A landmark development application has been lodged for the redevelopment of the InterContinental Hotel Double Bay, to deliver a $1 billion lifestyle precinct in the heart of Double Bay Village.

The proposal, with Woollahra Municipal Council, will replace the existing outdated purpose-built hotel with an architecturally designed mixed-use building comprising a high-end retail and dining precinct, landscaped open spaces, cinemas and community spaces on the ground floor, and a new boutique luxury hotel, commercial office suites, a health and wellness centre, and 29 apartments across the seven upper levels.&nbsp;

Designed by <a href="https://www.urban.com.au/architects/cox-architecture">COX Architecture</a> and led by project and development managers Metis Group, 33 Cross Street is the vision of a consortium headed by Rebel Property and Capitel Group, two leading local developers with deep connections to Double Bay and a proven track record delivering high-quality, &nbsp;lifestyle-focused mixed-use projects.&nbsp;

Rebel Property Managing Director, Allen Linz said almost half of the proposed development has been dedicated to non-residential uses including cinemas, landscaped open spaces, retail and dining, commercial suites and community-accessible services.&nbsp;

The proposed design was the culmination of a competitive design excellence process aimed at achieving the highest standard of architectural design, setting a new benchmark for development in &nbsp;Double Bay, with COX awarded the design role from four leading Australian and international firms.&nbsp;

COX Director Ramin Jahromi said the proposal embraced timeless architecture.&nbsp;

“33 Cross Street delivers a modern interpretation of classical proportions, featuring timeless materials and sophisticated finishes that create an iconic building with an elegant, enhanced street presence and enduring appeal,” Jahromi said.&nbsp;

“The facade’s glass light columns create a grand and visually stunning experience that draws inspiration from the illuminated fig trees framing the street-level entrance, adding to the site’s landmark status and enhancing safety and beauty at night.&nbsp;

“Community is really at the heart of the new design, with over 90 per cent of the ground plane accessible to the public. &nbsp;

“The design includes a spectacular atrium with a sculptural staircase and striking public art installation, &nbsp;a generous north-facing courtyard, and a six-metre-wide pedestrian walkway connecting Cross Street to Galbraith Walkway and down to Double Bay Beach."

Jahromi said the building has been&nbsp;carefully designed to not exceed the overall height of the existing building and includes recessed upper floors and an architectural green roof with a fully concealed plant that will offer a recessive landscaped aesthetic visible from higher surrounding areas.

InterContinental Hotel, Double Bay, to become $1 billion lifestyle precinct

Bondi Beach is known globally as one of the most popular beaches in the world.

However, to those who call it home, it’s much more than just a tourist destination. The history of <a href="https://www.urban.com.au/developments/bondi-beach-nsw-2026">Bondi Beach</a> is rich and fascinating.&nbsp;

Originally, the area was inhabited by the Gadigal people of the Eora Nation. The name "Bondi" is derived from an Aboriginal word meaning "water breaking over rocks," a fitting tribute to the area's natural features.&nbsp;

European settlement began in the early 19th century, with land grants and agricultural ventures. The arrival of the railway in 1884 played a crucial role in transforming Bondi Beach from a remote location into a fashionable seaside destination. The construction of the Bondi Pavilion in 1928 further solidified the beach’s status as a prominent leisure spot, while the 1950s and 60s saw a significant boom of both commercial and residential development.

It wasn't until a major redevelopment of one of Bondi's landmark buildings in 2013 that the whole face of the suburb changed, particularly near to the famous sand.

<h2>What has been happening in the new and off the plan apartment market in Bondi Beach?</h2>

Allen Linz's <a href="https://www.urban.com.au/developers/rebel-property-group">Rebel Property</a>&nbsp;and Eduard Litver's <a href="https://www.urban.com.au/developers/capitel-group">Capitel Group</a> kicked off a wave of new development just over a decade ago, a wave that has completely transformed the apartment market in Bondi Beach.

Their redevelopment of the existing Swiss Grand Hotel on the dress circle Campbell Parade sent national records tumbling. Fund manager Will Vicars bought two adjoining "Lighthouse" penthouses in the new development, now named Pacific Bondi Beach, for an off the plan apartment record $21.9 million, a year before its completion. Since the completion, he's bought another two penthouses.

