Family-owned builder developer Xsite Group has revived its plans for a luxury beachfront apartment tower on Surfers Paradise's most sought-after beachfront strip.

The Sydney-based developer, who has projects in Queensland, Victoria and the Middle East, has just launched <a href="https://www.urban.com.au/new-apartments/arc-residences-northcliffe">Arc Residences</a>, 39 high-end apartments across a 25-level glass-swathed tower designed by another Sydney-based company, architecture firm <a href="https://www.urban.com.au/architects/mosca-pserras-architects">Mosca Pserras Architects</a>.

Ray White Projects is marketing the apartments which start from just shy of $4 million.

The tower will rise from&nbsp;9-11 Garfield Terrace, a site which had been for nearly five decades the home of the 1970s Anglesea Court complex.

It will home 39 half and full-floor three and four-bedroom apartments overlooking the popular Northcliffe Beach. The interiors have been amended, now providing "barefoot luxury".

The 217 sqm, half-floor apartments each have a kitchen with Gaggenau appliances and a scullery, as well as three ensuited bedrooms, a dining room with a dry bar, and a beach-facing balcony.

The four-bedroom apartments have 434 sqm of space and start from $8,825,000.

Two levels in the building have been reserved solely for resident amenity in the form of a beachfront pool and cabanas, dual kitchen and catering rooms with private dining facilities, work-from-home office space, a cinema room, designated dog wash, and a wellness hub with gym, sauna and treatment room.

Sydney-based property developers Garfield Development's venture into the Gold Coast is well under way, with the start of construction bringing their Surfers Paradise project closer to fruition.

Absolute beachfront tower Aspire will comprise just 37 residences over 24-levels, with residents set to enjoy a host of resort-inspired amenities.&nbsp;

Aspire's ground floor houses some of the amenity offering, where the features include an infinity pool taking in expansive ocean views.&nbsp;The ground floor also boasts a fully equipped gym, as well as a residents lounge, a surfboard and sports storeroom and entertainment areas.&nbsp;

Stepping up to level one in Aspire, a number of communal areas are scattered around. A second gym finds a space in level one, along with a steam room and infrared sauna, a yoga room and an additional owner's lounge, complete with a kitchen and bar.

Aspire also offers residents a range of break-out spaces and modern office areas, including an oversized conference room complete with TV for hosting presentations and virtual meetings.

The landscaping design by Project Landscape offers lush greenery from the covered entry, to the pool area and lawn terrace. Greenery cascades from the first level podium, providing a verdant backdrop to the communal spaces.&nbsp;

Along with the in-house amenities, Aspire sits on the doorstep of one of the world’s most famous stretches of sand and surf – Surfers Paradise Beach.

The location is a major drawcard – Aspire occupies a rare absolute beachfront site in the exclusive Northcliffe pocket of Surfers Paradise and is right on the cusp of Broadbeach.

“Buyers love the fact that this is a residents-only boutique building on absolute beachfront,” says Kollosche New Projects sales agent John Mayer.

Aspire construction phase begins

Interstate dwellers seeking a safe haven on the Gold Coast was one of the biggest property trends of 2020 and 2021 since the onset of COVID.

Many have reported locals are now the ones driving the continued success in the Gold Coast market, but the latest luxury tower to hit Surfers Paradise, Aspire, is still seeing plenty of interstate interest.

Kollosche New Projects agent Andrew Ramsey says the interstate market is favourable for this type of project.

"There's still plenty of interest from both Sydney and Melbourne for this high-end stock, which is still undersupplied in the local market," Ramsey says.

"Everything with a crane on the Gold Coast has virtually sold out, so there's not a lot of opportunity at the top end of the market."

The materials of Aspire have been carefully selected to promote a natural colour palette that reflects the colours of golden sands, giving a sense of warmth that balances the cool ocean backdrop.

Ramsey says there's still been plenty of locals, predominantly downsizers who are wanting to move in to a space with extensive square metreage and a prime location.

Kollosche will soon be opening the Aspire display suite, complete with a full kitchen and bathroom, at 4 Charles Avenue, Broadbeach, on the ground floor of Oracle. There are 3D tours available of the three and four-bedroom apartments, the amenities, and the exterior of the building.

Demolition has begun at 9 Garfield Terrace, with the development approved project expected to take builder Descon Group Australia under two years to build.

Interstate buyers still keen at Gold Coast's high end as Aspire Surfers Paradise attracts Sydney and Melbourne interest

A Sydney-based developer is set to create Aspire, a beachfront tower on the Surfers Paradise dress circle Garfield Terrace.

The 24-level development at 9-11 Garfield Terrace, currently home to the 1970s Anglesea Court complex, will offer standard size apartments of nearly 500 sqm, with 37 apartments on offer.

The Sydney architect&nbsp;Mosca Pserras Architects designed Aspire which will be broken down in to 30 three-bedroom apartments, six premium three-bed apartments, and one two-level penthouse.

The communal areas are located on the ground and first level, above four levels of basement parking, and will feature a swimming pool right on the beach, next to a lower lawn terrace which will offer direct access.

The level 24 mezzanine level includes further resident amenity, including a plunge pool with a waterfall, a spa,&nbsp;a barbecue and outdoor dining area, a gym, and a sauna.

The site, which was bought for $19 million in June, is located next door to the apartment building Beaches to the north and Dorchester on the Beach to the south.

Garfield Terrace is set for a wave of new apartments in 2022. The Sydney-based Iris Capital, currently selling their Broadbeach apartment project Victoria &amp; Albert, recently emerged as the buyers of a beachfront site at 71 Garfield Terrace.

The apartment developer KTQ, famous for their Elements of Byron luxury hotel stay and their hugely successful stage one sell-out of their $450 million redevelopment of the Kirra Beach Hotel, are planning to create beachfront apartments across their amalgamated mega-block.

The Melbourne-based developer Central Equity are also planning to launch Pacific One in the coming weeks.
