The <a href="https://www.urban.com.au/developments/brisbane-qld">Brisbane</a> property market continued to experience significant growth over May, growth that took it past Canberra to become Australia's second most expensive capital city property market.

"With Brisbane housing values consistently posting solid capital gains while ACT values remain relatively stable, we saw a changing of the guard in May," CoreLogic Research Director Tim Lawless said.

"Brisbane overtook Canberra as having the second-highest median dwelling value across the capitals in May, a position Brisbane hasn’t recorded since 1997."

Brisbane's median dwelling value (which incorporates both units and houses), is now $843,000, above Canberra's $840,000.

It was another big month for the unit market (just townhouses and apartments). The 1.9 per cent growth took the median unit value above Melbourne to $615,000, above Melbourne's $614,000.

Brisbane's rolling quarterly growth is now 5.3 per cent, the strongest eastern seaboard capital. Brisbane's housing market was up 3.7 per cent over the same period.

CoreLogic's Home Value Index rose by 0.8 per cent during the month, marking the 16th consecutive month of growth and the largest monthly gain since October of the previous year.

Lawless attributed the strong market performance to extremely low levels of available supply in Brisbane and other strong markets. Brisbane's property listings are 34 per cent below the five-year average for this time of year. Despite an increase in vendor activity compared to last year, fresh listings are quickly absorbed by market demand, maintaining low stock levels and exerting upward pressure on prices.

<h2>What happened in Brisbane’s off-the-plan apartment market in May</h2>

There was only one new project for buyers to look at in May. It came from veteran Brisbane apartment developer <a href="https://www.urban.com.au/developers/gardner-vaughan-group">Gardner Vaughan Group</a>, who launched their <a href="https://www.urban.com.au/developments/nundah-qld-4012">Nundah</a> village mixed-use development, <a href="https://www.urban.com.au/new-apartments/danby-ln-5-danby-lane-nundah">DANBY LN</a>.

The 12-level development comprises 84 apartments ranging from one to four bedrooms, priced between $599,000 and $3,199,000.&nbsp;

The project integrates residential units with ground-floor retail, commercial spaces, and extensive recreational facilities including&nbsp;a rooftop with BBQ facilities, a herb and vegetable garden and outdoor dining areas.

There were more developments submitted to the Brisbane City Council in May, a positive sign for future apartment supply.

One of the most anticipated was the first stage of&nbsp;<a href="https://www.urban.com.au/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">Bulimba Barracks</a>, the inner-city masterplan by&nbsp;<a href="https://www.urban.com.au/developers/shayher-group">Shayher Group</a>.

The site, acquired from the Department of Defence in 2020, has undergone extensive demolition, retaining only a fabrication workshop from World War II.&nbsp;

The initial phase focuses on a 6,382 sqm block on Apollo Road, featuring two low-rise buildings with 69 apartments.&nbsp; Designed by the <a href="https://www.urban.com.au/architects/the-buchan-group">Buchan Group</a>, these three-level buildings will be separated by a laneway from the restored workshop.

<a href="https://www.urban.com.au/developers/mirvac">Mirvac</a> too submitted major plans, however they're at the tail end of the inner-city precinct, the $1 billion Newstead waterfront precinct,&nbsp;<a href="https://www.urban.com.au/new-apartments/sky-waterfront-newstead-stage-3-13-cunningham-street-newstead">Sky Waterfront</a>.&nbsp;

The 27-level tower, the tallest in the precinct, will house 138 apartments.

With a focus on owner-occupiers, it includes a variety of unit sizes, and extensive amenities and public spaces to enhance connectivity and community engagement.&nbsp;

The project includes four medium-density buildings, offering a mix of two and three-bedroom apartments, penthouses, and 14 townhouses. Approved by Brisbane City Council, the development is set to launch soon.

<a href="https://www.urban.com.au/developers/huon-property-group">Huon Property Group</a> received approval for a 15-level, 114-apartment tower at 22 Cleveland Street, <a href="https://www.urban.com.au/developments/stones-corner-qld-4120">Stones Corner</a>, while there was another 226-apartment project on Cleveland Street approved for the family-run Idec Group.

Tim Forrester's Aria Property Group looks to have finalized its plans for its South Brisbane tower at 164-190 Melbourne Street.&nbsp;

The first stage will introduce retail and dining options, a tavern, and a 75-room boutique hotel.&nbsp;Later stages will add around 280 apartments and more commercial spaces, aiming to provide diverse housing and community-focused amenities.

Brisbane developer Skyhold has settled on its prime Balmoral site where it will soon be launching a new $150 million apartment development.

Skyhold's Zhen Chen bought <a href="https://www.urban.com.au/new-apartments/91-lytton-road-balmoral">91 Lytton Road, Balmoral</a>, a 23,265 sqm site, for $27.5 million three years ago, with settlement just occurring.

Last year Skyhold <a href="https://www.urban.com.au/news/qld/fender-katsalidis-designed-plans-lodged-for-balmoral-apartment-development">submitted plans to the Brisbane City Council</a> for four medium-density buildings that were recently approved. There will be&nbsp;mix of two and three-bedroom apartments and penthouses, as well as 14 townhouses.