Designed by <a href="https://www.urban.com.au/architects/ptw">PTW</a>, Pacific Bondi Beach incorporated the Art Deco character of the street with Bondi architecture through the use of curvilinear elements and roof lines found in 1930s architecture.

The Pacific Bondi comprises 110 luxury apartments, a 69-room QT Bondi Hotel, 5,500 sqm of retail including Speedo Fitness Club and pool, Woolworths Metro and BWS store and a mix of high-quality food and beverage operations and assorted fashion boutiques.

Rebel Property and Capitel Group has a long history in Bondi Beach and continues to develop in the suburb. As well as Pacific Bondi, they also developed The Bondi. They're now completing Hall &amp; Campbell, named after its location on the corner of Hall Street and Campbell Parade, where they've recently secured another record.

It's the price per square metre record for the whole country. The five-bedroom penthouse was <a href="https://www.urban.com.au/news/nsw/hall-campbell-sets-new-apartment-record-in-bondi-beach">recently bought for $23 million</a>, a record $105,000 per sqm. The soon-to-be completed development comprises just seven new apartments set behind the historic Bates Milk Bar façade.

The Bondi Beach new and off-the-plan apartment market has been running hot in 2024. Data from MatterFact, the data product of Urban.com.au, shows it has been among one of the most enquired on areas in the Eastern Suburbs, alongside its neighbouring Bondi Junction.

There’s only been one apartment launch so far in 2024. That was&nbsp;<a href="https://www.urban.com.au/new-apartments/mayfair-bondi-beach-58-campbell-parade-bondi-beach">Mayfair</a>, a luxury apartment development by <a href="https://www.urban.com.au/developers/fenbury">Fenbury</a>, also on Campbell Parade.

Mayfair comprises just seven north-facing three-bedroom apartments designed by <a href="https://www.urban.com.au/architects/mhn-design-union">MHN Design Union</a> with interiors by Ennen &amp; Co.

In a departure from neighbouring buildings, Mayfair is exclusively designed and dedicated solely to residential use.

The last development launch before Mayfair was <a href="https://www.urban.com.au/buildings/eurangi-bondi-beach-134-campbell-parade-bondi-beach">Eurangi</a> by <a href="https://www.urban.com.au/developers/princeton">Princeton</a> back in the third quarter of 2022, an absolute beachfront address at 134 Campbell Parade, also designed by MHN Design Union.&nbsp;

There are eight apartments in Eurangi, two of which are whole floor penthouses that offer some of the best views in Bondi Beach.

Another notable property is the AYA Penthouse, the largest-ever single-floor penthouse in Bondi Beach.&nbsp;

Ray White Projects have been asking $26.4 million for the sprawling AYA Penthouse atop the Aqualine Bondi Beach project on Hall Street.&nbsp;

Designed by world-renowned architect <a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada</a>, the expansive 443 sqm penthouse comprises four bedrooms and multiple living and entertaining areas.

There are several new apartment developments that will be revealed later this year.

The first will be <a href="https://www.urban.com.au/new-apartments/avra-141-155-curlewis-street-bondi-beach">Avra</a> by Clutch,&nbsp;just 18 luxury apartments at 141-155 Curlewis Street, about 150 metres from Campbell Parade.

Each of the apartments, designed by&nbsp;<a href="https://www.urban.com.au/architects/pbd-architects" target="">PBD</a>&nbsp;and with interiors by Woods Bagot, will have three bedrooms, except the sprawling four-bedroom penthouses. Apartment sizes start from over 170 sqm.

The apartments will sit above three new retail tenancies.

There is also expected to be further details revealed about Central Elements' Bondi Beach development. <a href="https://www.urban.com.au/news/nsw/first-look-exclusive-central-elements-ultra-luxe-bondi-beach-plans-revealed">Urban revealed the plans</a> for seven luxury residences back in March.

<a href="https://www.urban.com.au/developers/central-element">Central Element</a> paid around $50 million for the amalgamated 2,050 sqm site fronting Sandridge and Wilga streets where they're planning two duplex homes and five apartments.

