The top 25 off the plan apartment developments to look out for across Sydney in 2024

The Eastern Suburbs is the most expensive real estate region in Australia. Even with the prices that puts it as expensive as anywhere in the world, it is always in demand.

Harbourside tends to command the largest prices given there are waterfront homes with direct access to the harbour, and of course a number of homes with views of the Harbour Bridge or the Sydney Opera House.

The beach still does pretty well, in both the house and apartment market.

Given the heightened cost of land in the Eastern Suburbs, few developers can put their mark on any of the suburbs. But when they can, they know they'll attract buyers due to the limited supply of new property.

We've cast our eyes over the new developments expected to hit the Eastern Suburbs market in 2024.

<h2>Project: Bronte Collection</h2>

<h3>Location: 122-128 Hewlett Street, Bronte NSW 2024</h3>

<h3>Developer: Fortis</h3>

Having secured development approval from the <a href="https://www.urban.com.au/developers/waverley-nsw">Waverley</a> Council for the <a href="https://www.urban.com.au/new-townhouses/bronte-collection-122-128-hewlett-street-bronte">Bronte Collection</a>, <a href="https://www.urban.com.au/developers/fortis-0">Fortis</a> plans to both launch the luxury project and start construction in 2024.

The Bronte Collection comprises just nine freestanding homes on Hewlett Street near Bronte Beach.

The project is designed by <a href="https://www.urban.com.au/builders/mhn-design-union">MHN Design Union</a>, in collaboration with interior architects Alexander &amp; CO. and <a href="https://www.urban.com.au/interior-designers/lawless-and-meyerson">Lawless &amp; Meyerson</a>&nbsp;and&nbsp;landscaping by Wyer &amp; Co.

Each of the nine homes will offer views of Bronte Beach and include spacious living, entertaining, and outdoor areas.&nbsp;

Following the success of the <a href="https://www.urban.com.au/new-apartments/the-woollahra-collection-2a-james-street-woollahra">Woollahra Collection</a>, Fortis expects strong demand for the Bronte Collection, with an expected end value of $134 million.&nbsp;

<h2>Location: 20-22 Sandridge Street, Bondi Beach</h2>

<h3>Developer: Central Element</h3>

Busy developer&nbsp;<a href="https://www.urban.com.au/developers/central-element">Central Element</a> will create something of which <a href="https://www.urban.com.au/developments/bondi-beach-nsw">Bondi Beach</a> hasn't seen before after securing a 2,000 sqm site for <a href="https://www.urban.com.au/news/nsw/central-element-secure-prized-bondi-beach-site-for-new-apartment-development">$51 million late last year.</a>

The prime site, across 20-22 Sandridge Street and 21 Wilga Street, an amalgamation of six properties across three lots which had been years in the making, is set to home just a handful of&nbsp;ultra-premium apartments and houses on the site, with prices expected to start from $20 million.

Speaking to Central Element CEO Nathan Chivas last year, he said setting&nbsp;new benchmarks in property development has been in Central Element’s DNA for decades.

"It was something my father always did in his development days," Chivas says. "Since founding&nbsp;<a href="https://www.urban.com.au/developers/central-element">Central Element</a>&nbsp;in 2011, we've continued to evolve every year we've operated, and now we're moving into what we're calling the 'ultra-luxury phase'."

Chivas says they only want to develop in the best locations. But with that, you need to create an A-grade product.

“If you find a location and create A-grade product that matches that location, then you know you’ll have strong demand no matter where the property cycle is at,” Chivas says.

"In this end of the market, you really need to bring a story to life, whether it's through brining in heritage or other luxury design elements. Ultimately these types of developments need to be a cut above the rest. They need to be more than an apartment in a great location. The money demanded by these projects, and the buyers of the projects, demand nothing less. That extra layer of detailed design and amenity is warranted for locations like Coogee and Bondi."

<h2>Project: Ballamac House</h2>

Central Element's other landmark project set for 2024 is&nbsp;<a href="https://www.urban.com.au/new-apartments/ballamac-house-39-arcadia-street-coogee">Ballamac House</a>, a historic 1860s landmark in <a href="https://www.urban.com.au/new-apartments/coogee-nsw">Coogee</a>&nbsp;which they intend to restore and redevelop.

The project involves transforming the heritage Victorian house into eight luxury apartments designed by <a href="https://www.urban.com.au/architects/tonkin-zulaikha-greer-architects">Tonkin Zulaikha Greer</a>.

