The largest mixed-use urban development Perth has ever seen is underway in Burswood, with developer Golden Sedayu recently launching their 10-year masterplan, Burswood Point.

<a href="https://www.urban.com.au/new-apartments/burswood-point-saintly-entrance-burswood">Burswood Point</a> will see the 38-hectares around the Belmont Racecourse redeveloped to home 4,500 new dwellings, including apartments and riverfront homes, as well as a full retail and commercial precinct with restaurants,&nbsp;markets, riverside parks, shopping centers, and luxury hotels.

With everything going on at Burswood Point, I caught up with&nbsp;<a href="https://www.urban.com.au/developers/golden-sedayu">Golden Sedayu</a>&nbsp;Sales Director, David Dragun, to talk in-depth about Burswood Point and the vision.

Dragun said that the team has worked closely with the local council and government to bring this huge project to life. With the country in a bit of a housing crunch, having a development this big is a huge plus for Perth.

The first stage, Somerset West, has already seen strong interest on the 95 one, two, three and four-bedroom apartments released.

Perth is set for one of Australia's largest urban renewal projects with the landmark $3.8 billion development of the Belmont Racecourse Precinct.

<a href="https://www.urban.com.au/developers/golden-sedayu">Golden Sedayu</a>&nbsp;recently revealed&nbsp;<a href="https://www.urban.com.au/new-apartments/burswood-point-saintly-entrance-burswood">Burswood Point</a>, a 38-hectare masterplan that will bring 4,500 apartments and a significant amount of amenity and hospitality to the immediate area surrounding the racecourse.

Buyers have now been given the first chance to buy in Burswood Point, with the release of apartments in the first two towers, Somerset East and Somerset West.

Part of the first two towers is a suite of amenities&nbsp;including a 20-metre infinity pool with views towards the Swan River, an observation deck with private views of the racetrack and Optus Stadium, and a wellness centre.&nbsp;

Inside Burswood Point: Urban's display suite tour

There's arguably no better time to be developing in Perth, at least when it comes to demand.

While cyclical factors such as cost of labour and materials are problematic, the demand is possibly as high as its ever been, and the lack of supply means price are rising, which is helping developers make projects stack up.

Property data analytics firm CoreLogic's data showed Perth was the number of performer in both the house and unit market in 2023. House prices jumped 15.2 per cent, to a median $691,000, now nearly higher than Hobart ($700,000), while units rose 12.4 per cent to a new median $464,000.

It was the same script in the rental market. Unit rents rose by 16.5 per cent, or around $80 per week on the median value over the year, CoreLogic found, while house rents were up 12.9 per cent.

Soaring rents has seen WA become the go-to interstate investment market, data from&nbsp;MCG Quantity Surveyors shows.

MCG Managing Director Mike Mortlock says&nbsp;WA is now considered among the nation's most investor-friendly jurisdictions.

"There's little doubt its popularity with real estate buyers from the east coast has increased the gap between home and investment," Mortlock says.

“Western Australia, and more specifically Perth, has seen a substantial uptick in investor participation. Price is a factor as some big capital city markets are now beyond the reach of everyday buyers. Our analysis shows the average price an investor pays for a property is approximately $615,000. That amount will go a lot further in Perth than it will in Sydney or Melbourne."

Taking advantage of the Perth boom is developer Golden Sedayu, who will soon be revealing more of their $3.8 billion mega project, Burswood Point.

The huge project, which at 38 hectares will be one of the largest urban development projects ever undertaken in Australian, will transform the Burswood Peninsula into a thriving, living precinct with&nbsp; 4,500 residential apartments as well as office and retail space.

The project is set to inject more than $10 billion into the state’s economy and generate 25,700 West Australian jobs over the next 10 years.

Golden Sedayu, a partnership between Perth’s&nbsp;<a href="https://www.urban.com.au/developers/golden-group" target="">Golden Group</a>&nbsp;and one of Indonesia’s largest property corporations Agung Sedayu, has also allowed for 110,000 sqm of public open space, larger than Langley Park. The project has over 2.5 kilometres of Swan River foreshore.

Already lodged with council are development applications for two premium apartment towers with 206 apartments and four retail tenancies on the north of the site. Another application for two more towers due to be lodged later this month.

The first homes and apartments will go on sale early in 2024, with the remainder of the Burswood Point development released as approvals are granted.

Perth ranks as nation's best performing capital city unit market in 2023 as 2024 welcomes game-changing mega project

Western Australia has become the epicentre of property investing in Australia.

That's the view of&nbsp;Mike Mortlock, managing director of MCG Quantity Surveyors, who has seen remote investing accelerate in 2023, namely due to the significant investment made in the Western Australian property market.

The company’s latest analysis of their client data showed the average distance between where landlords live and where they invest has reached a staggering 1502 kilometres to date in 2023.

“This is a substantial uptick on last year’s result and shows that buyers are incredibly mobile when it comes to securing a desirable property investment," Mortlock says.

This year’s outcome is a near doubling of the same analysis in 2022 which showed an average of 857 kilometres between a landlord’s home and investment.

It’s been an ongoing theme according to the numbers. To the end of 2021, the distance was 559 kilometres. Before that in pre-pandemic times, the remote investing distance was 294 kilometres to January 2020.

Mortlock says WA is now considered among the nation's most investor-friendly jurisdictions.

Golden Sedayu, a partnership between Perth’s Golden Group and one of Indonesia’s largest property corporations Agung Sedayu, has also allowed for 110,000 sqm of public open space, larger than Langley Park. The project has over 2.5 kilometres of Swan River foreshore.

“Our plans include the delivery of a range of parklands, beaches, playgrounds, and active recreation spaces that will be made available to the en-re community."

Golden Sedayu has already completed $80 million in siteworks including access roads, water works and sewer pump station, bulk earthworks importing more than 300,000 sqn of sand, road works, and a new bridge connecting Victoria Park Drive into Burswood Point.

“Over the past few years, we have been busy preparing the site, building infrastructure and finalising our plans in conjunction with the State Government and the Town of Victoria Park,” Sugiaputra added.

“Approvals have already been secured for the precinct plan and for construction of 74 luxury riverside homes."