There's been no word on the Campbell Parade development <a href="https://www.urban.com.au/news/nsw/exclusive-first-look-f45-co-founders-bondi-beach-apartment-plans-revealed">submitted by F45 co-founder Rob Deutsche in 2023</a>. An investment vehicle of his filed plans for four luxury apartments above retail at 56 Campbell Parade.

Then there are two other Hall Street developments also planned, one by serial developer Vaughan Blank.

Over two years ago Blank filed <a href="https://www.urban.com.au/news/nsw/vaughan-blank-set-for-apartment-development-on-bondi-beachs-hall-street">$9.4 million plans to&nbsp;transform the old Westpac building</a> into a mixed-use precinct.

He's been approved to create a new shop-top housing building, with retail premises on the ground floor of 26-32 Hall Street, and 16 apartments above.

BANG Architecture handled the design of the building, just a stone's throw from the famous sand, which Blank bought for $17 million.

BANG noted in the design statement submitted to Waverley Council that&nbsp;Bondi Beach has seen some impressive developments come to fruition in the past decade. He's certainly not wrong, but the opportunity to develop near the beach is shrinking as Sydney's top developers hone in.

What has been happening in the new and off the plan apartment market in Bondi Beach?

How Bondi Beach has evolved into the most exciting new apartment market in Australia

Sydney's unit market is showing continued growth in 2024.

It was the third consecutive month that growth in the value of units, which incorporates both apartments and townhouses, outstripped growth in houses,&nbsp;CoreLogic’s Home Value Index found.

Units posted gains of 0.7 per cent, higher than the 0.5 per cent growth in houses.

Sydney's median unit value is now $848,000, having started 2024 at $834,000.

Sydney's overall housing market is now approaching record levels again, now matching the previous record high set in January 2022. After reaching this peak, dwelling values in Sydney dropped by 12.4 per cent, finding their lowest point a year later.&nbsp;

Since then, the market has experienced a 14.1 per cent rise through the current cycle. This places Sydney at the forefront of recovery among Australian capital cities.&nbsp;

<h2>What happened in Sydney’s off the plan apartment market in May</h2>

While new projects launching to the market were scant, planning took centre stage in May, with a series of major development applications and approvals across some of Sydney's best postcodes.

The biggest news came from Circular Quay where&nbsp;<a href="https://www.urban.com.au/developers/jdh-capital">JDH Capital</a>, the developer who is redeveloping the iconic Sirius building in The Rocks, laid plans for their latest luxury project.

They've finalised their $183 million plans to demolish the Sir Stamford Hotel on Macquarie Street and replace it with a striking 15-level glass tower with commercial, retail, and luxury apartments.

<a href="https://www.urban.com.au/architects/bvn-architecture">BVN</a> was given the architectural reigns after the jury at the City of Sydney Design Excellence Competition voted unanimously for their design in early 2023.

69 apartments will be spread across 10 residential levels in the new structure at&nbsp;<a href="https://www.urban.com.au/new-apartments/93-97-macquarie-street-sydney">93-97 Macquarie Street</a>.

Part of the development of the 1,612 sqm site, which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed Health Department Building that dates back to 1896. That was designed by Government architect Walter Liberty Vernon.

Three kilometres south of Sydney's CBD in <a href="https://www.urban.com.au/developments/redfern-nsw-2016">Redfern</a>, the billionaire Neilson family is planning to revitalise an old commercial strip.

The plans submitted by Paris Neilson,&nbsp;the daughter of billionaire arts patron Judith Neilson and investment banker Kerr Neilson, and her developer husband Todd Buncombe will transform a row of industrial-style commercial spaces across&nbsp;<a href="https://www.urban.com.au/new-apartments/2-30-vine-street-redfern-redfern">2-30 Vine Street and 32-34 Eveleigh Street</a>.

They're proposing a new mixed-use building designed by Koichi Takada Architects that will home 23 apartments and 20 commercial spaces and two retail tenancies.

Heading to the east and, after four years of back and forth, Sydney’s landmark&nbsp;<a href="https://www.urban.com.au/developments/coogee-nsw-2034">Coogee</a> Bay Hotel is set to be redeveloped.

