The power of Latent Defects Insurance isn't lost on anyone in the development industry.

Latent Defect Insurance, or LDI, is the new<a href="https://www.urban.com.au/news/what-is-latent-defects-insurance-and-is-it-bringing-confidence-to-the-off-the-plan-apartment-market"> groundbreaking insurance policy</a> being rolled out in Australia by Resilience Insurance. The insurance, which has been around for over seven decades globally, provides off the plan apartment buyers with a 10-year warranty for structural and waterproofing defects on both their new apartment and the building it's situated in.&nbsp;

Developers are benefitting from the policy because they're seeing increased sales rates in some cases, as well as higher value sales, and they're covered financially should any structural defects occur within their building.

But most importantly, by taking out the policy, they're protecting their buyers interests. Buyers don't have to look too further into the policy to see their benefits.&nbsp;

On settlement, they get a 10-year insurance, paid for by the developer, which completely covers them should there be any issues with the structural integrity of the building. The fact the building has Latent Defects Insurance means there's a stronger chance this shouldn't happen, with regular third party inspections to ensure the build is being undertaken correctly.

Now project marketers, those who are selling the apartments, are becoming fully aware of the power of having Latent Defects Insurance has on the development industry.

Ray White Western Sydney Projects Managing Director, Mark Bernberg, says LDI is "simply the greatest thing to happen to a buyer's peace of mind."

"First off - it's insurance of first resort. Unlike car insurance where they first have to determine fault, and then they will start the payout process, LDI pays out first and then looks for where the problems are," Bernberg says. 
 
"To combat this, and to be even more proactive, they have a stringent Technical Inspection Service (TIS) that essentially makes developers and builders jump through hoops and over hurdles to ensure the building is built right, first time, every time, thus preventing major defects and having to pay out on them."

Bernberg is marketing Marque Rockdale, the latest development by financial services firm turned apartment developer, Princeton.

The seven-level building will also feature a communal rooftop herb garden with over 100 sqm of break-out space, a barbecue area, a children's play zone, a pergola-shaded dining area and integrated seating.

"The fact that Resilience Insurance first verify the builder and developer to ensure they meet their customer criteria, should also bring great comfort to the mind of the buyer," Bernberg added. 
 
"If a building has the LDI product then you know it is being built right, from the start through to the finish, and then peace of mind for another decade. That has intrinsic value, and our clients are building that value into their purchasing decisions."

Marque is being built by iCIRT rated builder <a href="https://www.urban.com.au/builders/coplex">Coplex</a>&nbsp;who has already started construction. Marque Rockdale is slated for completion in mid-2025.

Speaking with <a href="https://www.urban.com.au/developers/princeton">Princeton</a> CEO George Gaddallah earlier this year, he said having Latent Defects Insurance is a "no brainer" going forward.

Princeton gives assurances to Marque Rockdale purchasers with 10-year Resilience Latent Defects Insurance

The unit market in Sydney, both established and new, is ramping up.

CoreLogic's Monthly Hedonic Index shows another 0.4 per cent gain in the value of units across July, compared to 0.2 per cent in the house market. It's the fourth consecutive month units have outperformed houses according to CoreLogic's Index.

While only modest growth compared to the likes of Brisbane (+1.9 per cent) and Perth (+2.1 per cent), Sydney's unit market continues to show resilience despite being the most expensive capital city in an environment of heightened interest rates.

The Sydney unit median is now $852,000, more than $200,000 more than the next capital (Brisbane, $638,000).

Sydney's new and off the plan apartment market hasn't taken a break in winter either.

There's been record-breaking sales, new apartment developments launched to market, and several suburb-shaping development applications submitted to various councils across Greater Sydney in July.

<h2>What happened in Sydney’s off the plan apartment market in July</h2>

Winter did not hinder apartment sales in Sydney’s <a href="https://www.urban.com.au/developments/norwest-nsw-2153">Norwest</a>.

<a href="https://www.urban.com.au/developers/sekisui-house-australia">Sekisui House Australia</a> secured over $85 million in sales within a few hours of the new apartment release at its $1 billion masterplan The Orchards

<a href="https://www.urban.com.au/new-apartments/the-orchards-veue-parkside-15-19-spurway-drive-norwest">Veue Parkside</a> features 156 apartments distributed across two buildings, each standing nine and 14 levels tall.

More than 80 sales came on the day, the majority being for the two-bedroom units.

Sales Manager David Lee said buyers came in large numbers to secure a carefully curated apartment in Veue Parkside, which he called "an architectural masterpiece."

July saw the record sale of an apartment in the Eurobodalla Shire.

