The south of the Gold Coast rings differently to the rest of the in demand tourist hot spot which occupies around 70 kilometres of Queensland's coastline.

For a long time it's been a place for the locals, more beach shacks than high-rise new development.

However now the smaller suburbs of Palm Beach, Bilinga and Coolangatta, have had a wave of interest from both buyers and developers because they epitomise the relaxed Gold Coast lifestyle that both local and southern state dwellers seek.

After a busy 2023 in the southern pocket of the Gold Coast, there seems to be no slowing down in 2024.

We've picked the top five apartment developments which are expected to go live this calendar year.

<h2>Location: 39 McLean Street, Coolangatta</h2>

<h2>Developer: Immerse Projects</h2>

Burgeoning developer&nbsp;<a href="https://www.urban.com.au/developers/immerse-projects">I</a><a href="https://www.urban.com.au/developers/immerse-projects" target="">mmerse Projects</a>&nbsp;will be looking to launch their second&nbsp;<a href="https://www.urban.com.au/developments/coolangatta-qld">Coolangatta apartment project</a>&nbsp;to the market later this year, having received approval from the Gold Coast City Council late last.

Veteran builder John Kearney, who heads up renowned developer Greyburn, is behind the 17-level apartment project at 39 McLean Street, adjacent to his&nbsp;<a href="https://www.urban.com.au/new-apartments/rhythm-kirra-hill-30-garrick-street-coolangatta-qld-4225">Rhythm Kirra Hill development</a>&nbsp;which is currently on the market.

The McLean Street development will deliver 58 new apartments comprising a mix of two-and three-bedroom designs, with the project to be topped by a 240 sqm penthouse.

The development will deliver a range of resident amenities including resort-style rooftop providing a communal lounge room, pool, gymnasium and sauna. The design offers additional communal areas on the ground and first levels that will provide meeting rooms for work-from-home use and parcel delivery lockers for online purchases by residents.

<h2>Location: 307 Golden Four Drive, Bilinga</h2>

Last year South East Queensland developer <a href="https://www.urban.com.au/developers/molti">Molti</a>&nbsp;acquired a site and submitted plans for their first Gold Coast apartment development, on the beachfront at <a href="https://www.urban.com.au/new-apartments/307-golden-four-drive-bilinga">307 Golden Four Drive</a> in <a href="https://www.urban.com.au/new-apartments/bilinga-qld">Bilinga</a>.

The <a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a>-designed project, next door to the under construction Si&nbsp;<a href="https://www.urban.com.au/developments/bilinga-qld" target="">Bilinga</a>&nbsp;apartment development and a few doors down from the recently launched <a href="https://www.urban.com.au/new-apartments/pipis-303-golden-four-drive-bilinga-qld-4225">Pipis</a> by <a href="https://www.urban.com.au/developers/siera-property-group">Siera</a>, will have 19 apartments designed for the owner-occupier.

BDA Architecture design aims for an innovative architectural building that will become a timeless landmark along Golden Four Drive and the beachfront.&nbsp;

The building will have three distinct areas: a landscaped entry, a series of vertical and horizontal elements, and a large expressed floating roof with private rooftop recreation areas.

The apartments designed for owner-occupiers come in 16 three-bedroom apartments with multi-purpose rooms and three four-bedroom apartments, with only two units on each floor. The upper levels will include two double-storey penthouses.

<h2>Project: Miles Residences Kirra second stage</h2>

<a href="https://www.urban.com.au/developers/ktq-group">KTQ Group</a> is in the early works of its newest master-planned development in <a href="https://www.urban.com.au/new-apartments/kirra-qld">Kirra</a>, a renowned surfing destination and holiday spot on the <a href="https://www.urban.com.au/new-apartments/gold-coast-qld">Gold Coast</a>.&nbsp;

Led by owner Peggy Flannery, KTQ Group has spent 11 years bringing the vision for Kirra Point to life in collaboration with architect Mark Damant from Little Boat Projects.&nbsp;

The $85 million lifestyle precinct aims to reinvigorate Kirra, featuring luxury apartments, a laneway retail precinct, new food and beverage outlets, a luxury hotel, and the reinvention of the existing Kirra Beach Hotel on the site.

Stage one of the four-stage mixed-use development includes the already sold-out <a href="https://www.urban.com.au/new-apartments/miles-residences-kirra-point-penthouse-corner-miles-street-and-marine-paradise-kirra">Miles Residences</a>, which consists of 116 one, two, and three-bedroom apartments with a north-facing oceanfront perspective.&nbsp;

The <a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>-designed Miles also offers a suite of 5-star amenities featuring a 25-metre north-facing pool overlooking Kirra Point.

Two hospitality venues, Kirra Beach Hotel and Kirra Beach House, were opened in November.

The next phase includes Kirra Point Stays, offering elevated hotel apartment accommodation in the Miles apartments for holidaymakers to experience life like a Kirra local.

The long-term plan for stage two includes the construction of a second residential apartment tower, a boutique hotel, and a carefully curated laneway retail precinct.&nbsp;

The retail area will feature a lively village square, boutique retailers, artisans, a fresh food marketplace, a delicatessen, a florist, a bakery, gelateria, more food and beverage offerings, and a dedicated fitness, wellness, and recovery facility.