The iconic watering hole on the corner of Arden Street and Coogee Bay Road, fronting the beach, has been approved to have the current building refurbished, while an extension will see a shop-top housing development with 58 apartments, 11 retail premises, and an internal laneway from Coogee Bay Road.

The Sydney Eastern City Planning Panel granted a Deferred Commencement Consent, consent that will become operational once there has been a resolution of a noise management plan with Randwick City Council.&nbsp;

In the inner-west, prominent developer&nbsp;<a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>&nbsp;has secured planning approval for its first-ever&nbsp;<a href="https://www.urban.com.au/new-apartments/rhodes-nsw" target="">Rhodes apartment</a>&nbsp;development,&nbsp;<a href="https://www.urban.com.au/new-apartments/marquet-mary-rhodes-1-9-marquet-street-rhodes">Marquet &amp; Mary</a>.

They've been given the go-ahead to develop the&nbsp;$435 million, 32-level mixed-use tower in the heart of Rhodes designed by Fender Katsilidis.

&nbsp;Builder developer <a href="https://www.urban.com.au/builders/aland">ALAND</a> will also bring much-needed housing to Western Sydney, including potential affordable apartments for key workers.

Cumberland City Council has given ALAND approval to begin work on Amber, the second stage of <a href="https://www.urban.com.au/new-apartments/the-gladstone-village-224-240-pitt-street-merrylands">The Gladstone Village</a>, a major component of its $800 million mixed-use development in <a href="https://www.urban.com.au/developments/merrylands-nsw-2160">Merrylands</a>.

Negotiations are ongoing to designate the entire 21-storey tower, consisting of 236 apartments, for affordable housing under the federal government's Housing Australia Future Fund (HAFF). If successful, these units will be offered at lower rental rates for essential workers, easing the housing crisis and supporting the local economy.

South in Wollongong,&nbsp;<a href="https://www.urban.com.au/developers/level-33">Level 33</a>&nbsp;launched one of its most boutique apartment developments to date.

The go-to developer in&nbsp;<a href="https://www.urban.com.au/developments/wollongong-nsw" target="">Wollongong</a>&nbsp;has revealed Easterly, directly opposite WIN Stadium at 13 Crown Street, a short walk from the beach.

Easterly comprises 21 luxury two and three-bedroom apartments and three penthouses, all designed in collaboration with&nbsp;<a href="https://www.urban.com.au/architects/turner-studio">Turner Architects</a>.

Up north in Sydneysiders favourite beachside holiday hotspot <a href="https://www.urban.com.au/new-apartments/byron-bay-nsw">Byron Bay</a>, local developer&nbsp;<a href="https://www.urban.com.au/developers/jd-property-group">JD Property Group</a>, launched <a href="https://www.urban.com.au/new-apartments/secret-garden-119-123-jonson-street-byron-bay">Secret Garden</a>, their $100 million luxury shoptop development at 119-123 Jonson Street, just 750 metres from Main Beach and on the corner of Jonson and Kingsley Street.

The development will feature 22 apartments, including luxury penthouse suites, alongside 10 upscale retail and hospitality tenancies on the ground floor. The premium-grade retail space will showcase local talent, including top chefs, designers, and artisans while bringing some of Australia’s leading brands to the Byron Bay township.

The penthouse is expected to cost an additional $3 million for fit-out. The penthouse was sold to a "high-flying financier", The Australian reported.

The Hall &amp; Campbell development comprises just seven new apartments with ground-floor retail spaces on the corner of Campbell Parade and Hall Street.

Rebel has another boutique development on the beachfront strip, just six apartments above retail at 14-18 Campbell Parade.

Hall & Campbell sets new apartment record in Bondi Beach

Sydney's inner ring suburbs are continuing to gentrify, and with that gentrification comes the want for new apartments.

Last year&nbsp;I remember speaking to Sal Quah, Deputy Managing Director at Melbourne-based developer ICD Property. He said Sydney is like Australia's New York.

"If you've done it [developed] in Sydney, then you've made it," Quah said, admitting that Sydney had always been on the radar for the prolific Melbourne CBD developer.

