Rose Bay has long stood as one of Sydney's most prestigious Harbour suburbs, attracting those seeking both postcard views and a vibrant lifestyle.

Price growth has been consistent, solidifying its reputation in the trophy market, highlighted by a record house sale that reached $45 million in 2021.

Historically, the new apartment market in <a href="https://www.urban.com.au/new-apartments/rose-bay-nsw-2029">Rose Bay</a> has been virtually non-existent, leaving locals with limited options: either relocate from the suburb they love or downsize to an older apartment in a building constructed decades ago.

However, a shift is underway. The new apartment market is beginning to flourish, offering fresh opportunities for buyers.

Last year, Rose Bay recorded 69 house sales exceeding $3 million, compared to just 29 unit sales, according to CoreLogic. However, that gap is narrowing; as of 2024, there have already been 36 house sales over $3 million and 32 unit sales, signaling a growing supply and increasing interest in new apartment living.

Indeed that is reflected in the data from MatterFact, the new data from Urban.com.au.

Rose Bay has emerged as the most searched suburb in the Eastern Suburbs over the past three months on Urban.com.au. There was a 48 percent increase in searches from June to July, with last month’s search volume reaching its highest level since April 2023.

The metrics driving new apartments in Rose Bay are largely influenced by the high cost of land, the cost heightened due to Rose Bay's proximity to the beach and the harbour, its charming village atmosphere, and the prestigious Royal Sydney Golf Club, one of Australia’s most exclusive golf courses and host of the Australian Open.

While land prices are high, new apartments can command premium prices due to the strength of the local housing market and the relative undersupply in the new apartment sector.

Generally, most new developments tend to have anywhere between 10 to 15 apartments, given the strict height limits in place by the Woollahra Council.

The newest apartments in Rose Bay come from the likes of regular Eastern Suburbs developers Stargate Property and Fortis.

Builder-developer Stargate is nearing completion of its Everose development on Old South Head Road.

Only recently launched to market, Everose comprises 26 two and three-bedroom apartments with outdoor garden courtyards or terraces and kitchens kitted out with&nbsp;premium V-Zug appliances.

<a href="https://www.urban.com.au/developers/fortis">Fortis</a> is soon to start welcoming buyers to its completed Atlas development on Spencer Street.

Recently completed by <a href="https://www.urban.com.au/builders/lords-group">Lords Group</a>, <a href="https://www.urban.com.au/new-apartments/atlas-5-spencer-street-rose-bay">Atlas</a> has just 12 apartments designed by MHN Design Union.

Fortis is already working on its fourth multi-residential development in Rose Bay. One of the most exciting developments Rose Bay has seen in years looks set for the fringe of the Royal Sydney Golf Club.

<a href="https://www.urban.com.au/developers/orosi">Orosi</a>, a fully integrated developer with its own construction and architecture arms, will be developing a part four, part five-level building on the corner of The Avenue, Old South Head Road, and William Street.

The apartments will sit above a new vegan cafe, restaurant, and a commercial space that will act as the display suite during construction, before turning into Orisi's new office on completion.

Downsizers finally start to get their chance in Rose Bay as new apartment supply grows

As Sydney exits winter, the Eastern Suburbs new apartment market is starting to hot up once more.

Despite the chill setting in, enquiry across Australia's most affluent region remained strong.

Q1 2024 saw the highest level of enquiries for the Eastern Suburbs on Urban since 2022, surpassing the previous peak in Q4 2023, according to data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, Urban.com.au's new data product.

While demand cooled from the Q1 spike, Q2 2024 was comparable with Q4 2023, showing a prolonged increase in demand in the last three quarters in the Eastern Suburbs.

Demand in Q1 2024 was primarily driven by the upper end of the market. There were more enquiries for apartments between $2.5 million and $4 million than there were for apartments priced under $2.5 million.

Q2 saw a shift back to affordability, with the final release of apartments at Crown Group's <a href="https://www.urban.com.au/developments/eastlakes-nsw-2018">Eastlakes</a> apartment development, <a href="https://www.urban.com.au/buildings/the-grand-residences-eastlakes-16-evans-avenue-eastlakes">The Grand Residences</a>. The two-bedroom apartments in The Grand Residences are selling for well below $1 million.

Due to a shareholder dispute, Crown Group was placed into provisional liquidation in August 2023. The apartments are now being released to the market in an ordinary wind-down of the Group. &nbsp;

The first stage of the project, above a vibrant precinct with 15 retailers, features Crown Group’s signature high-end amenity that includes a 25-metre heated pool, gym, landscaped gardens, BBQ facilities, and rooftop deck with panoramic views.

