Demand for new apartments on the Lower North Shore increased to their highest levels in over two years in the second quarter of 2024.

Data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, <a href="https://www.urban.com.au/" target="">Urban.com.au's</a>&nbsp;new data product, showed enquiry jumped 20 per cent between Q1 2024 to Q2 2024 across Lower North Shore suburbs, with the likes of <a href="https://www.urban.com.au/new-apartments/north-sydney-nsw">North Sydney</a>, <a href="https://www.urban.com.au/new-apartments/crows-nest-nsw-2065">Crows Nest</a>, <a href="https://www.urban.com.au/new-apartments/mosman-nsw-2088">Mosman</a> and <a href="https://www.urban.com.au/new-apartments/roseville-nsw-2069">Roseville</a> seeing the largest increases.

Enquiry hasn't been at this level since 2022.

Increased levels of enquiry were the most prevalent at the upper end of the market. While the most popular price point enquired on across the Lower North Shore in Q2 2024 was between $1.5 million to $2 million, the biggest increase in enquiry came in the $3.5 million to $4.5 million range.

Smaller, boutique apartment developments in some of the Lower North Shore's most affluent suburbs saw a lot of interest, while the ever-popular <a href="https://www.urban.com.au/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney">AURA by Aqualand</a>, recently completed by Aqualand's inhouse construction arm on North Sydney's dress circle Walker Street, saw an increase in its luxury three-bedroom apartments toward the top of the Woods Bagot designed tower.

The suburb search on Urban.com.au didn't throw up too many curveballs for the Lower North Shore compared to recent quarters.&nbsp; The most searched suburb for every quarter over the&nbsp;last 12 months has been <a href="https://www.urban.com.au/developments/chatswood-nsw-2067">Chatswood</a>,&nbsp;one of the northernmost suburbs in the Lower North Shore.

There are only a handful of new apartment developments in the market in Chatswood. Central Element's <a href="https://www.urban.com.au/new-apartments/ethos-15-ellis-street-753-pacific-highway-chatswood">Ethos Chatswood</a> launched in late 2022 and is on track to complete its construction by late 2025. Over 70 per cent of the 49 apartments have sold to date. Goldfields Group is developing <a href="https://www.urban.com.au/new-apartments/the-bryson-of-chatswood-871-877-pacific-highway-chatswood">The Bryson of Chatswood</a> nearby, 70 apartments across a 23-level tower.

The newest entry to the Chatswood new apartments market has been <a href="https://www.urban.com.au/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a>&nbsp;by Tian An, one of Australia’s oldest listed property developers. The FJC Studio designed tower offers 64 apartments across 27 levels on Gordon Avenue, next to the Chatswood Bowling Club.

The apartments will sit above&nbsp;1,476 sqm of retail and commercial space, aiming to offer a diverse hybrid work environment and communal spaces to foster connection with the local and broader community.

Chatswood buyers are expected to have more choice next year given the number of development applications filed last year following the amendment to the&nbsp;Chatswood CBD Planning and&nbsp;Urban Design Strategy&nbsp;2026. The amendment saw the CBD boundary expanded to the north which opened up the height limit to another area of the city.

Last year Bridgestone <a href="https://www.urban.com.au/news/nsw/bridgestone-file-for-two-tower-chatswood-apartment-project">filed for two towers with 95 apartments</a>, while VIMG <a href="https://www.urban.com.au/news/nsw/first-look-vimg-plot-two-tower-chatswood-apartment-development-nelson-place">wants to develop two towers</a> with over 190 apartments.

Busy developer <a href="https://www.urban.com.au/developers/billbergia">Billbergia</a> also proposed two new towers, their first development in the area. They're planning <a href="https://www.urban.com.au/news/nsw/billbergia-focus-on-hybrid-remote-working-at-new-chatswood-apartment-development">two slim 27-level towers with 251 apartments</a> atop a podium with retail, commercial showrooms and&nbsp;flexible SOHO style live/work offerings.