Indeed Sydney ranks fifth in Knight Frank's Global Prime Residential Forecast for 2024, with five per cent growth predicted ranking the harbour capital ahead of the likes of Miami and Monaco and on par with Madrid and Dubai.

While a number of city-changing projects are underway in the Sydney CBD and the surrounds, we've looked past those and to some major, and some more boutique projects which are likely to be available to purchase in 2024.

<h2>Project: City Tattersalls Club</h2>

Melbourne-based developer&nbsp;<a href="https://www.urban.com.au/developers/icd-property">ICD Property</a>&nbsp;and their joint venture partners, Singapore-listed First Sponsor, will be looking to launch their redevelopment of the <a href="https://www.urban.com.au/new-apartments/city-tattersalls-club-194-204-pitt-street-sydney">City Tattersall Club</a> this year, having already started construction on the landmark project.

The redevelopment involves the construction of a new 50-level tower above the restored, heritage listed parts of the original building. The tower will home 241 apartments and a high-end hotel with around 110 rooms.

Located in the heart of Pitt Street near Westfield’s entertainment, dining, and shopping precinct, as well as Hyde Park, the residences are expected to offer a prime location with uninterrupted water views, connectivity, amenities, and location.

<a href="https://www.urban.com.au/builders/richard-crookes-constructions">Richard Crookes Constructions</a> has been appointed as the builder for the redevelopment project.

Project architects <a href="https://www.urban.com.au/architects/fjmt">fjmt</a> and <a href="https://www.urban.com.au/architects/bvn-architecture-0">BVN Architecture</a> will work with the builder to deliver guest rooms and residences that pay homage to the site's heritage significance.

The project is expected to support more than 1,600 jobs during the construction phase and create significant long-term economic benefits once completed. Construction completion is expected in 2026.

<h2>Project: Fig &amp; Wattle</h2>

<h2>Location: 14-26 Wattle Street, Pyrmont NSW 2009</h2>

<h2>Developer: Landream</h2>

<a href="https://www.urban.com.au/developers/landream">Landream</a>&nbsp;will be looking to advance their plans in Pyrmont for their $330 million, multi-building development, Fig &amp; Wattle.

Landream is set to capitalise on the $750 million Sydney Fish Markets redevelopment at Blackwattle Bay, adjacent from the 12,381 sqm Wattle Street site they bought from the Sydney City Council in 2021.

Sydney-based architecture firm BVN won the design competition, a competition which the City of Sydney Council makes all large-scale developments go through.

The development will comprise five buildings, with four housing a total of 237 apartments, featuring a mix of one, two, and three-bedroom units.

<h2>Project: Green Square</h2>

<h2>Location: 960A Bourke Street, Zetland</h2>

<h2>Developer: Mirvac</h2>

<a href="https://www.urban.com.au/developers/mirvac">Mirvac</a> will be hoping to launch their next phase of the Green Square redevelopment in <a href="https://www.urban.com.au/developments/zetland-nsw">Zetland</a> this year, pending council approvals.

The Green Square redevelopment has been a long-standing collaboration between Mirvac and <a href="https://www.urban.com.au/developers/landcom">Landcom</a> since 2012.

Over the past decade, the focus has been on a 13.7-hectare block around the Green Square Train Station, leading to the construction of apartments, food and beverage establishments, a library, and a primary school.

The latest $315 million plans are for&nbsp;three towers, two designed by <a href="https://www.urban.com.au/architects/tzannes-architects">Tzannes Architects</a> and one by <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a>, in collaboration with Mirvac's in-house design team.

Meanwhile, the 21-level building designed by Bates Smart will have a further 77 apartments with a mix shifted towards larger owner-occupied dwellings.

Over 1,000 residents have already moved into the precinct, with another three projects, Portman on the Park, The Frederick, and Portman House, <a href="https://www.urban.com.au/news/nsw/mirvac-tops-out-three-green-square-apartment-projects">recently topping out</a>.

2024 is likely to be the year&nbsp;<a href="https://www.urban.com.au/developers/hpg-australia">HPG Australia</a> relaunch their transformative <a href="https://www.urban.com.au/new-apartments/one-sydney-park-215-euston-road-alexandria">One Sydney Park</a> development in <a href="https://www.urban.com.au/developments/alexandria-nsw">Alexandria</a>.