<h2>Project: Palais Coolangatta</h2>

<h3>Developer: BeckDev</h3>

Developer <a href="https://www.urban.com.au/developers/beckdev">BeckDev</a> is still working through some design changes at&nbsp;<a href="https://www.urban.com.au/new-apartments/palais-coolangatta-31-35-mclean-street-coolangatta">Palais</a>, their $130 million apartment development in <a href="https://www.urban.com.au/new-apartments/coolangatta-qld">Coolangatta</a>.

Designed by BDA, Palais is set to include 170 one, two, and three-bedroom residences with panoramic views and private hotel-style amenities.

BeckDev has made significant design concessions, including a notable reduction in height and scale when they <a href="https://www.urban.com.au/news/qld/beckdev-lodge-revised-plans-for-palais-coolangatta-apartment-development">proposed a redesign last year.</a> Originally the proposal was for 22 levels, however BeckDev has had to reduce the height of the tower to 17 levels.

The revised plans were submitted to the council in August, addressing concerns about the building's impact on the skyline and its proximity to an existing 24-storey structure.

Palais is located on the former Jazzland site in Coolangatta, aiming to honour the historical significance of the Jazzland Dance Hall's cultural legacy.&nbsp;

The residential tower and podium have been designed to recess, preserving the iconic Art Deco facade constructed in 1928, which serves as the gateway to the dance hall.

The development will feature premium residential facilities on two separate levels, including office pods, a pool, gym, theatre, private dining function rooms, a kid's play area, and barbecue breakout areas offering views across the bay to the <a href="https://www.urban.com.au/new-apartments/surfers-paradise-qld">Surfers Paradise</a> skyline.&nbsp;

Palais is positioned just 200 metres from the beach, emphasising its coastal proximity and lifestyle appeal.

<h2>Project: Kirra Beach Residences</h2>

<h3>Location: 10 Churchill Street, Coolangatta QLD 4225</h3>

<h3>Developer: Pyco Group</h3>

<a href="https://www.urban.com.au/new-apartments/brisbane-qld">Brisbane</a> developer <a href="https://www.urban.com.au/developers/pyco-group">Pyco Group</a>&nbsp;will hope for a speedy approval process at its first Gold Coast apartment development. They've plans to&nbsp;transform a prime corner block near Kirra Beach into a 14-level tower dubbed Kirra Beach Residences.

The developer amalgamated four sites to create the 2,044 sqm site at 10 Churchill Street for the project.&nbsp;

Designed by DAHA, Kirra Beach Residences will comprise 97 apartments, with a focus on larger units, offering 79 three-bedroom apartments and 18 two-bedroom apartments.

There were only a few development moves across the <a href="https://www.urban.com.au/new-apartments/gold-coast-qld">Gold Coast</a> in July, as the apartment project pipeline in the tourist hotspot continues to slow.

There were a couple of exciting approvals, one in <a href="https://www.urban.com.au/developments/broadbeach-qld">Broadbeach</a> and one in <a href="https://www.urban.com.au/developments/coolangatta-qld">Coolangatta</a>, while there's been movement one an exciting future project in the southern <a href="https://www.urban.com.au/new-apartments/gold-coast-qld">Gold Coast</a> surf hotspot.

<h2>Luxury Broadbeach apartments secure sign off</h2>

The Brisbane-based Di Carlo Property Group has secured sign off for its <a href="https://www.urban.com.au/developments/broadbeach-qld">Broadbeach apartment tower</a>, Lusso.

It's a move back into the Gold Coast apartment market for the family-run company, who in recent years have been developing boutique projects in Brisbane's inner ring.

<h2>Abedian family amalgamate apartments at Mermaid Beach tower</h2>

The Abedian development family is looking to amalgamate a number of apartments at their approved <a href="https://www.urban.com.au/new-apartments/mermaid-beach-qld">Mermaid Beach apartment tower</a>, Peerless.

They've submitted a minor change application to the Peerless Avenue development to drop the number of apartments from 109 to 98.

<h2>Roche Group file plans for next stage of Calypso Bay masterplan</h2>

Sydney-based developer Roche Group has filed plans for the next stage of its Jacobs Well, Gold Coast masterplan.

They'll be bringing much needed supply to the Gold Coast, submitting a development application for 76 three and four-bedroom duplexes on a 2.46-hectare site within their $2 billion Calypso Bay masterplan halfway between the Gold Coast and Brisbane.&nbsp;

<h2>New apartment tower planned for&nbsp;Cannes Avenue</h2>

A Sydney investor has filed plans for a short-term holiday rental tower on the corner of Cannes Avenue and the Gold Coast Highway in Surfers Paradise.

The tower, designed by Archidiom, will comprise 29 one and two-bedroom apartments, and two villas, on an irregular shaped 955 sqm site across 4 Cannes Avenue and 2830 Gold Coast Highway. The site wraps around the back of the Surfers Paradise Motor Inn.