<a href="https://www.urban.com.au/developments/bondi-junction-nsw-2022">Bondi Junction</a> proved to be the most popular eastern suburb in Q2 2024. It was the most searched postcode on Urban in the three months to July, followed by <a href="https://www.urban.com.au/developments/rose-bay-nsw-2029">Rose Bay</a>, <a href="https://www.urban.com.au/developments/bellevue-hill-nsw-2023">Bellevue Hill</a> and <a href="https://www.urban.com.au/developments/maroubra-nsw-2035">Maroubra</a>.

<a href="https://www.urban.com.au/new-apartments/the-centennial-collection-2-nelson-street-bondi-junction" target="">The Centennial Collection</a>, at the eastern end of Bondi Junction bordering Centennial Park, is the only&nbsp;new development in market in the area. The two adjoining 10-level buildings with 73 apartments feature two swimming pools, one on the roof and one winter pool, protected on the side of one building.

The Centennial Collection is on target to be completed by late 2025.

Its developer, Stargate, <a href="https://www.urban.com.au/news/nsw/first-look-exclusive-stargate-seek-new-oxford-st-bondi-junction-apartment-development">filed plans for another Bondi Junction site</a>&nbsp;recently, just 400 metres down the road from The Centennial Collection. They're proposing 111 apartments across a 15-level building designed by SJB at 362-384 Oxford Street, on the corner of Oxford and Newland Street.

There's been significant newsworthy activity across the Eastern Suburbs in Q2 2024, however the most significant was probably from Bondi Beach where the penthouse atop Hall &amp; Campbell at 124-126 Campbell Parade, developed by Allen Linz's Rebel Property and Eduard Litver's Capitel Group, <a href="https://www.urban.com.au/news/nsw/hall-campbell-sets-new-apartment-record-in-bondi-beach">sold for a record $105,000 per square metre</a>.

The $23 million, five-bedroom apartment sits atop the building that is currently under construction by Trescon.

The redevelopment of the&nbsp;<a href="https://www.urban.com.au/news/nsw/coogee-bay-hotel-redevelopment-gets-the-green-light-after-five-years-of-planning">Coogee Bay Hotel into a mixed-use development</a> with 58 new apartments above 11 new retail spaces was greenlit, while builder, developer, and architect powerhouse <a href="https://www.urban.com.au/developers/orosi">Orosi</a> sought to create <a href="https://www.urban.com.au/news/nsw/first-look-exclusive-orosi-plan-rose-bay-shoptop-on-key-gateway-site">one of the largest developments</a> Rose Bay has seen in decades.

What are new apartment buyers in Sydney's Eastern Suburbs looking for? MatterFact Insight

Sydney's off the plan apartment market has been buoyant so far in 2024.

The expectation at the start of the year was that there would be a spike in buyer sentiment with more positive news about inflation and interest rates, and buyers would come flooding back into the sector.

It's not quite panned out that way. With a cut likely pushed into 2025 or further, the&nbsp;spike developers and project marketers were forecasting failed to materialize.

That being said, there was plenty of activity in Sydney's off the plan apartment development space, far-reaching across the whole of the city.

Records were broken in Bondi Beach, while huge, suburb-shaping precincts are being delivered by <a href="https://www.urban.com.au/developers/sekisui-house-australia?referrer=Sekisui%20House%20Australia">Sekisui House Australia</a> in <a href="https://www.urban.com.au/developments/norwest-nsw-2153">Norwest</a> and Deicorp in the Hills District.

Lendlease completed One Sydney Harbour in Barangaroo, home to Australia's most expensive piece of real estate (a $140 million, three-level penthouse). Aqualand also&nbsp;<a href="https://www.urban.com.au/news/nsw/aqualand-officially-opens-landmark-north-sydney-apartment-development-aura-by-aqualand">welcomed buyers</a> to its flagship North Sydney apartment development, AURA by Aqualand.

<a href="https://www.urban.com.au/developers/top-spring-australia">Top Spring Australia</a>, as well as First Quadrant and Qualitas, have enjoyed success at each of their respective multi-stage developments. Top Spring's <a href="https://www.urban.com.au/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> continues to break records in <a href="https://www.urban.com.au/new-apartments/st-leonards-nsw">St Leonards</a>, while First Quadrant and Qualitas quickly sold out the first stage of their <a href="https://www.urban.com.au/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a> project, breaking apartment sale prices for the area in the process.