The development, which faced launch challenges given it was launched right before the pandemic shut the country down, is set to repurpose a historically significant yet previously underutilised 2.1-hectare former warehousing site within Sydney Park.

One Sydney Park comprises eight low-rise buildings designed to house one, two, and three-bedroom apartments, luxurious penthouses, and terraces.

The PBD-designed project is designed with a focus on owner-occupiers, catering to the needs of the changing and vibrant Marrickville community.

Inner Sydney's top five off the plan apartment developments to look out for in 2024 

Joint venture partners Rebel Property Group &amp; Braxton Capital, both privately held Sydney-based development firms, have unveiled plans to build 10 townhomes in Sydney’s affluent Lower North Shore.&nbsp;

The proposal is planned for a 2,400 sqm site close to Chatswood acquired last year from Uniting Church Australia. The site at 7-9 Lynvale Close had been under the same ownership for 50 years before the partners swooped.&nbsp;

Braxton owner Andrew Donnelly said they had been drawn to the site due to its ideal location: a quiet street across from a park, close to elite schools, a quick walk to the shops at Lane Cove or Chatswood and close to multiple train stations.

“The proposed scheme will be the first collection of houses by Rebel &amp; Braxton and has been developed in response to the increased demand&nbsp;for luxury homes in Sydney’s Lower North Shore,” Donnelly said.&nbsp;

The 2400 sqm site, currently occupied by a derelict aged care facility, will be redeveloped into a collection of residences designed by their longstanding architect partner Popov Bass. Each residence will have views of Helen St Park and will contain up to three separate living areas, three bedrooms, generous gardens and double lock-up basement parking and storage.

Select residences will also have a third living area that can be converted into a gym or studio, cinema room, private art studio or a kids’ rumpus room.&nbsp;

The developers are aiming to start construction by mid-2023, having just received planning approval from Lane Cove Council.

Rebel and Braxton have been busy over the past 18 months, padding out a substantial development pipeline with high-end residential apartment projects and commercial projects across Sydney. In Marrickville, the group, in partnership with Toga Group, has recently secured pre-sales and started construction on an $80 million multi-level industrial complex after buying the 3500 sam site at 18-36 Faversham Street in 2022.&nbsp;

It also has plans for another Marrickville site it amalgamated earlier this year. The group secured 41-47 Farr Street, which it has since adjoined with a neighbouring site at 37 Farr Street, to create a 2,450 sqm block.

Rebel Property Group and Braxton have secured approval for the first residential project in new rezoning of Marrickville's Timber Yards Precinct.

The approved project at 41-47 Farr Street is aimed squarely at owner occupiers, with more than 50 per cent of the residences being large three-bedrooms apartments.

Braxton owner Andrew Donnelly said they are&nbsp;delivering a product that meets the needs of this changing and vibrant community.

"They are mainly young families or older couples who want to live in Marrickville but only have older houses to choose from.

"With this project we are delivering premium, modern, beautifully designed, oversized, luxury apartments with plenty of secure parking and amenity in a quiet cul de sac, right in the heart of Marrickville."

The 2,000 sqm site was put together after 18 months of negotiations with the individual owners.

Allen Linz from Rebel said they have shown their strong commitment to the local area.

"We worked collaboratively with Inner West Council and the wider community who have supported us in our vision for this site," Linz said.

"Our multi-level industrial project called MADE at nearby Faversham Street in joint venture with Toga demonstrates our commitment to Marrickville, which is transforming in a really interesting and dynamic way."

Award-winning architecture firm PBD handled the design of the project.

PBD Director Paul Buljevic said the building promises to enhance the vibrancy of the local area whilst respecting its heritage through the use of raw materials and a strong commitment to sustainable initiatives including solar integration, EV charging, green roof &amp; deep soil planting

Similar new build projects within close proximity to the development are achieving sales rates of over $17,500 per sqm which shows the strong growth and potential of Marrickville.

Marrickville, one of Australia’s most tightly held suburbs with generational wealth, is located five kilometres from the CBD in Sydney’s inner west, and is known for its timeless, tree-lined suburban streets and village-style shopping areas. The site is in proximity to Newtown's popular King Street.

