Street featuring the public art precinct, and a through-site connection to the Drill Hall Gallery and Birdwood Park.

Essential to the design process by Plus Architecture was the Government Architects Design Competition process, the first of its kind for a private development in Newcastle. Other features included the incorporation of a suite of sustainability features, a ground plane allowing for a mix of creative business, designers, coffee shops, galleries, restaurants, and public art.

Plus Architecture Director Rido Pin believes that the practice’s approach will be an asset to the community.

“As Newcastle, like other regional hubs across Australia expand at pace, it’s critical that new developments are designed with their long-term future in mind and consider the varying and changing needs of their users," Pin says.

“Our two-tower design, featuring iconic sculptural curves, will create a landmark destination for the whole community – Newcastle locals and visitors alike.”

St Hilliers and Spotlight Property Group secure approval for Newcastle West apartment development

Leading design practices DKO and Furtado Sullivan have been named as lead architects for the final piece of St Hilliers integrated mixed-use Gosford precinct, Central Coast Quarter.

Evaluating the design schemes, an independent panel of judges nominated&nbsp;a coastal concept from DKO and Furtado Sullivan&nbsp;as the most successful and appropriate response to the brief's design, planning and commercial objectives.

Noted for its elegant&nbsp;take on the project, the winning concept presents two towers set alongside a central public pavilion that will activate the area with retail and hospitality venues.&nbsp;

With a vision for the Central Coast Quarter to become a landmark in Gosford, DKO and Furtado Sullivan designed a collection of buildings that speak to context and culture while maximising liveability, work and leisure.&nbsp;

The jury commended the proposal’s response to ‘Connection to Country’, which set the framework for the built-form response, as well as the continued engagement and consultation with local Indigenous groups. 
 
Development Director for St Hilliers, Justyn Ng,&nbsp;hailed the competition as a success, praising DKO and Furtado Sullivan for their design concept that connects Central Coast Quarter to Gosford’s built and natural environment. 
 
“The sophisticated design by DKO and Furtado Sullivan is perfect for the eastern and southern portions of the Central Coast Quarter project,” Ng said.

“This is the first time a design competition has run under the State Environmental Planning Policy (Gosford City Centre) 2018 and the outcome will set a new standard for design excellence in the CBD.”

“There was a huge focus on integration among the submissions, with the winning design going to great lengths to incorporate the recently transformed League Club Field and food and beverage outlets seamlessly.”

Ng said it was a milestone to unveil the design for the final stages of the Central Coast Quarter project, particularly following the success of its first stage which was also awarded to DKO.

“We have had an incredible reception to the first stage of Central Coast Quarter; with over 95 per cent of apartments now sold. The completed value of this tower will exceed $115 million” he said.&nbsp;

DKO Director, Nicholas Byrne&nbsp;said the team was thrilled to collaborate with a developer such as St Hilliers on the final stages of what is destined to become a legacy project.

“This was a huge opportunity for the practice to work on a large-scale multi-staged development in the rapidly growing Central Coast region. We hope the series of buildings and spaces in the precinct will create a unique place for the City of Gosford, reflecting the broader landscape and respecting Country,” he said.

The winning team’s vision to create a ‘permeable precinct’ considered the site’s prime location and history by using the large Port Jackson Fig tree as a ‘marker’ to welcome locals and visitors.

The central pavilion is the ‘jewel’ of the precinct, designed to feel open and welcoming while providing breakout spaces to encourage creative operators to curate a range of diverse experiences.

The design is currently in development for the development application which is expected to be lodged by the end of 2022.

The final piece of the puzzle for one of Penrith’s newest residential areas is almost in place, with plans for Thornton Central currently being assessed by Penrith City Council.&nbsp;

The $201 million plans from St Hilliers and First Point Property outline the construction of four mixed-use residential and retail towers, as part of the wider Thornton precinct.&nbsp;

Sydney architects, Crone have designed the plans for the developments, which take inspiration from the neighbouring Mountains locale.&nbsp;

The first development application lodged encompasses what is known as Tower A and Tower B, while the second is for Tower’s C and D.&nbsp;

Located at 184 Lord Sheffield Circuit, the plans will deliver 553 apartments, along with over 6,000 sqm of commercial space.

Different types of apartment typologies have been designed to accommodate households with different needs, particularly suited to the local market, including two-storey townhouses, with direct street access and generous courtyards, as well as generously-sized studio, one, two and three-bedroom apartments with views to the Blue Mountains.