<a href="https://www.urban.com.au/developers/coronation-property">Coronation Property</a> is expecting to launch its Chatswood tower in 2025. That will have around <a href="https://www.urban.com.au/news/nsw/coronation-property-acquires-200-million-chatswood-development-site-expect-130-apartment-tower">114 apartments at 57-61 Archer Street</a>, in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase.

There's been noteworthy development applications filed in Q2 2024, pointing to further improved supply in the medium term.

<a href="https://www.urban.com.au/developers/cbus-property">Cbus</a> and Galileo <a href="https://www.urban.com.au/news/nsw/first-look-exclusive-cbus-and-galileo-revise-plans-for-new-north-sydney-apartment-development">revised plans for their North Sydney apartment development</a> on Walker Street, just up the road from AURA by Aqualand.

Urban revealed in mid-2022&nbsp;<a href="https://www.urban.com.au/news/nsw/first-look-cbus-lodge-plans-for-striking-walker-street-apartment-tower-in-north-sydney">Cbus' original plans</a>&nbsp;for the new on a prime 3,950 sqm site across 173-179 Walker Street and 11-17 Hampden Street.

They've gone back to the drawing board and brought in&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>&nbsp;to rejig the plans, add more levels, and reconfigure the apartment mix to have 258 apartments, over five per cent of which are reserved for affordable housing which now triggers increased height levels for new apartment developments.

Developer <a href="https://www.urban.com.au/developers/twt-property-group">TWT</a> is pushing forward with its multi-stage, 9,500 sqm masterplan <a href="https://www.urban.com.au/new-apartments/the-collective-st-leonards-23-35-atchison-st-st-leonards">The Collective</a>, on the fringe of Crows Nest. Soon to launch the first building of apartments, TWT <a href="https://www.urban.com.au/news/nsw/first-look-exclusive-twt-expand-1-billion-st-leonards-precinct">filed for a future stage</a>, two mixed-use buildings with 137 apartments above what will become a thriving commercial, retail and hospitality precinct.

Earlier this year&nbsp;<a href="https://www.urban.com.au/news/nsw/twt-appoint-westbourne-construction-to-build-first-stage-of-1-billion-st-leonards-masterplan-the-collective">TWT apppointed Westbourne Constructions</a>&nbsp;as the builder of the masterplan.

The inaugural phase of The Collective will introduce 93 residences with one to four-bedroom configurations. The low-density design has been created by Team2 Architects and will have interiors by DBI.

The top 25 off the plan apartment developments to look out for across Sydney in 2024

Sydney's northern suburbs, anything from north of the Harbour Bridge, saw a number of development applications filed in 2023 and late 2022.

Most of the developers will hope to get approval in a timely manner given the scarcity of supply in the harbour capital driving transactions.

We've had a look at the most exciting projects which are expected to launch in 2024, if not early 2025.

<h2>Location: 184b-190 Kurraba Road, Kurraba Point</h2>

<h3>Developer: PB &amp; Co</h3>

<a href="https://www.urban.com.au/new-apartments/melbourne-vic">Melbourne</a>-based developer&nbsp;<a href="https://www.urban.com.au/developers/pb-co">PB &amp; Co</a>&nbsp;is marking their first venture in&nbsp;<a href="https://www.urban.com.au/new-apartments/sydney-nsw">Sydney</a>&nbsp;with a striking development in one of Sydney's most affluent areas.

They spent $60 million on a&nbsp;<a href="https://www.urban.com.au/new-apartments/kurraba-point-nsw">Kurraba Point</a>&nbsp;site where they will be developing a&nbsp;highly sustainable and innovative luxury residential project in collaboration with&nbsp;<a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada Architects</a>.

The 4,200 sqm block will be home to four different residential buildings, including six luxury apartments on the street side of the block and four dual occupancy residences closer to the water.&nbsp;

The luxury apartments will offer various amenities, such as dedicated wine rooms, butler's pantries, multi-purpose rooms, and water-facing balconies. The dual occupancy buildings will include private rooftops with plunge pools and outdoor barbecue kitchens.&nbsp;

St Leonards has been a hive of activity for apartment developers in recent years, reflecting the transition from a predominantly commercial area to a more mixed-use and residential environment.