The development will comprise two buildings, with the heritage Victorian house housing two of the eight apartments and the other six situated in a new contemporary building to the east.

The residences, spread across four stories, will each have three bedrooms. The penthouse, boasting panoramic ocean views, includes extravagant interiors, a wrap-around entertaining terrace, a second entertaining terrace on the first level, a butler's pantry, and floor-to-ceiling glazing to maximise views.

The conservation efforts include retaining external and internal walls, fireplaces, mantel pieces, and decorative ceilings, and reconstructing the wrap-around verandah. Central Element aims to fuse old and new, bringing the estate into a new era of luxury.

Future residents will have access to communal outdoor areas, lush green gardens, and a magnesium pool.

<h2>Project: The Chimes</h2>

<h3>Location: 45-53 Macleay Street, Potts Point NSW 2011</h3>

<h3>Developer: Time &amp; Place</h3>

Potts Point has long been the most high density harbourside suburb in the east. It's another suburb which is now only likely to see boutique developments given most land large enough for a new high-rise is already occupied by an old one.

The exception to this is The Chimes building, a&nbsp;mid-20th-century building, designed by architect Hugo Stossel. The Macleay Street building has been in the crosshairs of Melbourne developer Time &amp; Place for a number of years.

Time &amp; Place has been slowly but surely buying out apartment owners since 2020, when it was reported they essentially bid $85 million for the whole building.

Last year they lodged concept plans with the City of Sydney Council for a new SJB-designed building with 45 apartments.

The existing building contains 80 studio apartments, and the redevelopment aims to offer a mix of one, two, and three-bedroom apartments, ranging in size from 50 sqm to 270 sqm for half-floor apartments.&nbsp;

The new development will include ground-floor retail along Macleay Street. The plans include features such as private rooftop terraces with a barbecue area and plunge pool for the two penthouses.&nbsp;

There's likely still much more work to do at The Chimes before the project is launched, but no doubt more information will be released as to whether Time &amp; Place have been successful in getting their project.

Renowned architect <a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada</a> is set to make his first mark in the high-end harbourside enclave, putting plans together for&nbsp;<a href="https://www.urban.com.au/builders/ceerose">Ceerose</a>&nbsp;on Victoria Street.

The proposed $19.58 million, 10-level building is designed to blend with the historic streetscape while providing a contemporary addition to Victoria Street.

Ceerose acquired the A-Grade site last year, which currently houses an original apartment block with 45 units that will be demolished for the new development.

Prominent developer Fortis filed for its first project in Potts Point's neighbouring Elizabeth Bay last year and will likely launch this year, pending approvals.

The development will be located on an amalgamated 1,464 sqm block across 10 Onslow Avenue and 21C Billyard Avenue, comprising two <a href="https://www.urban.com.au/architects/smart-design-studio">Smart Design Studio</a>-designed buildings that will house 22 apartments.&nbsp;

The $23.25 million project involves demolishing two early 1970s freestanding flat buildings to make way for the new development.

The development will provide 27 parking spaces for the 22 residences, with eight spaces equipped with EV charging and the other 19 designed with the provision to add EV charging at a later date.

Developer <a href="https://www.urban.com.au/developers/toohey-miller">Toohey Miller</a> is set to continue to make its mark in Elizabeth Bay following the success of its debut apartment development, No.1 Onslow Avenue.

Having quickly sold three out of the five full-floor apartments in the luxury project with prices ranging from $8.25 million to $13 million, the Nick Couloumbis-led developer will no doubt be looking to their nearby project to launch.

There's nine apartments planned for the site at 4-4A Barncleuth Square,&nbsp;currently occupied by a mid-1960s building with over 20 apartments.

The developer has filed for a nine-level building on the 1,512 sqm site, which was secured in 2022. The project aims to demolish the existing office building and replace it with a structure offering a mix of retail, commercial, and residential spaces.

The proposed <a href="https://www.urban.com.au/architects/djrd-architects">DJRD Architects</a>-designed building will feature 57 apartments, ranging from one to four bedrooms.&nbsp;

The ground level will include two retail spaces, and the first level will host a commercial office space surrounded by a landscaped outdoor area.&nbsp;

The apartment sizes vary, with one-bedroom units ranging from 51 sqm to 62 sqm, two-bedroom units starting from 86 sqm and reaching 99 sqm, and three-bedroom apartments ranging from 105 sqm to 149 sqm.&nbsp;

There is also a sole four-bedroom apartment with over 150 sqm of living space.