“<a href="https://www.urban.com.au/developers/skyhold">Skyhold</a> is excited to be launching our next signature project within the upmarket <a href="https://www.urban.com.au/new-apartments/bulimba-qld">Bulimba</a>/<a href="https://www.urban.com.au/new-apartments/balmoral-qld">Balmoral</a> catchment," Zhen Chen said.

Knight Frank's Blake Goddard, who sold the site, said it was sought after during the sales campaign.

“During the campaign we had strong interest in the property, with over 120 enquiries from a range of buyers attracted to the uniquely large parcel of land with multiple favourable development outcomes," Goddard said.

“The site lies within one of Brisbane’s most popular and prestigious residential locations, <a href="https://www.urban.com.au/new-apartments/balmoral-qld">Balmoral</a>, a suburb that has ideal neighbourhood amenity and close proximity to the Brisbane River, less than four kilometres from the CBD.

“A residential development on the site will benefit from the strong demand to live in the area and the high surrounding residential dwelling price."

Fender Katsilidis, who designed the project, said in the Urban Context Report as part of the project submission that their vision is to repurpose an under-utilised site into a vibrant, medium-density residential precinct optimising its existing natural landscape and bring greenery across the precinct and into the residences spread across the site.

Skyhold settle on Balmoral site for $150 million new apartment development

Balmoral, one of Brisbane's most exclusive residential catchments renowned for its riverfront lifestyle, is set to welcome a new residential precinct.&nbsp;

Local developer Skyhold has had Fender Katsalidis Architects draw up plans for a medium-density development at 91 Lytton Road and 57 Andrew Street.

This site plays a key role in Brisbane’s military history and is considered a significant remnant of the United States Military presence in Brisbane during the second World War.

The project aims to transform the site, which is currently occupied by a church and carpark, into a vibrant community consisting of 181 apartments and townhouses.

"Our vision for 91 Lytton Road is to repurpose an under-utilised site into a vibrant, medium density residential precinct optimising its existing natural landscape and bringing greenery across the precinct and into the residences spread across the site." Fender Katsalidis said in their Urban Context Report.

"The proposed exterior palette reference responds creatively to subtropical, residential architecture that is local to the greater Brisbane region.

"Architectural forms have been carefully located to maximise views and solar access whilst minimising visual bulk and respecting the scale of existing and future nearby buildings."

Spanning 23,265 sqm, the site's transformation holds great promise for the neighbourhood which is currently closed off to the broader community.

The project involves the demolition of the existing church building to make way for the construction of two rows of townhouses and three medium-density residential buildings. Designed with careful consideration for the surrounding environment, the buildings feature a stepped and horizontal form that mimics the site's steep topography.&nbsp;

A mix of two and three-bedroom apartments and penthouses will be on offer, in addition to seven three-bedroom townhouses and seven four-bedroom townhouses.

The strategic positioning of the buildings takes advantage of the site's topography and maximises favourable outlooks. The arrangement allows for ample northern views, while minimising any potential overlooking onto neighbouring residential housing along Bolan Street and Thorpe Street.

To maintain the area's lush greenery and natural beauty, a deep-planting conservation area measuring approximately 7,000 sqm is proposed along the western edge of the site.

"Taking cue from the diversity of residential neighbourhoods, the proposed development consists of four distinctive approaches to facade expression that address climate attenuation, outlook and privacy to create an architectural identity that is subtropical," FK's reported continued.

"The arrangement of these facade treatments also serves to break down the scale of built mass."

Building one occupies the centre of the site and serves as the main vehicular arrival from Bolan Street, housing the porte cochere and indoor resident amenities, including a double-story lobby, co-working space and meeting rooms,&nbsp;on its ground level. This building is comprised of 37 apartments over four levels, with the residences primarily located on upper floors.&nbsp;

Residents of Building one will also have access to a dedicated function space with a 69 square meter outdoor north-facing terrace, providing breathtaking views of the river and beyond. This space can be booked for private events, offering an exclusive venue for special occasions.

Building two, comprising 62 apartments over five levels, focuses on cross ventilation and features discreet entries to courtyard apartments by the pool. These apartments benefit from sheltered areas created by deep, stepped planters.

Building three, located at the rear and elevated position of the site, is surrounded by deep planting and conservation areas, ensuring a leafy outlook for its 68 apartments over six levels.&nbsp;

Solar panels will be considered across the main apartment buildings, taking advantage of the expansive roof surface area, while energy-efficient electrical fittings and motion-activated lighting will minimise energy waste.&nbsp;

With its prime location, the development offers residents easy access to a plethora of amenities and attractions. Situated less than four kilometres from Brisbane's CBD, Balmoral provides a desirable lifestyle with its proximity to Bulimba State School, and the vibrant Oxford Street retail precinct.

The area also benefits from public transport provision, including bus lines and two major ferry terminals at Oxford Street and Apollo Road. The strategic river bend also allows for direct connectivity to the riverside suburbs of Teneriffe and Hamilton.

The apartments will also sit near to the Bulimba Barracks Masterplan to the North of the site, which proposes a mixed-use precinct with multiple buildings allowing up to 850 apartments and approximately 3300 sqm of retail floor area.
