Nightingale 2.0 is a low energy mixed-use apartment and retail building located directly adjacent to a suburban railway platform in the inner Melbourne suburb of Fairfield. Designed by Six Degrees Architects, and delivered as a collaboration between HIP V. HYPE and Six Degrees, in accordance with the principles of Nightingale Housing.&nbsp; 
 
 
Located on a small 500sqM slither of land previously owned by the State rail authority, the project demonstrates the potential for unutilised yet well-located state land to be responsibly re- purposed.&nbsp; 
 
 
The project is an all-electric, very low energy building containing 20 apartments, 3 retail spaces, shared communal amenity and no car parking. The project is an alternative model for development which seeks to provide high quality, environmentally sustainable housing at prices more accessible to people who are increasingly priced out of the housing market in locations close to jobs and essential amenity.&nbsp; 
 
 
The project demonstrates that a deeply collaborative approach to the procurement of a multi-residential building can enable the formation of a more cohesive community within the building. It also shows that the building itself can exists more cohesively within the local neighbourhood.

Davison Collaborative is a three-townhouse project designed in collaboration with Archier in Brunswick. The project has been delivered in accordance with the principles of the deliberative development model known as Collaborative Development by HIP V. HYPE. The model allows for collaborators to come together and utilise the multi-disciplinary expertise of HIP V. HYPE and our close friends to create better quality, more sustainable and more financially accessible townhouse style homes in inner urban locations where property prices are increasingly forcing people out of the market.

Each townhouse will contain three bedrooms, one car and considered circulation to ensure separation between public and private spaces - a key in maximising liveability in higher density living. The project will target a minimum environmental rating of 8 stars and fossil fuel free 100% electric green power.

HYPE</a> once again sought the work of <a href="https://www.urban.com.au/architects/six-degrees-architects">Six Degrees Architects</a> to deliver the&nbsp;22 carbon neutral apartments.&nbsp;

<a href="https://www.urban.com.au/developers/hip-v-hype">HIP V. HYPE</a> Director Liam Wallis said that the experience working on Nightingale 2.0 proved integral to bringing Ferrars &amp; York together.

“Because the site dimensions and building typology of Nightingale 2.0 worked so well, we set out to find other sites with similar attributes,” Wallis said.

“The site for <a href="https://www.urban.com.au/buildings/ferrars-york-201-209-ferrars-street-south-melbourne">Ferrars &amp; York</a> came up and its location adjacent to light rail just 100 metres from the <a href="https://www.urban.com.au/developments/south-melbourne-vic">South Melbourne Market</a> was a no-brainer.”

Powered by 100 percent renewable energy, the building stands tall as a best-practice example of climate-resilient design and construction. Boasting an average energy rating of 8.6 stars, residents benefit from consistent air temperatures, improved acoustic performance, lower energy bills and a reduced carbon footprint.&nbsp;

The building's materials are responsibly sourced, and low-impact products were used wherever possible during construction. Emphasising the importance of cross ventilation and solar penetration, the dual east-west aspect of the apartments ensures energy-efficient heating and cooling, while open walkways enhance airflow and energy-efficient VZUG appliances in the kitchens contribute to the overall carbon-neutral ethos of the development.

The commitment to sustainability is not just confined to the individual apartments; it extends to communal spaces as well, with the shared rooftop garden, complete with a fireplace and barbecue facilities, designed as a sanctuary amidst the urban sprawl.

The significance of community is further emphasised through the inclusion of three ground-floor commercial retail spaces. The developers also opened The Collective on-site, serving as a hub for social gatherings, events and shared initiatives.&nbsp;

Construction on <a href="https://www.urban.com.au/buildings/ferrars-york-201-209-ferrars-street-south-melbourne">Ferrars &amp; York</a> was completed by Ironside in August 2022.