Outdoor breakout spaces for residents are planned on different levels, including an outdoor kid's play area and an outdoor gym on level two.&nbsp;

Multi-award winning Australian architecture firm, Allen Jack+Cottier designed both the exterior and interior of Delano, which comprises three boutique low-rise buildings that&nbsp;gradually transition in scale and height from the nearby residential area, to the lively and energetic Crows Nest town centre.

Set amid private landscaped gardens, Delano offers a collection of one, two and three-bedroom apartments, some with studies, along with seven townhomes fronting Hayberry Lane. The distinct curvature and detail of the façade, with its contrasting tones of steel and face brickwork, adds to the project's timeless design that ties in with the surrounding context, whilst still maintaining a contemporary feel.

The apartments and townhomes boast of Art Deco-inspired elements that are seamlessly woven into the design, with natural stone, metallic touches, and decorative flourishes to create a sense of harmony and refinement throughout the spaces.

The kitchens form the heart of each home, with top-quality Miele appliances, natural stone benchtops and splashbacks, balanced by cabinetry in complimenting tones. The living areas, with their generous free-flowing spaces and floor-to-ceiling glass, are oriented to capture sunlight, creating the perfect environment in which to entertain, while the bedrooms feature plush broadloom carpets, adding to the apartments' luxurious feel.

The bathrooms are characterised by clean lines, uncluttered spaces and considered finishes. High quality porcelain tiles run floor to ceiling, complemented by Studio Bagno vanity basins and Astrawalker brushed platinum tapware. With teams across Australia, China and South East Asia, Place Design Group handled the landscape architecture across the project , which at the heart of Delano, provides a green backdrop to the residences, with manicured lawns, jacaranda trees, for which the area is renowned for, as well shady pergola seating areas and barbecue stations scattered around.

Delano apartments pay homage to their Crows Nest context 

The&nbsp;Peter Campbell-led development group, Lindsay Bennelong is one step closer to bringing their Crows Nest development, Delano to fruition, appointing a builder to the project.&nbsp;

The group has sought the work of Bondi-based construction company, Ultra Building Co, with the group behind a number of residential and commercial developments across the Eastern Suburbs, including the 1788 Residences and North Shore in Double Bay, as well as The Balmoral Collection in Mosman.

Located on the fringe of Crows Nest village, Delano pays homage to the Art Deco architecture that is prolific in the area while showcasing contemporary innovation.

Celebrated architecture firm, AJC Architects has taken charge of the project's design, which features&nbsp;timeless aesthetics that are brought to life through the use of robust and enduring materials such as steel and face brickwork.

The buildings are distinctly characterised in response to their street frontage and local heritage items, with stepped forms and landscaped terraces that avoid overshadowing while offering a transition between the nearby commercial centre and conservation neighbourhood.

The development's centrepiece is a five-storey tower that steps down to three-storeys along Falcon Street, with the three-storey townhouses fronting Hayberry Lane.

All the residences are optimised for natural light and cross-ventilation and feature energy and water-efficient fixtures and fittings. The communal lobbies and corridors are naturally ventilated and lit, and there is bicycle parking for residents and visitors.

Herringbone engineered timber floors, plush broadloom carpet, and deluxe Miele kitchens, with natural stone benchtops and integrated fridges, are just some of the features residents can expect to enjoy, while the spacious balconies, rooftop terraces, or private courtyard gardens will offer a seamless transition between indoor and outdoor living.&nbsp;

Sustainability was another key consideration throughout the design process, with site-wide water harvesting systems in place along with a reuse system.&nbsp;

Residents of Delano will enjoy a short five-minute stroll to the forthcoming Crows Nest Metro Station, which is due to open in 2024, the same time Delano is due for completion.&nbsp;

They'll also be just a 400 metre walk to Woolworths and just three-minutes from Crows Nest Village's lively cosmopolitan culinary scene.

Builder appointed to Lindsay Bennelong Crows Nest development, Delano

The busy developer Lindsay Bennelong is continuing to pad out its multi-residential property portfolio.

Off the back of two contrasting applications in 2022, one for a $150 million project in Crows Nest and another for a boutique project on Manly Beach, Lindsay Bennelong, headed by Clarendon Homes Founder Peter Campbell, is heading to the Eastern Suburbs.

They've filed for a mixed-use project at 138 Maroubra Road, just behind the Pacific Fair Shopping Centre and next door to the Maroubra Police Station.

