The south of the Gold Coast rings differently to the rest of the in demand tourist hot spot which occupies around 70 kilometres of Queensland's coastline.

For a long time it's been a place for the locals, more beach shacks than high-rise new development.

However now the smaller suburbs of Palm Beach, Bilinga and Coolangatta, have had a wave of interest from both buyers and developers because they epitomise the relaxed Gold Coast lifestyle that both local and southern state dwellers seek.

After a busy 2023 in the southern pocket of the Gold Coast, there seems to be no slowing down in 2024.

We've picked the top five apartment developments which are expected to go live this calendar year.

Burgeoning developer&nbsp;<a href="https://www.urban.com.au/developers/immerse-projects">I</a><a href="https://www.urban.com.au/developers/immerse-projects" target="">mmerse Projects</a>&nbsp;will be looking to launch their second&nbsp;<a href="https://www.urban.com.au/developments/coolangatta-qld">Coolangatta apartment project</a>&nbsp;to the market later this year, having received approval from the Gold Coast City Council late last.

Veteran builder John Kearney, who heads up renowned developer Greyburn, is behind the 17-level apartment project at 39 McLean Street, adjacent to his&nbsp;<a href="https://www.urban.com.au/new-apartments/rhythm-kirra-hill-30-garrick-street-coolangatta-qld-4225">Rhythm Kirra Hill development</a>&nbsp;which is currently on the market.

The McLean Street development will deliver 58 new apartments comprising a mix of two-and three-bedroom designs, with the project to be topped by a 240 sqm penthouse.

The development will deliver a range of resident amenities including resort-style rooftop providing a communal lounge room, pool, gymnasium and sauna. The design offers additional communal areas on the ground and first levels that will provide meeting rooms for work-from-home use and parcel delivery lockers for online purchases by residents.

<h2>Location: 307 Golden Four Drive, Bilinga</h2>

<h2>Developer: Molti</h2>

Last year South East Queensland developer <a href="https://www.urban.com.au/developers/molti">Molti</a>&nbsp;acquired a site and submitted plans for their first Gold Coast apartment development, on the beachfront at <a href="https://www.urban.com.au/new-apartments/307-golden-four-drive-bilinga">307 Golden Four Drive</a> in <a href="https://www.urban.com.au/new-apartments/bilinga-qld">Bilinga</a>.

The <a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a>-designed project, next door to the under construction Si&nbsp;<a href="https://www.urban.com.au/developments/bilinga-qld" target="">Bilinga</a>&nbsp;apartment development and a few doors down from the recently launched <a href="https://www.urban.com.au/new-apartments/pipis-303-golden-four-drive-bilinga-qld-4225">Pipis</a> by <a href="https://www.urban.com.au/developers/siera-property-group">Siera</a>, will have 19 apartments designed for the owner-occupier.

BDA Architecture design aims for an innovative architectural building that will become a timeless landmark along Golden Four Drive and the beachfront.&nbsp;

The building will have three distinct areas: a landscaped entry, a series of vertical and horizontal elements, and a large expressed floating roof with private rooftop recreation areas.

The apartments designed for owner-occupiers come in 16 three-bedroom apartments with multi-purpose rooms and three four-bedroom apartments, with only two units on each floor. The upper levels will include two double-storey penthouses.

<h2>Project: Miles Residences Kirra second stage</h2>

<a href="https://www.urban.com.au/developers/ktq-group">KTQ Group</a> is in the early works of its newest master-planned development in <a href="https://www.urban.com.au/new-apartments/kirra-qld">Kirra</a>, a renowned surfing destination and holiday spot on the <a href="https://www.urban.com.au/new-apartments/gold-coast-qld">Gold Coast</a>.&nbsp;

Led by owner Peggy Flannery, KTQ Group has spent 11 years bringing the vision for Kirra Point to life in collaboration with architect Mark Damant from Little Boat Projects.&nbsp;

The $85 million lifestyle precinct aims to reinvigorate Kirra, featuring luxury apartments, a laneway retail precinct, new food and beverage outlets, a luxury hotel, and the reinvention of the existing Kirra Beach Hotel on the site.

Stage one of the four-stage mixed-use development includes the already sold-out <a href="https://www.urban.com.au/new-apartments/miles-residences-kirra-point-penthouse-corner-miles-street-and-marine-paradise-kirra">Miles Residences</a>, which consists of 116 one, two, and three-bedroom apartments with a north-facing oceanfront perspective.&nbsp;

The <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>-designed Miles also offers a suite of 5-star amenities featuring a 25-metre north-facing pool overlooking Kirra Point.

Two hospitality venues, Kirra Beach Hotel and Kirra Beach House, were opened in November.