Developers are now waiting on the weather, preparing their marketing material during winter, waiting to push the go button come September and get their projects in market for the famous spring and summer selling seasons Sydney so famously enjoys.

Clutch is set to make a big splash in the Eastern Suburbs market later this year.

As they approach completion of their luxury Bellevue Hill apartment developer MIRA Bellevue Hill, Clutch will launch <a href="https://www.urban.com.au/new-apartments/avra-141-155-curlewis-street-bondi-beach">Avra</a> just 18 luxury apartments at 141-155 Curlewis Street, about 150 metres from Campbell Parade.

Clutch is planning to go back to back in the affluent East. They're looking at launching Margaux, another luxe development in Edgecliff, around the same time as Avra.

<a href="https://www.urban.com.au/new-apartments/margaux-edgecliff-440-edgecliff-road-edgecliff">Margaux</a> will comprise just eight three-bedroom apartments, not far from Woollahra Village.

There's a huge focus on the interiors at Margaux. <a href="https://www.urban.com.au/developers/clutch-capital">Clutch</a> has used Decus, a local interior design firm who has an enviable portfolio working on some of Sydney's finest homes. Margaux will be the first ever mutli-residential off the plan apartment development Decus has worked on.

On offer will be four full-floor, penthouse-style apartments and four split-level apartments, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.

A communal open space will include a pool, lounge and outdoor seating. CBRE is marketing both Avra and Margaux.

<h2>What: Putney Wharf Residences - 49 apartments, 18 townhouses, and a 36-berth marina</h2>

Fabrizio Perilli's&nbsp;<a href="https://www.urban.com.au/developers/perifa">PERIFA</a> is partnering up with Justin Brown's&nbsp;<a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a> to create a new waterfront precinct in <a href="https://www.urban.com.au/new-apartments/putney-nsw">Putney</a>, intending on creating a premium mixed-use development on the harbour.

Part of the offering development will see 36 new marina berths created.

Joe Tack, Abadeen's Chief Operating Officer, sees the project as a rare opportunity to regenerate a significant infill site with 300 metres of waterfrontage.

Luxury developer&nbsp;<a href="https://www.urban.com.au/developers/fortis" target="">Fortis</a>&nbsp;is set to develop its first project in&nbsp;<a href="https://www.urban.com.au/developments/elizabeth-bay-nsw">Elizabeth Bay</a>.

Regency House will home 22 apartments across two buildings that will front two of Elizabeth Bay's best streets, Onslow and Billyard Avenue.

Busy Sydney developer <a href="https://www.urban.com.au/developers/deicorp?referrer=Deicorp">Deicorp</a> is turning a 55-hectare patch of dirt just outside of Parramatta into a full mixed-use community.

Deicorp, who are teaming up with fellow developer <a href="https://www.urban.com.au/developers/payce-consolidated-limited">PAYCE</a> on the huge $700 million project dubbed <a href="https://www.urban.com.au/new-apartments/melrose-central-melrose-park-657-661-victoria-road-melrose-park-nsw">Melrose Central</a>, engaged Turner Architects to draw up the plans.

Melrose Central will feature a major supermarket and several&nbsp;specialty stores, as well as outdioor dining spaces and health and wellness facilities. It will be well-connected to the rest of Sydney with the second stage of the&nbsp;Parramatta Light Rail to run right outside.

Builder developer DASCO is looking to launch their recently acquired Waterloo masterplan.

<a href="https://www.urban.com.au/builders/dasco">DASCO</a>, a 4.5-star iCIRT-rated builder, secured a 1.7-hectare site at 903-921 Bourke Street, a former industrial site on the corner of Bourke, McEvoy and Young streets, from Melbourne developer Dahua earlier this year.

It was sold with&nbsp;development approval for a new mixed-use precinct with around 370 apartments and retail and commercial spaces.

The six new buildings, not including the two heritage-listed buildings that will be restored, will be focused around a central plaza with retail space and new parks&nbsp;with lush landscaping and multiple public art installations.

Two buildings will flank Young Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces that address the park, the building will have 147 apartments across its 20 levels.

Next door will be a six-storey plaza building with 23 apartments, defined as "quirky" by Bates Smart, while along Young Street there will be two other buildings, one with 21 apartments and the other with 32 apartments, designed by Richards and Spence who worked in collaboration with Bates Smart on the tower and the plaza.

"The quirky 6-storey plaza building defines the heritage square, with clear reference to the industrial brick buildings of the past," the design statement as part of the 2022 development submission noted.

