The value growth in the unit market on the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> is starting to slow a touch, after a bull run that has stretched over five years.

Unit values rose 0.3 per cent in March, according to CoreLogic's Home Value Index, to reach a new record-high median of $836,000.

While still growing in value, the gains are softer than the 0.6 per cent growth in February and 0.5 per cent in January.

The&nbsp;<a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a>&nbsp;unit market has been one of the best-performing in the country over the last five years. From the start of 2020 to the end of 2024, the median value of a unit has jumped 78 per cent, from $465,000 to $832,000.

<h2>What happened in the Gold Coast’s off the plan apartment market in March?</h2>

The Gold Coast off the plan unit market saw an increase in buyer demand in March.

Enquiries rose by 13 percent in March compared to February. Excluding January's large spike in enquiries, the March figures were the highest they’ve been in the past 12 months.

Views of Gold Coast projects in Q1 2025 were the highest since Q2 2023, with Surfers Paradise, Main Beach, and Palm Beach capturing the lion's share of the views.

Construction is also gathering steam at DD Living's popular&nbsp;<a href="https://www.urban.com.au/new-apartments/burly-residences-north-burleigh-264-268-the-esplanade-burleigh-heads">Burly Residences</a> in North Burleigh. The luxury beachfront development will comprise just over 100 high-end apartments, introducing a new standard of residential amenities to the area.&nbsp;

Designed by renowned Japanese architect <a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada</a>&nbsp;with interiors by <a href="https://www.urban.com.au/interior-designers/mim-design">MIM Design</a>, Burly Residences will offer two, three, and four-bedroom apartments alongside two levels of six-star resort-style amenities. The most impressive plans came from <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a> where&nbsp;<a href="https://www.urban.com.au/developers/gdi-group">GDI Group</a>&nbsp;is planning a luxury apartment development on Cunningham Avenue.

South East Queensland Developers Keylin and Kinstone Group have captured the attention of homebuyers on the northern end of the Gold Coast with their standout waterside masterplan, Lakeside Serenity 4212.

“The Queensland Government’s build program for the 2032 Brisbane Summer Olympics will limit residential supply, especially in the medium to low-rise markets,” he explains.

Developer Kinstone Group has lodged plans for a $380 million mixed-use master-planned community in Rochedale, 15 minutes south of the Brisbane CBD, delivering new housing supply alongside expansive green space, retail, and a boutique hotel and tavern.&nbsp;

Aluna Rochedale offer four-bed terraces under $1 million

Soaring demand in all coastal Queensland markets is seeing developers fast-track their projects in an attempt to meet the continued demand from inter and outer state buyers.

The latest project to be fast tracked is in the $650 million townhouse development Serenity 4212, one of the largest waterfront projects currently underway on the Gold Coast.

The joint Helensvale venture between Keylin and Kinstone Group, adjacent to Hope Island,&nbsp;will see the third stage&nbsp;of Serenity Reserve brought forward after the sell outs of stage one and two, Serenity Waters and Serenity Green.

Serenity Reserve will comprise 83 townhomes each with four bedrooms and two bathrooms. Designed by architectural firm DBI in conjunction with Modulus Architecture, prices for the townhomes&nbsp;will start from $548,000.

Serenity Reserve residences will sit next to&nbsp;a dedicated natural reserve community park, part of 27 hectares being gifted by Keylin to the city council.

Over 30 per cent of Serenity Green, part of Serenity 4212 comprising 60 architecturally designed town homes, have sold, with more than $12 million in sales in just four months following its market launch. 

Remaining town homes in Serenity Green are priced from $535,000.

The sales generated in Serenity Green add to the $72 million achieved through Serenity Waters – a collection of 110 waterfront blocks of land that back onto Lake Serenity and the Coombabah Wetlands Conservation Area.

Keylin director Louis Cheung said Keylin was keen to expand its residential and commercial portfolio in the northern Gold Coast growth corridor between Helensvale, Hope Island and Coomera.
