The largest penthouse in the $150 million Brisbane riverfront apartment building Rivello in Hamilton has hit the market, with developer Brookfield aiming to cash in on the high number of penthouse sales secured in Brisbane's premium pockets in recent weeks.

The penthouse is the final apartment available in Rivello and spans 562 sqm of the 17th floor, featuring expansive Brisbane River and CBD views.

The five-bedroom and five-and-a-half-bathroom apartment also includes a gym, home cinema, office, wine cellar, wet bar, fireplace, three-car garage, and multiple balconies including one that stretches the entire river frontage. “We’ve seen massive demand from buyers for these penthouses, sub-penthouses and apartments which is due to the exceptional amenities available for owners as well as the stunning location, just six kilometres from the Brisbane CBD,” Butterworth said.

Butterworth said penthouse sales to date had been to owner-occupiers, wanting a spacious riverfront residence alongside the Portside Wharf precinct.

“Across the board, Rivello has appealed to local owner-occupiers, particularly those making the move from large homes in the nearby area and young professionals, along with interstate buyers relocating to Queensland,” he said.

“The River City has a huge opportunity ahead of the 2032 Olympics with many analysts predicting strong capital gains in the property market ahead of the worldwide event.”

Brisbane has seen a string of big ticket penthouse sales so far in 2023, the biggest and most recent being from <a href="https://www.urban.com.au/news/qld/brisbanes-best-penthouse-spyre-group-light-up-toowong-with-arc-penthouse">Spyre's Arc Toowong project</a>. Construction has started on the Brisbane riverfront apartment building, Rivello, in Northshore Hamilton, which has seen over&nbsp;90 per cent of apartments sold for more than $133 million in just 10 weeks.

The sales rush has been led by owner-occupiers, including young professionals and downsizers, many of whom live within a 10-kilometre radius.

Interstate purchasers looking to relocate or invest in the Queensland have made up around 10 per cent of the sales.

More than 1,000 jobs will be created during construction of the $149 million, 21-storey building, which will home 150 apartments and a suite of resort-style amenities, including a roof-top infinity-edge pool with expansive views across the Brisbane River to the CBD.

Developer Brookfield Residential Properties has appointed builder Tomkins Commercial and Industrial Builders - who have delivered more than 300 projects across the residential, commercial, industrial and education sectors - to construct the mixed-use development, with completion anticipated for late 2023.

Rivello is the latest stage of Brookfield&rsquo;s activities in the Northshore Hamilton Priority Development Area (PDA), situated six kilometres from the Brisbane CBD, and the ninth building by Brookfield Residential Properties in the Portside residential and lifestyle precinct.

Brookfield Residential Properties Managing Director, Lee Butterworth, said the outstanding sales result had seen construction start on Rivello several months ahead of schedule.

Construction of Brookfield Residential Properties&rsquo; Rivello apartment tower in Hamilton on the Brisbane River will start in October.

The commencement is six months earlier than scheduled after $118m in sales were secured within weeks of the development&rsquo;s August launch.

More than 80 per cent of the 150 one, two and three-bedroom apartments, sub-penthouses and penthouses in Rivello have been sold off-the-plan.&nbsp;

Urban reported on its launch that it had been the higher end apartments in the $147 million, 21-level building designed by Cottee Parker Architects which had been among the first to sell.