<a href="https://www.urban.com.au/developers/anson-group">Anson Group</a>&nbsp;recently submitted <a href="https://www.urban.com.au/news/nsw/first-look-st-leonards-set-for-tallest-tower-as-anson-group-file-for-mixed-use-development">$187 million plans to build a 50-level tower</a>, making it one of the tallest in the area.&nbsp;

The mixed-use tower is designed by architecture firm&nbsp;<a href="https://www.urban.com.au/architects/bvn-architecture-0">BVN</a>&nbsp;and will consist of 195 apartments above a six-level podium featuring retail and commercial spaces.&nbsp;

Over half of the apartments are two-bedroom units, reflecting market preferences for larger living spaces, especially in the post-COVID era when remote work has become more prevalent.

The building will feature a two-level penthouse at the top, referred to as a "multilevel crown," and resident amenities on the 24th level, including a swimming pool, spa, multipurpose room, and outdoor terraces.&nbsp;

The development will also include a new community and arts centre, basement parking for 72 cars, nearly 400 sqm of retail space, and over 2,600 sqm of commercial space.

<h2>Project: The Collective</h2>

<h2>Location: 50-56 Atchison Street, St Leonards</h2>

<h3>Developer: TWT Global</h3>

Property developer&nbsp;<a href="https://www.urban.com.au/developers/twt-property-group">TWT Global</a>&nbsp;is expected to launch its highly anticipated $1 billion mixed-use St Leonards development, The Collective.

Last year the developer <a href="https://www.urban.com.au/news/nsw/exclusive-twt-global-secure-st-leonards-site-to-expand-1-billion-masterplan-the-collective">spent&nbsp;$35 million on 50-56 Atchison Street</a>, a 1080 sqm site which will be integrated into The Collective which will span&nbsp;nearly 9,500 sqm across multiple suburban blocks with three towers.

TWT Global, who have developed NewLife Darling Harbour and NewLife Bondi Junction, are committed to fostering cultural vibrancy in St Leonards through its Creative Precinct initiative.

Launched in 2014, the Creative Precinct involves the conversion of several commercial buildings into creative spaces, including artist studios, galleries, rehearsal spaces, recording studios, arts business offices, and creative retail.

The initiative has already supported over 800 artists and creative businesses, providing the local creative community with over 4,000 square metres of subsidised space.

<h2>Project: Nelson Place</h2>

<h3>Location: 9-11 Nelson Street, Chatswood NSW 2067</h3>

<h3>Developer: VIMG</h3>

Developer&nbsp;<a href="https://www.urban.com.au/developers/vimg">VIMG</a>&nbsp;is expected to push on with its&nbsp;<a href="https://www.urban.com.au/developments/chatswood-nsw">Chatswood</a>&nbsp;project, <a href="https://www.urban.com.au/new-apartments/nelson-place-9-11-nelson-street-chatswood">Nelson Place</a>.

After collaboration with the&nbsp;<a href="https://www.urban.com.au/developments/willoughby-nsw" target="">Willoughby</a>&nbsp;Council and a design competition, VIMG has submitted a development application for two towers comprising&nbsp;193 apartments, down from the initially forecasted 300 apartments for the site.&nbsp;

The two and three-bedroom apartments are reported to be 15 to 20 per cent larger than the minimum guidelines outlined in the Apartment Development Guidelines.

Nelson Place includes a landscaped podium roof for residents, featuring outdoor covered yoga and a pool deck positioned to take advantage of the north-facing aspect of the terrace.

The development will be within walking distance of the train station, a large shopping mall, and proximity to high-quality primary and secondary schools.

<h2>Location: 44-52 Anderson Street, Chatswood</h2>

<h3>Developer: Bridgestone Projects</h3>

Sydney developer&nbsp;<a href="https://www.urban.com.au/developers/bridgestone-projects">Bridgestone Projects</a>&nbsp;is another looking to change the Chatswood skyline.

