When boutique developer Prime Edition was researching where to create their next apartment project, it was important to focus on some key fundamentals that would allow future residents to live an elevated lifestyle.

Prime Edition, known for its boutique developments in areas like Toorak and South Yarra, aimed to bring that level of quality and craftsmanship to a larger scale. For that, they needed a larger site befitting of their vision.

Very little new development has occurred in recent years in the area, which benefits from being close to the Melbourne CBD.

Prime Edition snapped up a 1,540 sqm site on Queens Parade, near the intersection of Queens Parade and Smith Street, regarded as a prime location.

They recently launched the development, dubbed <a href="https://www.urban.com.au/new-apartments/33-queens-parade-clifton-hill-33-queens-parade-clifton-hill">33 Queens Parade</a>, a collection of 40 apartments, penthouses, and townhouses that will allow future residents to benefit from a myriad of local amenities while also being well-connected to wider Melbourne.

The development is strategically located across the road from the Smith Street and Queens Parade tram stop, which will benefit city workers as well as families with children in higher education. The tram on Route 86 takes just 20 minutes to get into the city, passing through Fitzroy and Collingwood, and also heads north through Northcote and Preston to the RMIT Bundoora campus. Clifton Hill Station is also just 700 metres away.

There are educational opportunities aplenty on the doorstep. Just 500 metres up the road is the recently opened Wurun Senior Campus, an innovative new facility for Collingwood College and Fitzroy High School’s Year 11 and 12 students. For a younger family, the address is a short walk to Clifton Hill Primary School.

33 Queens Parade residents will also be spoilt for choice when it comes to parks. 500 metres north is Edinburgh Gardens, one of Yarra's largest parks. The 24-hectare park is home to the W.T Peterson Community Oval, a kids' playground, skatepark, basketball court, barbecue facilities, and large expanses of open lawn and landscaped gardens. 33 Queens Parade fills a gap in the suburb, where the median house price is over $1.7 million, and less than a quarter of dwellings are apartments.

Luxury Melbourne developer Prime Edition&nbsp;has launched AVOCA, a boutique apartment development in South Yarra's Domain Hill.&nbsp;

AVOCA comprises five single-level three-bedroom apartments surrounded by gardens landscaped by <a href="https://www.urban.com.au/architects/myles-baldwin">Myles Baldwin</a>.

Designed by Paldolfini Architecture, AVOCA's exterior is characterised by well-composed forms, sculptural elements, and a restrained palette, punctuated by deep windows and a ribbon of planter boxes.

The Melbourne-based developer secured the high-profile 2500 sqm site at <a href="https://www.urban.com.au/new-apartments/como-toorak-2-bruce-street-toorak">2 Bruce St</a>, an amalgamation of multiple blocks, from AFR Rich Lister Larry Kestleman for a record $26 million in 2022.

This $120 million project will comprise only 17 apartments, including penthouses, immersed in garden foliage and terrace planters designed by Paul Bangay.

The building's facade features vertical landscaping that softens the architecture and seamlessly blends it with the surroundings. At ground level, meticulously manicured shrubs and a mature tree with blossoming branches will add colour against the neutral tones of the structure.

Beneath the greenery, the building's crafted facade stands out with considered articulation, depth, and textures. Jolson prioritised architectural strength and an authentic character, incorporating premium materials such as handcrafted Spanish bricks, textured render, and column pieces integrated with deep, recessive balconies and garden beds.

“The building’s detail meanders between chiselled forms and curved edges from the exterior to the interior, creating a holistic design language and a distinct design identity,” <a href="https://www.urban.com.au/architects/jolson">Jolson</a> Director Mat Wright said.

Como's entrance features large, artisanally made steel gates leading to an arrival lobby where a daytime concierge provides a hotel-like experience for residents and visitors.

Drawing on Jolson's architectural expertise in large-scale private homes, each of the 17 residences has been meticulously considered in every detail, incorporating a palette of natural materials, built-in joinery, custom-designed elements, and a rare generosity of space.

The interplay between gently sculpted contours and the precision of chiselled lines on the facade extends into Como's expansive corridors and living areas.

Expansive glazing maximises views, sunlight, and connections with nature, emphasising a sense of openness. Luxurious and long-wearing surfaces characterise each space, from oak floorboards to polished plastered walls, plush carpeting, natural stone, and textured porcelain tiles.

“The interiors emphasise using texture and form to create an enduring design response. We wanted each space to feel generous and crafted, considered and well planned. Arbour Park, the newest residential apartment development in Surrey Hills, takes it's design from the adjacent Surrey Gardens.

Renowned architecture firm Elenberg Fraser designed the owner-occupier targeted development on Canterbury Road, to blend into the garden atmosphere that both Surrey Gardens and the wider suburb are known for.

They have maximised views of the tree canopy along Canterbury Road and the expansive green space of Surrey Gardens. The positioning of the building and the use of high floor-to-ceiling windows ensure that residents can enjoy the natural beauty that surrounds them.

To enhance the garden theme, landscaping experts Openwork have taken the concept further by creating private sanctuaries within each two or three-bedroom residence. The ground-floor apartments feature lushly planted courtyards, while broad balconies adorn the mid-level units. "Our first step was to embrace the landscape and integrate it into the site, working closely with Openwork. Each residence offers private large courtyards for the ground floor, balconies with planters for the mid-level units, and expansive wrap-around terraces on the top floor, providing views to the north and directly over the parkland."

The architects have also introduced innovative elements to enhance residents' experiences. Rather than a common lift bank, each apartment is accessible via a personal lift, which takes residents directly to their apartment entry or to a small lobby shared with one neighbour.

"This experience is typically reserved for penthouse apartments, now we’re able to provide that for all the residents at Arbour Park,” Dixon added.

"We also have things like a vestibule with a key drop that supports the entry and allows you to personalise the entry into your residence. Beyond the dining rooms, studies, and living rooms, we have ancillary spaces such as butler's pantries, sculleries, and utility rooms for the laundry. All the conveniences you would expect in a house are now part of the apartment offering.

"We have a market that doesn’t want to gibe up their lifestyle, that’s attached to the things they love in their house, but are seeking the security and convenience that comes with multi-residential living."
