It was important to Jinding to nail the design of their first ever Gold Coast development.

Jinding, who has been developing property in Melbourne for a number of years, engaged the local DKO Architecture to create SORA, Japanese for sky, in the heart of Surfers Paradise.

&lsquo;Sora&rsquo;s architecture pays homage to the sun, sand and water it is surrounded by; it is a layered, authentic expression of structure and materiality which is shaped by these elements, providing a sheltered haven for its residents to explore and embrace their coastal surroundings and lifestyle,&quot; DKO&#39;s design leader, Kai Chua, said.

Chau said the&nbsp;project embraces its unique coastal environment through an architecture which both opens up to the views, and protects its inhabitants from the sun and wind.

&quot;The majority of the apartments are orientated east, with some to the north and south to take advantage of the view as well as protect the residents from the brunt of the afternoon sun,&quot; Chau advised.

DKO worked with the&nbsp;existing Norfolk Pines on the site, incorporating them at the base of the building to form part of the entry. The first apartment level, above two mezzanine levels, with the first apartment level starting at the tops of the canopy.

It&#39;s the lifestyle that SORA is selling, says Jinding&rsquo;s managing director of development, Liz Ronson.

&quot;It&#39;s not just the homes that they can live in anymore, but the lifestyle and the year-round destination that SORA offers,&quot; Ronson&nbsp;says.

&quot;There&#39;s the sun and surf lifestyle, with the beach less than 100 metres from the front door,&quot; Pennings suggested, adding that the foodie culture is also growing around the area.

&quot;There&#39;s a really good case for those part-time, holiday makers and investors, to make SORA apartments home.&quot;

Ronson says the mix of unique selling points are attracting a variety of buyer groups, however it&#39;s the amenity which is one of the main drivers.

There will be a&nbsp;ground floor pool and gym, barbecue area, games room, and rooftop with an outdoor room and two multi-purpose rooms.

The 122 apartments were launched via Jinding&#39;s database&nbsp;first, seeing significant interest from investors and repeat customers.

Jinding then went locally with a soft launch,&nbsp;and saw an even split from all facets of the market, with investors, first and second home buyers, and downsizers all showing keen interest.

Locals made up the most enquiry traffic, but there was also strong interest from Sydney.

One-bedroom apartments start from $456,000, with two-bedroom apartments priced from $719,000.

Jinding launch Surfers Paradise apartment tower, SORA

Diversified property company Jinding has secured two adjoining sites in the township of Kilmore in Melbourne&rsquo;s north, as it grows its project pipeline.

Located one hour&rsquo;s drive north of Melbourne, the land parcels in Kilmore&rsquo;s south-east, comprise a total of 60-hectares.

They will create 550 new lots averaging 550 square metres each.

Jinding secured the twin lots just prior to their rezoning from farming to residential land.&nbsp;

One site was bought off-market.

&ldquo;Developing in Kilmore was a deliberate choice for us, with the trend towards regional living growing significantly in the past 18 months,&quot; Jinding CEO Luke Guthrie said.

The managing director of Jinding&rsquo;s development division Liz Ronson noted there had been a flurry of urbanisation in the Wallan and Beverage growth areas in Melbourne&rsquo;s north, however, Kilmore has remained relatively untapped.&nbsp;

The purchases are part of strategic plans by the business&rsquo;s development arm to restock its pipeline, which currently comprises more than 4000 homes, while its Octave Junction Village and Harriot Armstrong Creek projects simultaneously move into their settlement stages.

Finding will launch the Kilmore lots for sale in 2022, with construction anticipated to commence late next year, ahead of welcoming residents in 2023.

Jinding secures two Kilmore house and land development sites

The property developer Jinding have launched the next stage of Octave, their Junction Village masterplanned community in Melbourne&#39;s south-east.

Having secured a sellout of the first and second release of Treble townhomes, Jinding&nbsp;has launched Opera Townhomes.

The musical naming&nbsp;of the townhome series so far has been intentional by the Melbourne-based property developer, to create a musical theme&nbsp;at&nbsp;Octave, a harmony of connecting with nature.&nbsp;This motif extends to Octave&rsquo;s unique urban design, where over 21% of the masterplan is dedicated to parks, open space, and conservation reserves.

The three bedroom, two bathroom, two park&nbsp;Opera Townhomes are priced at&nbsp;$495,000. The bigger four bedroom townhomes are priced at $535,000 and $545,000.

Opera will have similar features as the Treble Townhomes, but will be fronting the soon-to-be built Harmony Park which will also be home to a playground that connects to existing conservation areas.

Buyer interest came from all over for Treble Townhomes, a collection of just nine, with local downsizers, investors, and several&nbsp;first home buyers securing a&nbsp;townhouse&nbsp;at&nbsp;the development south-east of Melbourne.

Each townhome has been created in partnership with Sienna Homes and has been designed&nbsp;using energy efficient building materials. The homes have achieved a seven-star NatHERS&nbsp;rating.

Liz Ronson, Jinding&#39;s managing director of developments, says the land values in Junction Village are well perceived in the market, and the amenity-rich lifestyle is driving people to Octave.

The Melbourne developer Jinding Developments is launching in to the booming Queensland market, readying a new $75 million tower in the heart of Surfers Paradise.

The proposal at 9-11 Thornton Street is for 125 apartments across 27 storeys, designed by DKO Architecture. It will provide a range of one and two bedroom apartments.

Jinding Developments managing director Liz Ronson said the development firm had their eye on the Queensland market for quite some time, and Thornton Street was the perfect opportunity to make their move.

“The demand for residential development across Queensland is at the highest levels experienced over recent years, particularly in lifestyle locations such as the Gold Coast,” she said.

“We are excited to be making our mark on the Surfers Paradise area with quality apartments that will provide an incredible destination for Australians relooking at where they can live, given the new opportunity that working from home presents.”

Urban recently sat down with Liz Ronson to discuss the new project.

JR: Which buyer demographic will the development be pitched at and why?

LR: Like many of our new projects, Thornton Street is a high-end development designed to appeal to retirees and second or third home buyers who have chosen the Gold Coast to relocate to as part of the COVID-fuelled regional trend. This demand has left a gap for quality products under $1M, especially those with ocean views. The product will also be ideal for locals looking to rent in the desirable Gold Coast region.

JR: Are you predicting interest from Melbourne investors who know your reputation a bit more than QLD?

LR: I think the project is a compelling proposition in its own right. The metrics make sense, regardless of what investors already know about Jinding Developments. We will also be marketing the project through our media channels to ensure that everyone has access to it. 

JR: What do you expect buyers to love about the project?

LR: The location is hard to beat. The street, local surf club and nearby beaches give it a real coastal village feel, even before you overlay the proximity to the light rail and abundance of entertainment options. Combined with ocean views at accessible price points, we just know that buyers will fall in love with this project.  

JR: Was there a project in particular by DKO which led you to choosing them?

LR: Jinding Developments has worked with DKO in the past, and we wanted this project to be design-led. DKO are experienced and clever in their approach, and we know them for producing incredible design outcomes without comprising constructability.

First home buyers camp overnight to secure affordable property in Geelong