They have plans in with council for a plans for a new $90 million apartment development on a 2,687 sqm site at 44-52 Anderson Street.

The proposed project is set to include two towers linked by a green spine and a retail and commercial podium.

Bridgestone is emphasising larger apartment configurations, with only six one-bedroom and 16 two-bedroom apartments planned across the 25-level buildings.&nbsp;

The majority of the units will be three-bedroom, duplex-style apartments occupying levels eight through 21.&nbsp;

Above level 22, the development will feature large sub-penthouses and penthouses, with the latter having private rooftop gardens.

The ground floor of the development will host 13 retail and commercial spaces along Anderson, O'Brien, and Day Streets, as well as eight townhouse-style apartments across two levels.&nbsp;

A co-working space will occupy part of level one and level two. Resident amenities on the second level will include a swimming pool, vertical community garden, outdoor gym, and barbecue facilities.

The winning design by architecture firm&nbsp;<a href="https://www.urban.com.au/architects/make-architecture">MAKE Architecture</a>&nbsp;balances the scale of the towers with the heritage conservation areas.

<h2>Location: 629-639 Pacific Highway, Chatswood</h2>

<h3>Developer: Polytec</h3>

Another for Chatswood, which had a flurry of applications last year when the&nbsp;CBD boundary to the north was expanded which opened up more favourable height limits to zones previously strictly capped.

<a href="https://www.urban.com.au/developers/polytec-australia-development-pty-ltd">Polytec Australia Development</a>&nbsp;filed for a 27-story mixed-use tower with 53 apartments on a 1,184 sqm block at 629-637 Pacific Highway, currently occupied by two separate car service and repair businesses.

The tower, designed by&nbsp;<a href="https://www.urban.com.au/architects/pbd-architects">PBD Architects</a>, will include ground-floor retail and commercial spaces within the podium levels, sitting above five levels of basement car parking.&nbsp;

The tower will consist of two one-bedroom apartments, 22 two-bedroom apartments, 28 three-bedroom units, and a penthouse with four bedrooms.

Designed by&nbsp;<a href="https://www.urban.com.au/architects/pbd-architects" target="">PBD</a>&nbsp;Architects, the floor plates are optimised for solar access and cross-ventilation, with consideration given to neighbouring context and views.

The site is strategically located around 550 metres south of the Chatswood transport interchange and 750 metres from Chatswood's central retail precinct, providing convenient access to metro, rail, and bus services.

<h2>Location: 8 Wilson Street, Chatswood</h2>

<h3>Developer: Billbergia</h3>

Last one I promise. Prolific developer&nbsp;<a href="https://www.urban.com.au/builders/billbergia">Billbergia</a>&nbsp;revealed its first residential development on the North Shore last year, a $170 million mixed-use development in Chatswood.

Billbergia's Development Director Saul Moran said the project's focus was on innovative live-work typologies to address the growing trend of flexible post-COVID working styles and working from home.&nbsp;

The proposed development comprises two slender 27-storey towers with 251 apartments rising above a two-storey commercial podium.

The podium includes a mix of uses such as retail, commercial showrooms, and flexible SOHO (Small Office/Home Office) style live-work offerings, catering to residents who prefer working remotely in a separate, comfortable, and private setting.&nbsp;

Billbergia anticipates that the live-work design will resonate with the North Shore market, particularly as approximately 40 per cent of Australians now work from home at least part of the week, according to the Australian Bureau of Statistics.

Iwan Sunito's&nbsp;<a href="https://www.urban.com.au/developers/one-global-capital">One Global Capital</a>&nbsp;will hope to push the button on their Macquarie Park apartment development designed by Japanese architect&nbsp;<a href="https://www.urban.com.au/architects/koichi-takada-architects" target="">Koichi Takada</a>.