There will be a further two buildings facing Bourke Street, designed by architect MHNDU in collaboration with Fieldwork. They will have a combined 150 apartments, taking the total number of apartments across the precinct to 373 apartments.

Eastern Suburbs developer <a href="https://www.urban.com.au/developers/orosi">Orosi</a> is taking on its largest project to date, which will also be one of the largest the affluent Rose Bay has seen in years.

The integrated developer, who serves as both the architect and builder of its projects, will be <a href="https://www.urban.com.au/new-apartments/orosi-rose-bay-1-the-avenue-rose-bay">launching the new development</a> in the coming months, some 50 two and three-bedroom apartments&nbsp;across a structure that ranges from four to five levels.

There will be 34 two-bedroom apartments and 16 three-bed apartments.

Orosi,&nbsp;led by Founder and Managing Director Hamid Samavi, secured the vast 3,000 sqm gateway site, a two year-long amalgamation of several lots over The Avenue,&nbsp;<a href="https://www.urban.com.au/new-apartments/dusk-625-627-old-south-head-road-rose-bay" target="">Old South Head Road</a>&nbsp;and William Street, last year.

The building,&nbsp;across the road from the Royal Sydney Golf Club, will be divided into two adjacent, inter-connected buildings to reduce its overall bulk, setting back the development from The Avenue and William Street boundaries.

Prominent Wollongong developer <a href="https://www.urban.com.au/developers/level-33">Level 33</a> will be launching its first development in Kiama.&nbsp;

PBD designed the four-level building with just 15 apartments above two levels of basement parking at <a href="https://www.urban.com.au/new-apartments/19-21-bourrool-street-kiama">19-21 Bourrool Street</a>, at the south end of the Kiama Surf Beach.

The proposed residential flat building is designed to respond cohesively to the existing and desired future character of the neighbourhood streetscape with appropriate build form and material palette that respond thoughtfully to the immediate context.

The 15 three-bedroom apartments are inline with the apartment sizes within the area, architect PBD suggests. They said the proposal reflects current market demands in relation to typologies and living patterns in the local area.

They have another project in Kiama, having acquired the Akuna St car park for $28 million last year. They’re planning a shoptop development with 82 apartments above a retail precinct with 24 tenancies, two major supermarkets, and 344 basement car parking spaces.

Unit values in Sydney are continuing to trend higher over 2024.

CoreLogic's Monthly Hedonic Index showed another 0.7 per cent rise in unit values across June, following 0.7 per cent gains in May and 0.6 in April.

It was another month units outstripped houses in the harbour capital. House values rose 0.3 per cent in June to be one per cent up over the rolling quarter. Units are now up 1.4 per cent over the same period.

June marked the end of the financial year. Over the 12 months, units in Sydney are up five per cent, to a new median $855,000.

The integrated developer, who serves as both the architect and builder of its projects, designed the building to offer 50 apartments spanning across a structure that ranges from four to five levels.

There will be 34 two-bedroom apartments and 16 three-bed apartments.

There were equally striking development plans filed in the nearby Woollahra where&nbsp;Rafi Assouline's <a href="https://www.urban.com.au/developers/hsn-property-group">HSN Property Group</a> is seeking to build a luxury seven-level building at 370 Edgecliff Road.

HSN, who has its own building arm, has proposed 19 two and three-bedroom apartments on the X sqm site near&nbsp;the Wolper Jewish Hospital and Matt Moran's The Chiswick.

<a href="https://www.urban.com.au/architects/pbd-architects">PBD Architects</a>&nbsp;has drawn up the plans for the building that "aims to blend with the existing streetscape of Edgecliff Road, incorporating heritage-style elements with a contemporary approach characterised by a symmetrical design, grounded columns, natural stone and zinc for the façade to create a timeless aesthetic."

The highest density development submitted across the east was in Bondi Junction, by one of the suburb's most prolific developers.

No single developer has contributed to the apartment market in <a href="https://www.urban.com.au/developments/bondi-junction-nsw" target="">Bondi Junction</a> more than local developer <a href="https://www.urban.com.au/developers/stargate-property">Stargate Property Group</a>.

Currently building Centennial Collection, Stargate is staying on Oxford Street where they've submitted $80 million plans for two towers at 362-384 Oxford Street, an amalgamated site on the corner of Oxford and Newland Street.

The new 15-level project will have 111 apartments, a mix of 48 one-bed, 52 two-bed, and 11 three-bedroom apartments. The building will be split into two sections, connected by an internal bridge.