Timeout magazine recently voted Marrickville one of the top 10 coolest suburbs in the World.

Braxton and Rebel Property Group are privately owned and have collaborated on four projects to date. The expected end value of their joint venture projects currently under way is $200 million across Sydney.

Rebel and Braxton secure greenlight for Marrickville's first Timber Yards Precinct apartments

Allen Linz's Rebel Property Group and developer Braxton Capital, led by Andrew Donnelly, are teaming up again to deliver a striking block of apartments in Sydney's Inner West.

The duo have lodged plans for a 51-apartment building at 37-47 Farr Street, ideally located at the quiet end of Farr Street, while still being in touching distance of Marrickville's bustling foodie and brewery scene.

Donnelly says architecture firm PBD created a design that&nbsp;complemented the rich heritage of the area.

“We were fortunate to be given the opportunity to develop one of the first residential sites in the brand new Victoria Road Precinct,” Donnelly told Urban.

“Collaborating with award winning PBD Architects led to creating a design that mingled with a suite of contemporary, yet sympathetic design features. The result is a character-filled mix of one, two and three-bedroom residences in one of the most coveted residential locales in Sydney’s Inner West.”

Linz and Donnelly picked up the Farr Street site midway through last year, but managed to expand the project by securing the adjoining site just before Christmas.

Having already filed their development application for the apartments, they put together a plan for a pocket park for the community, with plans by Arcadia Landscaping featuring integrated seating, barbecues, an outdoor gym, yoga area, and a playground.

"We're at the quiet end of Farr Street, so a small park to benefit both future residents of our project, as well as the local community, felt apt for the site," Donnelly says, adding that the aim is to deliver the same type of pocket parks that you'd see in Notting Hill or Kensington in London.

The Farr Street site is located within the Timber Yards Sub-Precinct of the Victoria Road Precinct&nbsp;which was recently rezoned by the Inner West Council. The park at 37 Farr Street will act as a true site link to Victoria Road which is envisaged to be a street full of a new food and beverage scene, as well as supermarkets and services.

Linz and Donnelly are doubling down on Marrickville, which Donnelly says they feel is an underutilized market for a very different type of product.

Across Victoria Road on Faversham Street, Rebel and Braxton, in partnership with prominent Sydney developer TOGA, are creating 34 industrial workspaces, 24 drive-up storage units, and retail space, located opposite TOGA's under construction Wicks Place residential project which will bring 272 apartments to the area when completed.

"We're introducing a high amenity workspace for locals to enjoy," Donnelly says, adding that while they are deemed "industrial units", really they are more commercial spaces for small businesses.

"It's very much about the decentralization of the office. A lot of people don't want to head into the city anymore, but nor do they want to work from their kitchen bench or even home office anymore. We're developing a bridge between the two, working closer to home but not from your home."

There's been uptake already from tradies, e-commerce companies, and architects in particular.

Donnelly says Marrickville, as well as the likes of Alexandria and Five Dock, allow the opportunity to develop similar industrial/commercial developments within residential communities, and they'll continue to look to these markets for further development.

Braxton and Rebel recently further bolstered their 2023 pipeline, securing a site in Lane Cove where they are planning a townhouses project.

While developing everywhere from residential to industrial and commercial, Donnelly says Braxton's ethos to development is simple: deliver beautiful places for people to work or live.

Exclusive: Braxton and Rebel Property Group lodge plans for boutique apartment building in Marrickville 

The prolific Bondi Beach developers Eduard Litver and Allen Linz are back developing on the beachfront.

Litver, who runs Capit.el Group, and Linz, of Rebel Property Group, are teaming up with fellow eastern suburbs property developer Gil Baron to create a boutique project at 14-18 Campbell Parade, which runs all the way along the beach front.

The trio, under the development name Bondi Residence Pty Ltd, spent $15 million early last year on a commercial building at the south end of the beach opposite Notts Avenue, the exclusive street of Icebergs and some of Bondi's most expensive apartments. Currently the building is home to Bondi Beach Chemist and Kelp Hairdressing, and a handful of apartments.