Contrary to initial discussions of including a hotel, the development will consist of just over 300 apartments across three towers, as well as activated street-level spaces at 7-11 Lachlan Avenue and 157-159 Herring Road in Macquarie Park.&nbsp;

The Macquarie Park site was acquired as the largest collection sale in Australia in 2022.

The apartment distribution includes 35 studio apartments, 149 two-bedroom apartments, 60 one-bedroom apartments, and 60 three-bedroom dwellings. The units range in size from 40 sqm studios to 199 sqm split-level, three-bedroom townhouses. The proposal also includes 'Plus' apartments featuring dedicated study spaces, responding to the rising trend of working from home.

The streetscape design aims to create a permeable pedestrian network and an active retail precinct along Herring Road, with Macquarie University railway station approximately 400 metres away.

One of the towers will feature amenities like indoor and outdoor recreation spaces, a swimming pool, play areas for children, barbecue areas, and rooftop gardens.

The development also includes sustainable initiatives such as rooftop solar panels generating 100 kWh of energy for common areas and corridors, high-performance double glazing within apartments, energy-efficient LED lighting, and electric vehicle charging stations.

July was a busy month for development applications across Sydney.

Well-known developers secured sign off to go ahead with a number of projects, while some were submitting applications and bolstering their development pipeline into 2024.

We've put together a list of development movements in the off the plan apartment space in July.

<h2>Central Element get sign off for Bianca Drummoyne</h2>

Central Element and joint venture partner Develotek are set to launch their luxury Drummoyne waterfront project Bianca Drummoyne, after receiving the green light form the Inner West Council.

Bianca Drummoyne will comprise just 12 three and four-bedroom apartments at 2C–2D Wolseley Street, an elevated position on the northern edge of Drummoyne's peninsula overlooking the water.

<h2>Time &amp; Place seek Manly apartment development</h2>

Melbourne-based developer Time &amp; Place are continuing their push into Sydney, lodging plans for a boutique apartment development in Manly's General Conservation area, adjacent to Manly Oval.&nbsp;

Time &amp; Place, who are working through plans for the redevelopment of the well-known Chimes building in Potts Point, are seeking to develop a four-level building with 25 apartments,&nbsp;above a ground floor commercial level and two underground basement carpark levels.

<h2>Podia reveals North Sydney apartment project</h2>

Prominent Sydney developer Podia has submitted plans for its next apartment project.

In a joint venture with CASA, Podia is seeking to developer 71 dwellings, a mix of apartments and townhouses, at 45 McLaren Street, North Sydney.

<h2>Made Property secure green light for Corsa Mortlake luxury waterfront apartments</h2>

The iCIRT-rated luxury builder developer Made Property has been given the green light to proceed with Corsa Mortlake, their absolute waterfront residential community on Sydney Harbour's Majors Bay.

Corsa Mortlake, on one of Mortlake Point's last remaining foreshore development sites and the last significant parcel of land at the end of Tennyson Road, will comprise just 20 three-bedroom residences and a private marina berth.

<h2>Bridgestone file plans for Chatswood apartment development</h2>

Sydney developer Bridgestone has filed plans for a new $90 million apartment development in&nbsp;Chatswood.

They're proposing 95 apartments across two towers, linked by a green spine and retail and commercial podium, on a 2,687 sqm site at 44-52 Anderson Street.

<h2>New Hyde Park tower for Central Element gets sign off</h2>

Sydney developer Central Element has been given the green light by the&nbsp;City of Sydney&nbsp;for their Hyde Park development at 271 Elizabeth Street.&nbsp;

The mixed-use project, being developed in collaboration with equity partner MaxCap and the current landowner, will be designed by the renowned architects Murcutt&nbsp;Candalepas.

The transformation of the Hyde Park site will include the development of 42 apartments, many of which will offer panoramic views of the park and over the Royal Botanic Gardens to Sydney Harbour. The project will also feature hospitality spaces and a range of amenities.

<h2>Full-floor apartments set for Potts Point</h2>

Luxury developer Terra Ferma and joint venture partner Knox Group have teamed up on an apartment project in Potts Point.