The penthouse atop&nbsp;<a href="https://www.urban.com.au/new-apartments/kailani-batemans-bay-50-52-beach-road-batemans-bay">Kailani</a>, the only new apartment development in&nbsp;<a href="https://www.urban.com.au/developments/batemans-bay-nsw-2536">Batemans Bay</a>, sold for $2.75 million, a record for the whole region. The four-bedroom penthouse crowns the low-rise Beach Road building that is currently under construction by builder-developer <a href="https://www.urban.com.au/developers/kela-building-group">KELA Building Group</a>.

<a href="https://www.urban.com.au/project-marketer/mcgrath-projects">McGrath Projects</a> agent Adam Sparkes said the buyer was also a local and is intending on reconfiguring the large floorplan.

Princeton Financial Services launched its Rockdale development to the market in July.

<a href="https://www.urban.com.au/new-apartments/marque-rockdale-602-608-princes-highway-rockdale">Marque Rockdale</a>&nbsp;comprises 58 one, two, and three-bedroom designer apartments that are ideally located to take advantage of living on the coastal peninsula.

Marque will also be the first development in the area with <a href="https://www.urban.com.au/news/resilience-latent-defects-insurance">Resilience Latent Defects Insurance</a>, the first defect insurance in Australia that <a href="https://www.urban.com.au/news/what-is-latent-defects-insurance-and-is-it-bringing-confidence-to-the-off-the-plan-apartment-market">covers the cost of structural defects</a> for 10 years post-completion of the building.

July also saw the topping out of the second stage of&nbsp;<a href="https://www.urban.com.au/new-apartments/mason-main-merrylands-249-259-merrylands-road-merrylands">Mason &amp; Main</a>&nbsp;in&nbsp;<a href="https://www.urban.com.au/developments/merrylands-nsw-2160">Merrylands</a>, the $700 million masterplanned precinct by&nbsp;<a href="https://www.urban.com.au/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main">Coronation Property</a>.

The celebration was marked with an event attended by Coronation Property's owner Joe Nahas, contract partners, suppliers, and executive staff.

Mason &amp; Main Stage Two consists of 415 build-to-sell apartments across two buildings, offering studio, one, two, and three-bedroom configurations.&nbsp;

There was plenty activity in the development application space across Greater Sydney in July, namely from&nbsp;<a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>.

They first filed plans for <a href="https://www.urban.com.au/new-apartments/130-joynton-avenue-zetland">Joynton Square</a>, another community-style development in <a href="https://www.urban.com.au/new-apartments/zetland-nsw">Zetland</a>. The mixed-use precinct at 130 Joynton Avenue, pegged at just over $300 million, will see 574 apartments delivered across nine buildings designed by&nbsp;<a href="https://www.urban.com.au/architects/fender-katsalidis-architects" target="">Fender Katsalidis</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/architects/candalepas-associates-0" target="">Candalepas</a>&nbsp;Associates.

Deicorp then went again later in July, filing for just under 1,200 apartments in&nbsp;<a href="https://www.urban.com.au/developments/five-dock-nsw-2046">Five Dock</a>.

The apartments will be spread across six towers which will sit above a six to eight-level podium&nbsp;that will comprise commercial and retail spaces, including a full-line supermarket and an indoor recreation facility.

A competitive design process has already been held for the project. It invited four architectural firms to prepare a mixed-use development proposal, which was considered by a Jury of five members who unanimously decided that the <a href="https://www.urban.com.au/architects/turner-studio">Turner</a> scheme had the best potential to achieve design excellence.

There was a significant move just north of the bridge where joint venture partners&nbsp;<a href="https://www.urban.com.au/developers/cbus-property" target="">Cbus Property</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/developers/galileo-group" target="">Galileo Group</a>&nbsp;scaled up their plans for their prime 3,950 sqm Walker St site in North Sydney.

They've gone back to the drawing board and brought in Rothelowman to rejig the plans, add more levels, and reconfigure the apartment mix. They are now proposing 258 apartments.

Sydney’s affluent Eastern Suburbs is also set for an injection of supply.

Ali Mohammed's&nbsp;<a href="https://www.urban.com.au/developers/positive-investment-enterprise" target="">Positive Investment Enterprise</a> has filed plans for its rare three-lot amalgamation at 80-84 Drumalbyn Road, <a href="https://www.urban.com.au/developments/bellevue-hill-nsw-2023">Bellevue Hill</a>.

They're planning 26 two, three and four-bedroom apartments across a six-level building.

The building, which will cost nearly $34 million to construct, has been designed by MHNDUnion who says the apartment mix is consistent with market demand and would suit the demographic mix of couples, small families, retirees and downsizers living within the surrounding area.