The next phase includes Kirra Point Stays, offering elevated hotel apartment accommodation in the Miles apartments for holidaymakers to experience life like a Kirra local.

The long-term plan for stage two includes the construction of a second residential apartment tower, a boutique hotel, and a carefully curated laneway retail precinct.&nbsp;

The retail area will feature a lively village square, boutique retailers, artisans, a fresh food marketplace, a delicatessen, a florist, a bakery, gelateria, more food and beverage offerings, and a dedicated fitness, wellness, and recovery facility.

<h2>Project: Palais Coolangatta</h2>

<h3>Location: 31-35 McLean Street, Coolangatta QLD 4225</h3>

<h3>Developer: BeckDev</h3>

Developer <a href="https://www.urban.com.au/developers/beckdev">BeckDev</a> is still working through some design changes at&nbsp;<a href="https://www.urban.com.au/new-apartments/palais-coolangatta-31-35-mclean-street-coolangatta">Palais</a>, their $130 million apartment development in <a href="https://www.urban.com.au/new-apartments/coolangatta-qld">Coolangatta</a>.

Designed by BDA, Palais is set to include 170 one, two, and three-bedroom residences with panoramic views and private hotel-style amenities.

BeckDev has made significant design concessions, including a notable reduction in height and scale when they <a href="https://www.urban.com.au/news/qld/beckdev-lodge-revised-plans-for-palais-coolangatta-apartment-development">proposed a redesign last year.</a> Originally the proposal was for 22 levels, however BeckDev has had to reduce the height of the tower to 17 levels.

The revised plans were submitted to the council in August, addressing concerns about the building's impact on the skyline and its proximity to an existing 24-storey structure.

Palais is located on the former Jazzland site in Coolangatta, aiming to honour the historical significance of the Jazzland Dance Hall's cultural legacy.&nbsp;

The residential tower and podium have been designed to recess, preserving the iconic Art Deco facade constructed in 1928, which serves as the gateway to the dance hall.

The development will feature premium residential facilities on two separate levels, including office pods, a pool, gym, theatre, private dining function rooms, a kid's play area, and barbecue breakout areas offering views across the bay to the <a href="https://www.urban.com.au/new-apartments/surfers-paradise-qld">Surfers Paradise</a> skyline.&nbsp;

Palais is positioned just 200 metres from the beach, emphasising its coastal proximity and lifestyle appeal.

<h2>Project: Kirra Beach Residences</h2>

<h3>Location: 10 Churchill Street, Coolangatta QLD 4225</h3>

<h3>Developer: Pyco Group</h3>

<a href="https://www.urban.com.au/new-apartments/brisbane-qld">Brisbane</a> developer <a href="https://www.urban.com.au/developers/pyco-group">Pyco Group</a>&nbsp;will hope for a speedy approval process at its first Gold Coast apartment development. They've plans to&nbsp;transform a prime corner block near Kirra Beach into a 14-level tower dubbed Kirra Beach Residences.

The developer amalgamated four sites to create the 2,044 sqm site at 10 Churchill Street for the project.&nbsp;

Designed by DAHA, Kirra Beach Residences will comprise 97 apartments, with a focus on larger units, offering 79 three-bedroom apartments and 18 two-bedroom apartments.

The southern Gold Coast's top five apartment developments launching in 2024

The continued strength in the Gold Coast property market has seen the South East Queensland hotspot's median unit value surpass $700,000.

CoreLogic's Hedonic Home Value Index found Gold Coast units jumped another 1.3 per cent across September, topping growth in Sydney, Melbourne and Brisbane.

Unit values are now 6.4 per cent up in the last 12 months, according to the property data analytics firm.

<h2>What's happening in the Gold Coast off the plan market?</h2>

Prospective buyers are still queuing up for off the plan apartments developments on the Gold Coast.

While signing up to join waitlists was more prevalent during the pandemic when buyers were missing out on projects which were selling to databases without even hitting the market, the recent development application by Molti for their <a href="https://www.urban.com.au/news/qld/first-look-exclusive-molti-secure-prime-bilinga-site-plan-luxury-apartment-project">luxury beachfront Bilinga project</a> saw a strong response.

Molti Director Ben Teague said the response has been incredibly positive.

"We’ve already had people join our waitlist at this early stage," Teague said, adding that buyers have been impressed with both the architecture and the beachfront position in Bilinga.

"We’ve been looking at the southern Gold Coast for a number of years, and while it’s seen considerable growth since the pandemic, we still feel there’s plenty more room to grow."

Molti's key business&nbsp;contacts and stakeholders from southern states, particularly Melbourne, are wanting to heavily invest in property in South East Queensland.