They're seeking to convert a 20-studio apartment building on Oak Lane, the Woolloomooloo-side of Potts Point, into a five-level building with just five apartments.

The team spent nearly a year amalgamating 20 owners across two rundown buildings.

<h2>Gurner to push on with Barana Group's Baranagaroo luxury apartment towers</h2>

Tim Gurner's GURNERTM has secured a trophy site in Sydney's Barangaroo area, with a view to develop two towers of apartments.

The $800 million project at 189 Kent Street is the first seed site to have capital deployed within the developer’s $2 billion Build-to-Sell development fund, which is backed by a global institutional investor.

The 1,195sqm site, which adjoins the Barangaroo precinct, currently houses a commercial office tower that was built in the 1960s, with current tenancies in place that GURNERTM will hold until completion of leases. The site has recently been granted planning approval for a residential development after a lengthy approval process by the site’s vendor Barana Group, who has held the asset since 2002.

<h2>Roche Group seek mixed-use Lilyfield development</h2>

The Roche Group is trying again for its prime Lilyfield site on the fringe of Rozelle opposite Callan Park.

The Double Bay-based developer has submitted plans for a mixed-use development on their large 6,824 sqm site at 469-483 Balmain Road. They're seeking to build 89 apartments, 6,000 sqm of flexible employment space, and 1,200 sqm reserved for creative purposes.

Sydney's July development application wrap: What's coming to Sydney's off the plan apartment development market

Sydney developer Bridgestone has filed plans for a new $90 million apartment development in <a href="https://www.urban.com.au/developments/chatswood-nsw">Chatswood</a>.

They're proposing 95 apartments across two towers, linked by a green spine and retail and commercial podium, on a 2,687 sqm site at 44-52 Anderson Street.

The focus has been on a larger apartment configuration. There will be just six one-bed and 16 two-bed apartments across the 25-level buildings. Nearly three quarters of the building will be three-bedroom, duplex-style apartments, which occupy levels eight through to 21. From level 22 and up will be large sub penthouses and penthouses, the latter with private rooftop gardens.

159 car parking spaces will service the apartments, across the four basement levels.

Architecture firm MAKE won the design competition ahead of Woods Bagot and SJB early last year, with the jury suggesting their scheme was "considered a clear and competent architectural response to the Competition Brief."

"The proposal was recognised as demonstrating a balance between the scales of the large towers to the west and the finer grain heritage conservation areas to the east of Anderson Street through the splitting up of the development envelope into two slender forms," the jury said.

"The Jury commended the detail and extent of the landscaping and communal gardens and were of the opinion that it improved the proposal’s appearance and character."

Following the design submission, the panel said they supported a change to the design to create larger apartments, as well as the&nbsp;mix of non-residential uses in the podium.

The ground floor will comprise 13 retail and commercial spaces on the ground level bordering Anderson, O'Brien and Day Streets, as well as eight townhouse-style apartments across two levels. Level one and part of level two will be occupied by a co-working space.

The resident amenity will share part of the second level, the top of the podium. There will be&nbsp;a swimming pool, vertical community garden, outdoor gym and barbecue facilities.

Urban Art Projects were engaged to prepare a Public Art Strategy submission. They have identified three potential opportunities for the incorporation of public art, mainly through the central lobby area a side retail.

"Artwork in these zones will assist in enlivening and beautifying the areas which have high visibility and pedestrian traffic flow from Anderson Street," the report said.

It was the change in the Chatswood CBD Planning and Urban Design Strategy 2026 which paved the way for the project. It expanded the CBD boundary to the north, where the site sits, which opened up the height limit.

Bridgestone file for two-tower Chatswood apartment project

Castle Hill is set to welcome the arrival of its newest residential resort, with Bridgestone Project's Château Showground set to welcome its first residents in September.

The development has been met with solid demand, with 70 per cent of the 296 residences sold. Prices start from $646,000 for the remaining one-bed units, which includes a separate study space, and $859,000 for the two-bedroom apartments.