Princeton launch Rockdale's newest apartment development, Marque Rockdale

Over the past decade, <a href="https://www.urban.com.au/developers/princeton">Princeton Financial Services</a> has been working quietly behind the scenes as a very successful, fully integrated fund management, lending and development business.

But in recent years, with a trophy penthouse in <a href="https://eurangibondibeach.com.au/">Eurangi</a> Bondi Beach approaching completion, Princeton is establishing itself as a more recognised name in the new residential development market.

Established in 2012 by current directors George Gadallah and Craig Anderson, Princeton's journey began four years earlier, after the 2008 global financial crisis shook the world.

Gadallah, an executive at St George Bank at the time, had a lightbulb moment.

"The GFC eradicated the non-bank lending sector altogether," Gadallah recently told Urban.

"At the same time, capital was reduced by the banks, who now considered lending to the development sector as a risk, so they largely exited the sector. The big banks were focusing on buying regional banks, as Westpac did with St George, and the monopoly of the Big Four as we know it now started to form."

In 2012, Gadallah and Anderson launched a Commercial Real Estate Debt (CRED) fund, a segment with no competition. It was, in fact, one of the first CRED funds since the GFC.

"We took the learnings from what had come before and deployed them in a sustainable business model," Gadallah says.

Fast-forward eight years, and the market became crowded. Gadallah had worked through development cycles since the mid-1990s and identified an opportunity to pivot into residential development.

They acquired development sites across a wide range of Sydney metro suburbs, from Campbell Parade on the dress circle <a href="https://eurangibondibeach.com.au/">Bondi Beach</a> to a warehouse in Balmain that will be one of the last warehouse conversions in the Balmain village.

Gadallah says every development Princeton delivers will be of a standard that is well above its peers in its respective market.

"We're taking the same level of finish from our $20 million Bondi Beach penthouse to areas that haven't had that level of quality before," Gadallah said.

"We engage some of the country's best architects and interior designers, creating bespoke buildings in areas they've never really designed anything in before. This is the unique offering we want to take to different suburbs across Sydney."

While understanding the drivers in the property industry, Princeton has been an early adopter of Resilience Latent Defects Insurance. This new policy protects buyers from structural defects on new apartment buildings for up to 10 years.

"We are committed to providing certainty to our purchasers by utilising the best-in-class products that provide peace of mind and warranties for any defects," Gadallah says.

Princeton's current portfolio includes the luxury Eurangi in <a href="https://eurangibondibeach.com.au/">Bondi Beach</a>, The Llewellyn Series in Balmain, a unique collection of warehouse homes, <a href="https://www.urban.com.au/new-apartments/marque-rockdale-602-608-princes-highway-rockdale">Marque&nbsp;</a><a href="https://www.urban.com.au/developments/rockdale-nsw">Rockdale</a>, 58 apartments with LDI, and Sydney Park Terraces, a recently completed set of only eight bespoke terraces in <a href="https://www.sydneyparkterraces.com.au/">St Peters</a>.

Princeton is also due to launch two other projects to market in the second half of this year.

On Princeton's geographic spread of new development, Gadallah says they won't be tied to developing in one location.

“We focus on developing unique assets in high demand, high amenity locations. If a site and our unique lending metrics fit that criteria, we’ll look at it.”

They've appointed boutique construction company Urban Core to deliver the $40 million project at 73-75 Beattie Street <a href="https://www.urban.com.au/new-apartments/balmain-nsw">Balmain</a>, which will home just six residences.

The <a href="https://www.urban.com.au/new-apartments/balmain-nsw">Balmain project</a> is one of the area’s last remaining warehouse conversions. It will see this history-rich site transformed into bespoke New York loft-style penthouse and terrace-style dwellings offering extensive views of Sydney harbour, whilst maintaining the quintessential heritage look and feel, and most recognisable features such as the Derrin Brothers grocery store signage on its façade.

The Derrin Brothers grocery story was the victim of one of Sydney’s most famous grocery heists in 1938.

Urban Core were awarded the build after a competitive building tender process between five construction groups.

Urban Core’s appointment is a notable achievement for the groundbreaking female-founded and sustainability-forward construction company whose portfolio includes projects across retail, government, residential, workplace and education for clients such as <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>, Platform Projects, Winworth Property, Fortis, Woolworths and Apple.

"The head contractor plays a crucial role in how the final development looks and feels to owners, so it was important to us that our building partner aligned with our vision for the project."

Gadallah said the&nbsp;development offers contemporary living tailored to the needs of today’s urban dwellers.

When completed, the project will span 2,015 sqm across five spacious three-bedroom terraces and one four-bedroom penthouse and above-street-level secure car parking.