The company secured the 1,512 sqm site during their busy 2022. They'll be demolishing the current office building and replacing it with a nine-level building, which will offer a mix of retail, commercial, and residential.

There will be 57 apartments on offer, a mix of one, two, three and four-bedroom units. The plans are for two retail spaces on the ground level, and a first level commercial office space, which will be flanked by a landscaped outdoor space.

There will be 23 one-bedroom apartments, which range in size from 51 sqm to 62 sqm, 12 two-bed units, which start from 86 sqm and top out at 99 sqm, and large three-bedroom apartments, the smallest 105 sqm and the largest 149 sqm.

There is a sole four-bedroom apartment, which has over 150 sqm of living space.

There are a number of outdoor breakout spaces for residents. Level two will feature an outdoor kids play space, an outdoor gym, and built-in seating around turfed areas.

Level eight will home two outdoor spaces, the largest at the southern end of the building which will have an outdoor barbecue and kitchen area and communal dining space, as well as community garden planters.

The northern outdoor area will have the same facilities, just across a slightly smaller footprint.

DJRD Architects designed the building. Co-owner and director Andrew Hipwell signed off on the design statement, noting that the&nbsp;design intent is to respond positively to the scale and massing of the existing adjacent buildings.

"The proposed project seeks some subtle variety by utilising brick and sheet cladding as a point of difference in texture and colour," the report submitted to the Randwick City Council noted.

"The Ground and Level 1 component will be subtly expressed as a podium with an alternate expression for the residential use above.

"The façade is designed to have “bays” defined by columns and piers that come to ground. The retail frontage is frameless glass for maximum exposure to the street."

The report noted that the structure will be primarily concrete column and slab, with non-loadbearing party walls which would allow apartment amalgamations down the track without any structural implication.

"This feature will permit multiple future configurations of bedroom, bedroom/office, bedroom/living."

Lindsay Bennelong was established in 2007 by the respected property identity Peter Campbell.

They currently have projects in Bondi Junction (Whitton Lane) and Crows Nest (Delano). Last year they submitted plans for five beachside apartments on Manly's dress circle North Steyne.

First look: Lindsay Bennelong file Maroubra apartment plans

Progressive Australian property developers Lindsay Bennelong are set to add a new landmark project to their burgeoning portfolio.

The group has lodged plans for a boutique development on a prime beachside site in Manly.

Just five apartments will be built across a four-level building at 61 North Steyne, four three-bedroom units and one two-bedder.&nbsp;

With close proximity to Manly’s town centre and the CBD, the area is characterised by a mix of building types which have evolved and changed over the years, with the latest residences set blend seamlessly with the coastal surrounds.

Designed by Platform Architects, the generously-sized apartments boast views across Manly Beach, complete with expansive outdoor areas fronting the water.&nbsp;

A feature screen has been incorporated in the design to maintain privacy to neighbours and between apartments, with the elements also creating visual interest and articulation to the building as well as providing an element of solar control. The building is also proposed to be constructed of concrete and masonry to enable heat gain to radiate in the cooler evening hours – again contributing to a comfortable temperature.

The site benefits from a portion of road reserve that was dedicated for road widening. That dedication has now been abandoned and the land to south at 60 North Steyne has incorporated the area into their landscaped front setback design.&nbsp;

“We feel that stepping down a corner site that is flanked by taller buildings would result in a less than desirable urban design outcome and as such feel a compatible building height is more appropriate," Platform Architects noted in their design submission.

Landscaping has been incorporated into the design to give all dwellings access to greenery, including large trees, shrubs and ground covers, contributing to the local flora and microclimate. Landscaping is not only limited to the ground floor level but is also incorporated at higher levels, with a green roof over the carlift and planters on the terraces and balconies. Landscaping thus plays an important role in the overall expression of the design, with the green spaces also for water absorption, re-use and filtering of the run off into the existing drainage systems.&nbsp;

The proposed density on the site is desirable due to the site’s close connection with job opportunities in Manly Town Centre, along with public transport to the city and other suburbs. In addition, the location of the site is well suited to accommodate future residents with easy access to public amenities and transport within walking distance.

Lindsay Bennelong are well known in Sydney's Eastern Suburbs, having completed the sold-out Vue in Bondi Junction. The group’s other Bondi Junction project, Whitton Lane, is currently on the market. They also have plans for a small project in Maroubra.