The original building on the site was named the Cliff House Hotel, and was built around 1880. The Cliff House was demolished in the early 1920s and a new hotel (now Hotel Astra), was built by Jack Shaw around 1926. The remainder of the site was subdivided and sold, and the current building was constructed a few years later.

Brian Meyerson's MHNDU note in their design statement that the&nbsp;proposed development aims to contextually `fit in’ with both its immediate neighbours and the wider suburb.

"The proposed new building had been designed to retain the form and understanding of the Inter-war Flat Building when viewed from the public domain," the design statement submitted to Waverley Council read.

They state the different apartment types and sizes are deemed suitable for the desired character of the area, aiming to attract a range of owners from families and downsizers to young professionals.

There will be six two-bedroom apartments on offer, each occupying half a floor and spanning 86 sqm. The whole top level is crowned by a whole floor, three-bedroom apartment, complete with a fireplace and a full-width, ocean-facing terrace.

"The building is designed generous apartment sizes and internal dimensions to create usable, functional and highly saleable apartments of excellent quality", MHNDU added.

"The apartments facing Campbell Parade are furnished with generous private open spaces overlooking the street which will enjoy direct beach and water views and are considered highly amenable.

"As these apartments are generally East facing they will receive direct morning sunlight and the design aims to maximise this will full width sliding glazed doors to each apartment.

"Coupled with this are the enclosed bay windows which aim to be extensions of living rooms offering a truly inside/outside space and are designed to be habitable all throughout the year and even on cold, wet, windy days."

A focus on the design was to minimise energy use and maximise the efficient use of resources.

Each apartment has a 100 per cent rate of natural cross ventilation, while balcony projections help to control solar access and heat gain by limiting summer sun penetration&nbsp;whilst allowing the lower winter sun to penetrate deep in to the plan and private open spaces.

The ground floor is planned for a single retail tenancy.

Litver, Linz and Baron have all teamed up previously in Bondi. In&nbsp;2016 they spent $19.12 million on the former Bates milk bar at 124 Campbell Parade.

Litver and Linz are well known for their redevelopment of the Bondi Pacific building up the street.

First look: New apartments set for Bondi Beach's Campbell Parade

Allen Linz's Rebel Property Group is set to create a huge mixed-use precinct in&nbsp;the heart of Sydney.

Rebel Property Group, which Linz founded in the late 1990s and is behind some of the Eastern Suburbs most well known buildings, has submitted $161 million plans for a residential and retail precinct at&nbsp;164-192 William Street, Woolloomooloo, a huge 6,400 sqm site.

There will be 229 apartments across the striking 10-level building, which will feature extensive roof gardens by landscape architects Ground Ink&nbsp;as the building tiers toward the top levels.

Local multi-disciplinary design&nbsp;studio fjmt has handled what are&nbsp;the early designs of the project, suggesting that the&nbsp;characteristics of the site are well suited to residential use, due to the&nbsp;high level of sun access to the north and extensive views of Sydney Harbour,&nbsp;the Opera House, the Domain, and the Sydney CBD.

"It is well connected by public transport and represents an excellent opportunity to enhance Woolloomooloo village and help transform William Street into a city boulevard," the team noted in their submission to the City of Sydney.

The 229-apartment building, which will also front Dowling and Forbes Street as well as William,&nbsp;will be broken down in to 20 studios, 23 one-beds, 105 two-beds, 73-three beds and eight terraces.

"The proposal responds to its context by stepping down in height from 35m at William st where it matches the height of adjacent buildings to 22m at Judge Lane to transition to the lower scale terrace house of Woolloomooloo village," fjmt added.

A heritage review was undertaken for the four buildings currently on the site. There's a four-storey commercial building dating back to the late 1950s, Holden House Flats and Raymonds Flats, two groups of three-storey terraces dating back to the 1920s, and the two-storey warehouse, Holden House.

Rebel Property Group are prominent Sydney real estate developers, focused on the more high end of the apartment market.

Their high-profile projects include co-development of the $450m Pacific Bondi Beach&nbsp;into luxury residences, retail and hotel apartments, North&nbsp;at Milsons Point, The Bondi&nbsp;at Bondi Beach, and Top of the Town&nbsp;in Darlinghurst.
