Having secured gazettal approval for their major Neutral Bay site earlier this year, Woolworths' development arm <a href="https://www.urban.com.au/developers/fabcot">Fabcot</a> has submitted plans for a new&nbsp;$169 million development that would reimagine the space into a new mixed-use precinct.

The proposal seeks to replace the current structures with a mixed-use development featuring 70 residential apartments, extensive commercial spaces—including a new Woolworths supermarket and medical facilities—a public plaza, and a basement car park with 326 spaces.

The project, on the corner of Yeo Street and Rangers Road, envisions a six to eight-level building that aligns with the vision for <a href="https://www.urban.com.au/developments/neutral-bay-nsw-2089">Neutral Bay</a>'s future growth, aimed at providing diverse housing and enhancing community interaction within a highly accessible urban precinct.&nbsp;

Plans are for 11 one-bedroom apartments, 29 two-bedders, 28 three-bedrooms, and two four-bedroom apartments, a diverse mix aimed to attract a wide demograpghic from young professionals to families and downsizers, in response to the need for varied housing options in Neutral Bay.

The design, by <a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada Architects</a>, emphasises harmony with the local environment, drawing inspiration from Neutral Bay’s landscape, including the surrounding sandstone gullies and indigenous Angophora trees.&nbsp;

This biophilic approach integrates greenery throughout the building’s structure and promotes a natural aesthetic that contrasts with the urban setting while fostering a stronger connection between residents and their surroundings.

Thoughtful design elements ensure optimal living conditions, such as corner and through units to capture district views and maximise natural light, as well as landscaped terraces and façade overhangs to offer visual privacy and support resident wellbeing.

In addition to expanding residential options and retail offerings, the development aligns with the Military Road Corridor Planning Study, which aims to introduce community-focused facilities and improved public spaces within the area.&nbsp;

The ground-level public plaza serves as a focal point of the development, intended to encourage community engagement and round-the-clock activity.&nbsp;

Designed with both functionality and aesthetic appeal, the plaza will feature landscaped seating areas, outdoor dining spaces, and designated zones for seasonal events and community gatherings.&nbsp;

To further activate the space, retail and dining establishments are expected to offer services throughout the day and evening, making the plaza a key social hub.

Woolworth's Fabcot propose Neutral Bay shoptop housing after 

<a href="https://www.urban.com.au/developers/fabcot" target="">Fabcot</a>, the development arm of Woolworths Supermarkets, is seeking to flip their development approved mixed-use site in Brisbane Kangaroo Point

The project was <a href="https://www.urban.com.au/news/qld/woolworths-green-lit-for-expanded-mixed-use-kangaroo-point-development">given the green light in August</a>&nbsp;after Fabcot amended plans following their acquisition of the site next door.

Their initial plans were for a 10-storey residential tower with 53 apartments, above a full-line Woolworths supermarket and three levels of parking. That was granted approval in December 2021.

Then they acquired&nbsp;an additional 149 sqm lot at 14 Prospect Street in January 2021,&nbsp;<a href="https://www.urban.com.au/developers/fabcot" target="">Fabcot</a>&nbsp;sought to modify the existing approval to accommodate the new purchase and create a larger and more extensive development.

Amenities for the development will comprise a rooftop pool, gym, and outdoor barbecue space with seating. Around 2,600 sqm of space has been allocated for commercial use, allowing for a larger supermarket than initially proposed. The supermarket will now resemble a full-line store, catering to the needs of the Kangaroo Point community while adhering to a similar building footprint.

It was advised to the Brisbane City Council that the development would take place in two stages.

The first stage encompasses four basement levels (one more than originally approved), ground-level retail and commercial space, and rooftop services such as plant rooms and the condenser deck. The second stage will involve floors one to 15, along with the rooftop area, which will feature a garden, pool, barbecue area, and indoor gym.

Colliers has the listing. Woolworths already has in place the entire retail strata lease with an initial lease of 10 years and&nbsp;10 x 5 year options.

The project was given the green light in August after Fabcot amended plans following their acquisition of the site next door.

After acquiring an additional 149 sqm lot at 14 Prospect Street in January 2021, Fabcot sought to modify the existing approval to accommodate the new purchase and create a larger and more extensive development.

Woolworths green lit for expanded mixed-use Kangaroo Point development 

Fabcot, the development arm of supermarket giant Woolworths, has gone back to the drawing board to increase the size of their Kangaroo Point, Brisbane, mixed-use development.

They've had local architecture firm Cottee Parker Architects add a further seven levels to the previous development approval, taking the total levels now to 17. That will see the apartment numbers increase from 62 to 130.

The project, slated for 25 Ferry Street which will also front&nbsp;Deakin and Prospect Street's, will have a mix of just seven one-bed apartments, 75 two-bedders, 44 three-bed units and four four-bed apartments.

The tower will rise above a full-line, 2,240 sqm Woolworths.

Town planner Urbis noted the change application was through further design planning, and the acquisition of another lot to make a 3,197 sqm site.

"The site is in a well-positioned location that boasts strong connections to the river, CBD, Howard Smith Wharves dining precinct, the Story Bridge and a variety of walking and cycling paths," Urbis noted in their submission to the Brisbane City Council.

Approval for the former 10-level, 62-apartment project had been granted in December 2021.

The Kangaroo Point project is yet another application submitted by Fabcot so far in a busy 2022. In May they submitted plans in Sydney to&nbsp;reinvigorate an existing retail space in Neutral Bay Village, activating a pedestrian laneway and plaza and building 91 apartments above a Woolworths. The proposal also includes extensive office space.

It was revealed late last year that Woolworths were venturing into the residential development space, with the first announcement a $200 million mixed-use building in Sydney's Waterloo.

The project, to be known as Bourke &amp; Young at 923-935 Bourke Street, is being drawn up by&nbsp;Sydney architects Bates Smart. It is expected to have some apartments dedicated to affordable housing for key workers.

Fabcot plans similar residential and retail projects in Elsternwick and Glen Iris in Melbourne and at Scarborough in Perth.