"That tells us the growth wasn’t solely pandemic-fuelled. While thousands from the southern states viewed it as an escape from lockdowns over 2020 and 2021, there’s still people moving in droves to SEQ, and forecasts suggest that will continue."

Prominent Canberra developer Amalgamated Property Group are set to bring some further supply to the Gold Coast off the back of the success of their under construction Broadbeach apartment development, Amaya Broadbeach.

Amalgamated Property Group Development Manager Michael D'Elboux says they&nbsp;are seeing a return of buyer confidence, which he says&nbsp;is a direct response to the recent introductions of developer/builders at the helm of both the project vision and delivery.&nbsp;

"Specific feedback that we’re hearing from our buyers at Amaya Broadbeach is that this is providing them with additional certainty knowing that the delivery of the home they’re investing in will actually be of the highest priority to both parties and that their successes go hand-in-hand; there isn’t another party calling the shots," D'Elboux says.&nbsp;

"Industry-wide, this all contributes to a much-needed positive sentiment – these increases in sales and continuation of construction activity does have a broader flow-on effect, with impact on the general market confidence and therefore, future demand and supply."

D'Elboux said that even with the arrival of spring and its natural inclination for the number of sales to pickup, the majority of enquiries at the moment are discerning buyers, namely those who have been watching the marketplace for some time.&nbsp;

"Buyers are doing more independent research before they even reach out to us, which means we're experiencing higher-quality enquiries and shorter conversion timelines to purchase,"&nbsp;D'Elboux says.

"They are connecting with the long-term vision so we’ve got a strong reassurance of a quality residential community that will be in alignment with our original concept.

"As well as holiday-home makers, we’ve definitely been seeing a strong pickup in owner-occupiers who are looking to the future and finding their way to get closer to the water and live that Gold Coast dream by the sand and the sea, but in a low-maintenance home for an easy lifestyle."

Half way through their Noosa project, a collection of just six high-end homes dubbed&nbsp;Residences on Wyandra, Molti, led by Ben Teague and Matt Martino, is set to develop on the beach in Bilinga.

They've acquired a prime beachfront site at 307 Golden Four Drive through GV Property Group and have submitted plans for a luxury apartment development.

The BDA Architecture-designed project, next door to the under construction Si Bilinga apartment development and a few doors down from the recently launched Pipis by Siera, will have 19 apartments designed for the owner-occupier.

There will be 16 three-bedroom apartments on offer, 15 of those with multi-purpose rooms, and three four-bedroom apartments.

One of the four-bedders is on the ground level, spanning over 400 sqm of indoor and outdoor space. That has its own private terrace with plunge pool, outdoor barbecue and alfresco, and an outdoor firpelace. The other two penthouses, across&nbsp;the the top two levels of the 11-level building, each have a rooftop pool, barbecue deck, and multi-purpose room.

The resident amenity, in the form of a swimming pool, outdoor kitchen and dining area, and sauna, is located on the ground floor.

Ben Teague said the site offered the perfect opportunity for the group's next venture.

"As soon as we saw the site, was saw the opportunity it provided for a striking addition to the Bilinga beachfront," Teague said.

He said their brief to BDA was to create something that was a little out of the norm to create a point of difference on the beachfront.

"They've certainly met the brief, creating something which will stand as a welcome addition to the beach for years to come."

BDA said the&nbsp;project offers the opportunity to design an innovative architectural building within the Bilinga Beach precinct.

"The proposed residential building provides a coastal character that looks to create a timeless architectural landmark along Golden Four Drive and the beachfront," BDA noted in their design statement.

"The intent of the design is to create a high quality residential apartment building, achieving a design outcome that provides a high standard of liveability and generates an appropriate scale in the developing context."

The building has been broken up into three distinct areas, BDA says.

"The ‘base’ is a highly detailed and landscaped entry, which grounds the tower into it’s natural context, providing cascading planting from above and deep planting from below. The ‘middle’ is a series of vertical and horizontal elements, full height glass, vertical angled blades walls, horizontal slab projections, sliding privacy screens and generous balconies. The ‘top’ is capped by a large expressed floating roof, with recessed glazing and private rooftop recreation areas.

"With all 3 areas combined, the overall tower form is cohesive and an elegant addition to the emerging Bilinga skyline."

The 1,124 sqm double block is currently occupied by a three-level walk-up and a three-level house.&nbsp;

The team’s other venture, alongside former professional surfer and Olympic Bronze medallist, Owen Wright, includes four luxury residences in Byron Bay achieving a record off the plan $6.5 million sale. Only one of these properties remains available to purchase.