There will be a communal rooftop with resident amenities, as well as commercial spaces on the first two levels.

North of the bridge,&nbsp;<a href="https://www.urban.com.au/developers/twt-property-group" target="">TWT</a>&nbsp;revealed another stage of its&nbsp;$1 billion-plus masterplan in <a href="https://www.urban.com.au/developments/st-leonards-nsw-2065">St Leonards</a>.

They submitted plans for what was initially called The Collective, but on recent documents was dubbed TWT Village. The two mixed-use buildings will home 137 apartments above retail, hospitality, and commercial office space.

The buildings will be developed on a&nbsp;4210 sqm site encompassing 55-69&nbsp;<a href="https://www.urban.com.au/new-apartments/55-61-chandos-street-st-leonards" target="">Chandos Street</a>&nbsp;and 71-89&nbsp;<a href="https://www.urban.com.au/new-apartments/55-61-chandos-street-st-leonards" target="">Chandos Street</a>.

Double Bay developer SJD is heading north, to Northbridge, where they're proposing a&nbsp;new $45 million development comprising 24 apartments above street-level retail at 57-69 Strathallen Avenue, just off Sailors Bay Road and not far from Northbridge Plaza.

The building,&nbsp;across the road from the Royal Sydney Golf Club, will be divided into two adjacent, inter-connected buildings to reduce its overall bulk, setting back the development from The Avenue and William Street boundaries.

OROSI Rose Bay will replace a mix of commercial and residential properties from the mid to late 20th century.

Urbis said the demolition of all structures within the subject site would provide the opportunity for a cohesive, contemporary new development that complements the surrounding streetscape.

"The proposal would revitalise the site with new opportunity for residential, commercial and retail spaces, and reactivate the Old South Head Road street frontage with a cafe, restaurant, and a modest commercial space," Urbis noted in their submission.

"The proposed new mixed-use development has been designed to be complementary to the existing character of the surrounding streetscape, including its height, built envelope, inclusion of greenery and landscaping, utilisation of the existing slope, colour palette and finishes."

Orosi's push for a bakery-style cafe stems from the site's long history of having a bakery presence, dating back over a century.

Samavi said the bakery currently operating from the development site is the only kosher bakery in Sydney.

"We wanted to respect the context of the site and keep the same kosher bakery which has become an important part of Rose Bay," Samavi added.

Orosi's largest development to date was in Bellevue Hill where they created a 25-apartment development on Bellevue Road. Their most recent completion was of Orosi South Cronulla, a collection of 18 luxury apartments, while currently they're developing a boutique building of just 11 apartments in Randwick.

"To us, luxury is not just about natural marble and exquisite finishes,"&nbsp;Samavi said.

"We put a great deal of effort into sustainability, achieved through the passive design of the building to minimise energy consumption. This includes provisions such as double-glazed windows, UV-protected glass, proper insulation for the walls, and airtight joints for windows and walls, among other features.

"Additionally, each unit is equipped with a heat exchanger to ensure proper cross-ventilation at all times, thereby preventing any mould formation within the units. Thermal comfort and air quality is a priority for us, impacting residents as significantly as the quality of the finishes."

First look exclusive: Orosi plan Rose Bay shoptop on key gateway site

Sustainability-focused developer <a href="https://www.urban.com.au/developers/orosi">OROSI</a> has successfully obtained approval for its boutique Randwick apartment project.

They're now set to demolish the houses at 3-4 Llanfoyst Street, near <a href="https://www.urban.com.au/new-apartments/randwick-nsw">Randwick</a>&nbsp;high street, following sign off from the Land and Environment Court to build a four-level development with 11 apartments.

OROSI, who do it all including designing and building the project, said in their design statement submitted to the Randwick City Council that the project is designed to integrate into the site and the locality and reflect the style and design of character provided for in the Councils future vision for the area.

"The context of the area of Randwick is largely characterised by a mix of 2-4 storey multi-unit and two storey dwellings. The building aims to sit comfortably in its context with the front and rear setbacks being mindful of the existing neighbouring buildings.

"The purposed building proposes to use concrete as the primary exterior skin and a brick podium base to further embed the proposal within its context."

They said the project will provide "quality residential housing to suit the local market demand."

Residents will have access to the wellness facilities in the building which will include a&nbsp;sauna, spa, plunge pool, and zen garden.

OROSI has already completed several multi-residential projects in Randwick, including one on Stanly Street, another on Llanfoys Street, and two on Carrington Road.
