For decades, the Hills District has been known for its quiet, suburban, community-driven atmosphere, where residents often choose to settle down and stay for the long haul.

Traditionally, the housing landscape in key suburbs like Castle Hill, Kellyville, Dural, and Rouse Hill has been characterized by acreages and large family homes. Even the smallest properties in the area typically sit on blocks of over 600 sqm, which is about double the size of homes in Sydney's inner ring.

Data from the 2021 census shows that over 92 percent of homes in the Hills District are separate houses, while just 0.7 percent are apartments. However, that gap is expected to shift significantly in the next census, as the Hills District is currently undergoing a substantial transformation. This change has been sparked by the development of the $1 billion Hills Showground Precinct and the recent opening of a Metro Station that connects the area to the city.

As a result, a wave of new apartments is being introduced, catering to two demographics that previously hadn't really been in the market: first home buyers and downsizers.

With no apartments available and the typical need to work in the city, first home buyers often looked closer to the CBD. However, with the opportunity to be connected to the city by the Metro in just 33 minutes and more affordable properties being delivered, first home buyers are seizing their chance.

Also taking advantage of this opportunity are downsizers, who previously lacked options for truly low-maintenance, lock-up-and-leave living.

Among the developments launched in the last few years in Castle Hill, the first apartments to sell were the larger, premium units. Developer CPDM designed its new Castle Hill development, <a href="https://www.urban.com.au/new-apartments/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a> specifically to suit the downsizer and owner-occupier market.

They focused on creating a series of low-rise buildings, which are uncommon in new developments. The five buildings are arranged around a central landscaped courtyard, designed to flood the apartments with natural light and bring nature indoors.

CPDM has created two different dwelling types for downsizers: the sky homes, which are top-floor apartments with large floor plans, and three-level townhouses.

The sky homes were designed to harmonize with the natural beauty of Castle Hill. Extensive glazing allows for abundant natural light, while the large balconies are enveloped in landscaping. Designed for downsizers, these apartments include internal lifts.

Some sky homes also feature rooftop terraces, which can include a spa as an added amenity.

The four-bedroom townhouses, also featuring a lift, offer landscaped courtyards with an alfresco area, a built-in bar in the open-plan kitchen and living space, and a master suite with a private balcony.

The townhouses start from just under $3 million.

CoreLogic data shows that 231 houses have sold for over $3 million in the Hills Shire in 2023, with 76 of those selling for over $4 million. Already in 2024, there have been 234 house sales over $3 million, with several months left in the selling season; 74 of these have been over $4 million.

Each apartment in Larool Crescent features interiors by <a href="https://www.urban.com.au/interior-designers/coco-republic-interior-design">Coco Republic</a>, and buyers benefit from the building being insured by extended <a href="https://www.urban.com.au/news/resilience-latent-defects-insurance">Latent Defects Insurance</a> from Resilience Insurance. This insurance covers buyers in the event of any structural defects in the building for the first 10 years post-completion.

SRG Builders has been appointed to deliver Larool Crescent, which is slated for completion in late 2026.

Developer CPDM has timed its entry into the Castle Hill apartment market well, with heightened demand not being matched by supply.

<a href="https://www.urban.com.au/developments/castle-hill-nsw-2154">Castle Hill</a> has been booming since the announcement of the $3 billion redevelopment of the Showground Precinct. Now adding fuel to the fire is the newly opened Metro line which takes Castle Hill residents to the city in less than 30 minutes.

Sydney's ongoing transformation into a metro-driven city is having a significant impact on the real estate market.

The expansion of the Sydney Metro network, which will eventually include four lines, 46 stations, and 113 kilometres of rail by 2030, is not just changing how people move around the city, but also driving price growth and altering the demographics of the suburbs along its routes.

Suburbs near metro stations have experienced a population surge of 23 per cent over the past decade, almost double the growth seen in suburbs further away from the metro lines.

The increased density has been accompanied by a shift towards apartment living, with nearly half of the residents in these areas now living in apartments.

The demand for apartments is particularly strong in regions like the Hills District, Lower North Shore, CBD, and Canterbury Bankstown, where there is a need for about 9,000 new units annually.

Data from CBRE and PropTrack found that over the past decade, suburbs along the metro line have seen a 49 per cent increase in capital value, outperforming suburbs further out by five per cent.

They cited that the value of property in Castle Hill has grown by 72 per cent, compared to 49 per cent in the neighbouring Baulkham Hills.&nbsp; It was the same story in Crows Nest, which had 79 per cent compared to Camerray's 62 per cent.

"Enhanced accessibility provided by the metro, potential for additional infrastructure development, increased demand, and possibilities for re-zoning, have all contrinued to an overall increase in dwelling values," the report noted.

The substantial reductions in travel time, in many cases over an hour, has made the&nbsp;metro-line suburbs increasingly attractive to younger residents, particularly Gen Z and Gen Y, who now make up 45 per cent of the population in these areas.

There are several suburbs which are already benefitting extensively from having the Sydney Metro dissecting them.

<h2>Crows Nest</h2>

Residents of <a href="https://www.urban.com.au/developments/crows-nest-nsw-2065">Crows Nest</a> both current and future, are among those who are likely t o benefit the most from the new metro, with no train station previously in the small, village-led suburb.

Now it's just seven minutes to Martin Place for commuters. Between Victoria Cross and Chatswood, the Crows Nest Station is perfectly located on the border of Crows Nest and St Leonards.

Developer&nbsp;<a href="https://www.urban.com.au/developers/twt-property-group">TWT Property Group</a>&nbsp;is perfectly positioned to take advantage of the new connectivity to the city. They've recently launched the first stage of their suburb-defining masterlpan,&nbsp;<a href="https://www.urban.com.au/new-apartments/the-collective-st-leonards-23-35-atchison-st-st-leonards">The Collective</a>.

The first building in the large 1.3-hectare precinct will home 93 one, two, three and four-bedroom apartments with interiors by DBI. West Bourne Construction has already started excavation on the Atchison Street site that will also home several food and beverage offerings on the ground floor.

No building will be closer to the metro than <a href="https://www.urban.com.au/new-apartments/hume-place-crows-nest-477-491-495-pacific-highway-crows-nest">Hume Place</a>, located directly above Crows Nest Station.

Hume Place, a joint venture between Third.i and Phoenix Property Investors, comprises three buildings designed by Woods Bagot.

Around 131 apartments will be on offer in the trio of buildings that will also home street-level retail and commercial premises.

Crows Nest Station will also be less than one kilometre from Top Spring Australia's The Newlands, opposite Newlands Park in the area now known as "St Leonards South". Ditto Hyecorp's under-construction Audrey, just up the road.

<h2>North Sydney</h2>

The Victoria Cross Station has been one of the most talked about stations as part of the new Metro. It's the first stop under the water from Barangaroo, just three minutes from station to station.

It was the proposed location of the station, just a pipedream back in 2014, that lured luxury Sydney developer Aqualand to North Sydney. They secured a site on Walker St and coincidentally timed the completion of the new luxury development, AURA by Aqualand, at the same time as the opening of Victoria Cross.

Now it's just 33 minutes from Castle Hill to Barangaroo.