Tower A will rise 27-storeys, with 241 apartments, while Tower B is only permitted to rise nine-storeys, with a total of 75 apartments.&nbsp;

A five-storey podium will be included at the bottom of the building, with retail tenancies, a supermarket, residential and commercial lobbies, and a loading docks.&nbsp;

A childcare and medical facility will also be located on the first level, along with 333 car spaces, 35 commercial car parks and two car wash bays.&nbsp;

Tower C will rise to 14-storeys, with 74 apartments, and Tower D will rise to 26-levels with 163 apartments.&nbsp;

Thornton is rapidly developing with several nearby developments completed or under construction.

The planned future, Thornton Central Village will form a key hub within the evolving residential neighbourhood, providing an improved connection between the nearby station and the commuter parking area, while also offering a range of retail facilities including a large supermarket, specialty shops, childcare, commercial space, and residences.

Final Thornton apartment plans lodged by St Hilliers and First Point Property

St Hilliers and First Point Property have lodged plans for the final stages of a $450-million precinct in north Penrith.

The duo will be adding a further 553 apartments in the final two stages, adding to the 540 apartments already built in the 40 hectare masterplan which Landcom started developing 10 years ago, transforming the former Department of Defence Site.

Crone Architects have prepared designs for the two-stage development in Thornton Estate, delivered across 11,000 sqm.

The mixed-used development will be located on Lord Sheffield Circuit,&nbsp;and will include retail and commercial space, along with residential apartments, which will be set across four towers.

The five-storey podium delivered in stage one will feature retail tenancies, a mainline supermarket, and residential and commercial lobby entries on the ground floor, with level one home to a child-care and medical centre.

Two residential towers, referred to as Tower A and B, will be constructed in stage one.

Tower A has a maximum rise of 27 storeys, with level five to 31 containing 241 apartments. Tower B will have a maximum rise of nine-storeys, with 75 apartments planned for the tower.

Stage two will see the construction of another mixed-use development comprising a five-storey commercial podium, as well as residential apartments across two towers, Tower C and D.

Tower C will have a maximum rise of 13-storeys, comprising 74 apartments. Tower D will rise 26-storeys, set to deliver 163 apartments.

553 apartments will be delivered through the project, with the retail ground level connected directly to the village square facilitating commuter access to the railway station.

The two-storey townhouses will be built with direct street access via generously-sized courtyards, while apartments at podium levels will benefit from direct access and deep courtyards that provide privacy and sunlight protection.

Western-facing apartments will have access to 180 degree views of the Blue Mountains, while eastern-facing apartments have distant views to the Sydney CBD.

Located between Lord Sheffield Circuit and Dunshea Street, the development is within walking distance to the railway station, while the new retail tenancies will become the most convenient offering for the tenants on the Thornton side of the station.

The mixed-used development will be located on Lord Sheffield Circuit, with the first stage including retail and commercial space, along with residential apartments, which will be set across four towers.



St Hilliers and First Point Property lodge final plans for Penrith's Thornton Estate

Plus Architecture has won the design competition for a $100 million two-tower development on the site of a former big-format retailer in Newcastle.

The redevelopment of the 4726 sqm site at 711 Hunter Street will comprise 267 apartments across two towers rising to 90 metres, as well as 1,400 sqm of commercial space.

Along with the City of Newcastle, prominent Newcastle developers St&nbsp;Hilliers&nbsp;Property and Spotlight Group partnered to run the design competition, which St&nbsp;Hilliers&nbsp;Property project director Paul Smith said had unearthed the best architectural talent and ideas for the prominent West End site.

&ldquo;The quality of architectural design presented by Plus Architecture is really impressive and we look forward to further refining the design by incorporating the jury&rsquo;s recommendations before proceeding to the next phase,&rdquo; Smith said.

&ldquo;With a development of this significance, we will work closely with Plus Architecture to set sustainability targets and quality design outcomes during the more detailed development application phase, including a focus on thermal comfort, energy, waste and water.&rdquo;

Unanimously selected, Plus Architecture&rsquo;s design included a &lsquo;meeting place&rsquo; concept, with a public domain to facilitate and encourage socialisation.

The architectural design competition was run by an independent jury process under the governance of City of Newcastle and the NSW Government Architect&#39;s Office. Consultants&nbsp;Urbis&nbsp;administered the design competition on behalf of property developers St&nbsp;Hilliers&nbsp;and The Spotlight Group.&nbsp;

The developers are expected to lodge a detailed development application for the site in the first half of this year.
