When it was approaching completion, veteran developer Coral Knowles, who has built and developed thousands of dwellings over the years and has been involved in both residential and commercial investment, secured her Harmoni on Hythe villa.

When asked why <a href="https://www.urban.com.au/buildings/harmoni-on-hythe-19-hythe-street-miami">Harmoni on Hythe</a>, for a buyer who really could have picked anywhere up and down the Gold Coast, Knowles said there weren't many boxes it didn't tick.

"I thought it was so unique," Knowles recalled.

"It's right near Miami Beach, one of very few beaches which has retained the relaxed beachside lifestyle the Gold Coast is known for. There's coffee shops within a few steps, the surf life-saving club, and transport options. It has everything you'd need."

Knowles was wearing two hats when talking to the development team, as both a buyer and a longtime developer.

"My husband is a builder and he spoke to the construction team onsite, as well as Highlife Director James George" Knowles said.

"After a 10-minute conversation he walked away and said 'these guys know what they're doing.'"

The four-bedroom townhouse with views to Miami Beach was initially spotted by Knowles' granddaughter who attends Bond University. Knowles was buying a Gold Coast beach home for the predominantly Melbourne-based family, which her granddaughter could reside in during her studies

"My granddaughter had been tasked with going and finding something near the beach which will suit a number of uses," Knowles said.

"I flew up to the Gold Coast and she showed me the townhouse. After inspecting the development and speaking to the team, there was nothing more to see, we knew that it was the one."

The sales process was also something that Knowles said was a pleasant experience, rather than it being stressful like most property purchases.

"The Highlife team were so accommodating with every request and we're well engaged during the process. The whole transaction was a pleasant experience," Knowles said.

Boutique townhouse developer Highlife Homes is approaching completion of its latest Gold Coast townhouse project, Harmoni on Hythe.

Named after its prime position on Hythe Street in Miami, the relatively untapped Gold Coast suburb between Mermaid Beach and Burleigh, the collection comprises just four four-level townhouses.&nbsp;

Highlife Homes, who are a one stop shop as the developer, builder, and even designer, secured the Hythe Street triple site in 2021, with the unbeatable location a big driver in the acquisition.

The development is located opposite Don MacSween Park, next to Redondo Park Tennis Club, and is a short walk to Miami Beach Surf Lifesaving Club and most importantly, just 160 metres to the sand.

Highlife is led by founders Elyse Hickey,&nbsp;who previously owned her own creative marketing agency, and her husband James, who has over 20 years in the building industry having ran his own carpentry business.&nbsp;

Harmoni on Hythe is their latest in a string of successful townhouse projects they've developed across the southern Gold Coast for over a decade.

The striking side-by-side townhouses have been cleverly designed to cater for everyone from a downsizing family with kids and grandkids, to a weekender for a Brisbane city dweller, given its location just 160 metres from the beach.

Harmoni on Hythe offers rare luxury townhouses in Miami

Low-rise apartments continue their descent on the popular Albatross Avenue, with Mermaid Beach maintaining its place as a hotspot for developers.&nbsp;

The new plans come from Burleigh Heads-based developers, Highlife Homes, headed by James George, who founded the company, steadily progressing from renovating new homes, to luxury homes and duplexes and then to townhouse developments.

The group has lodged plans for an 809 sqm site at 68 Albatross Ave, with plans for a four-storey, eight-apartment project, offering a mix of three-bedroom residences, designed by architects, Raunik Design Group.

Taking inspiration from its coastal location, the building incorporates materials, colours and textures prevalent to the beachside locality, including light-toned timber look features, timber soffits, feature stone cladding, glazed balustrades and landscaped planters which soften and juxtapose the concrete render.&nbsp;

The development also seeks to provide a higher-end product, in a bid to allow local residents to “age in place” within the local community as they downsize from traditionally larger family homes to a more compact, lower-maintenance dwelling typology, without necessitating moving out of the Mermaid Beach locale.&nbsp;

Each floor will house two apartments, with the homes adopting an open plan layout, with the living, dining and kitchen adjoining to generously-sized terraces and balconies, oriented toward the east.&nbsp;

Crowning the building will be a rooftop terrace, for the use of the penthouse residents.

Designed for outdoor entertaining, the space is equipped with a barbecue area, as well as a dining space with a lightweight pergola, outdoor seating, a spa and a plunge pool.&nbsp;

Highlife’s project will join a string of projects taking up a spot in the coveted Gold Coast pocket.&nbsp;

Just down the road, Hutchinson Builders recently started work on the Niecon project, Ventura Residences, which will deliver 45 apartments come mid-2023.&nbsp;

The Ventura Road development, just 250 metres from the Mermaid Beach sand, has been a hit with owner-occupiers, who have snapped up all of the two-bedroom apartments on offer, with a handful of three and four-bedroom north-facing apartments, which feature city skyline and ocean views, as well as two exclusive villas still remaining.&nbsp;

Hutchies are also behind the $200 million Hirsch &amp; Faigen project, Yves, with the development a rare high-rise offering in the area.&nbsp;

The three-tower development at 7-9 Mermaid Avenue has been designed by the renowned architecture firm Rothelowman, delivering 145 luxury residences, with a mix of one, two and three-bedroom apartments, in addition to the premium offerings of two four-bedroom, half-floor sub-penthouses and a single full-floor penthouse.

More than half of the apartments in Yves were snapped up in the first two months of marketing, unsurprisingly with locals dominating the purchasing, with select two, three and four-bedroom apartments remaining.&nbsp;

The Mermaid Beach apartment wave continues, with new development plans lodged for Albatross Avenue

Despite the wave of interstate developers descending on the Gold Coast, it was a local developer who has snagged a prime site in the heart of Mermaid Beach.

James George, director of Highlife Homes,&nbsp;grabbed the keys&nbsp;to an 818&nbsp;sqm corner site at 2419 Gold Coast Highway, which currently has a&nbsp;block of eight renovated two-bedroom apartments.

George is now&nbsp;considering a luxury townhouse&nbsp;development by Highlife Homes.

The site comes with an expansive&nbsp;frontage down Hilda Street and is moments away from the picturesque beaches and acclaimed Hedges Avenue - the &#39;millionaires row&#39;.&nbsp; &nbsp;

GV Property Group&#39;s Luke&nbsp;Reaby, who brokered the $4.5 million deal alongside Antonio&nbsp;Mercuri, said they knew the site lent itself to a small builder/developer.&nbsp;

&quot;Mermaid is very much loved by locals due to the low rise characteristics and village feel,&quot; Reaby said.

Reaby said Mermaid Beach is the Gold Coast&#39;s version of&nbsp;Toorak and Double Bay.

&quot;It&#39;s the most expensive area for land on the Gold Coast,&quot; Reaby says.

&quot;While land is expensive, with&nbsp;beachfront properties constantly exceeding the $10m price bracket, you can see why a development that provides townhouses for under $2.5m would represent great value to locals and interstate travellers,&quot; Reaby added.

Highlife Homes&#39; has a pipeline across the Gold Coast which&nbsp;includes townhouse developments&nbsp;The Sol Project in Coolangatta,&nbsp;The Horizon Project in Burleigh Heads and The Sea Breeze Project in Palm Beach.