Gold Coast's July development application wrap: What's coming to the Gold Coast off the plan apartment development market

Developer BeckDev has made significant design concessions to its proposed Palais <a href="https://www.urban.com.au/developments/coolangatta-qld">Coolangatta development</a>, the most obvious being a large reduction in height and scale.

The group, led by founders Ben and Max Beck, lodged the revised plans with the council this week.

Responding to the latest councils request to reduce the building even further in height, BeckDev further concedes lowering the height of the project to 17 storeys from the 22 storeys originally proposed and the subsequent revised 20-storey design that sat comfortably within the skyline and in close proximity of an existing 24-storey building.

The reduction in floors and the number of apartments planned for Palais will see the height of the project slashed to 58.75 metres from the originally proposed 75.5 metres as BeckDev looks to meet the council’s requests.

Amid an ongoing undersupply and shortfall of apartments available for rent and purchase, Palais will be further reduced to 132 apartments. This is considerably less than the 174 apartments originally planned by BeckDev and the subsequently further proposed reduction to 159 apartments that council rejected.

The Palais development application, <a href="https://www.urban.com.au/news/qld/beckdev-set-for-palais-coolangatta-apartment-development">which was first lodged in November 2021</a>, is earmarked for a 2,355 sqm site at 31-35 McLean Street. The site is partly occupied by the Jazzland building, a former dance hall that was the heart of the Coolangatta social scene from the 1930's until it was closed in 1951.

BeckDev will retain the heritage building’s façade as part of the development, with the hall and stage of the former Jazzland Dance Palais to be restored to its former glory.

The restoration work which will bring to life a part of Coolangatta’s history that has remained lost for more than 70 years, will incorporate the existing original materials to maintain the authenticity of the dance hall that hosted revellers from the 1930s through to the 1950s.

The Palais project also presents a significant opportunity for local business patronage in the centre of Coolangatta. Unlike the residential-zoned areas of <a href="https://www.urban.com.au/developments/coolangatta-qld">Coolangatta</a>, such as Snapper Rocks and Rainbow Bay, which have witnessed considerable development activity in recent years, the Coolangatta centre itself has experienced relatively limited revitalisation efforts over the past decade.

Among the key changes proposed by BeckDev for Palais are increased tower setbacks to the sides and rear of the development, as well as the Jazzland heritage façade, with setbacks ranging from 3.46 metres to 7.026 metres which either meet or exceed council requirements. BeckDev has also reduced the height of the podium and adjusted its setback from the heritage façade.

BeckDev Managing Director Damian Dalgleish said the&nbsp;authentic heritage restoration to the façade and hall provides a unique sense of place that celebrates the cultural heritage use of the Jazzland dance in the hall.

“Our commitment to Jazzland is saving a long forgotten past that retains and restores a heritage cultural use, that has been lost due to successive owners altering the building to suit their retail requirements with no consideration to the previous heritage values of the site," he said.

Beckdev lodge revised plans for Palais Coolangatta apartment development

The development of the small Gold Coast enclave of Coolangatta is set to continue, with the Melbourne-based BeckDev lodging plans for a new apartment tower.

The $130 million Palais, named after the Jazzland Dance Palais that has stood on the 2,355 sqm site since the 1930s, will have 175 one, two and three-bedroom apartments, as well as resident facilities and a street-level plaza with retail space.

BDA Architecture has designed the plans for the development.

BeckDev was among six local and interstate buyers vying for the site at 31-35 McLean Street, which was purchased earlier this year.

CBRE&rsquo;s Director of Residential Projects, Nicholas Clydsdale, who will handle the marketing for Palais, said BeckDev had cornered a market simmering with demand for new apartment offerings in an area undergoing significant demand.

&ldquo;Coolangatta is undergoing a real popularity focus at the moment, and I think that comes back to its retention of the laidback surf culture coupled with its unique north facing topography,&rdquo;&nbsp;Clydsdale said.

BeckDev set for Palais, Coolangatta apartment development

The Melbourne-based&nbsp;Beck development family have secured a landmark site in Coolangatta on the Gold Coast.

Beckdev, headed by property industry veteran Max Beck and his son Ben, has already engaged&nbsp;BDA Architecture to create Palais Coolangatta, an innovative apartment tower&nbsp;on the&nbsp;31-35 McLean Street site.

The double block totalling 2,355 sqm homes Jazzland, one of many jazz halls that popped up in Coolangatta in the late 1930&rsquo;s, as well as a car park.

Ben Beck, a director at Beckdev who relocated to the Gold Coast from Melbourne a few years ago, said they wants the tower to be&nbsp;sympathetic to the nostalgia and history of the location.

&ldquo;This site holds an important part of the history of Coolangatta and our final design will reflect that,&rdquo; Beck said.

Jazzland, which at one stage was known as Jazzland Dance Palais, officially closed in 1951, with its history and building lost to successive commercial and retail tenants for three generations since.

&ldquo;We&rsquo;re delighted to have secured such a prominent site for an exciting new residential development in the heart of Coolangatta, just a stone&rsquo;s throw from one of the Gold Coast&rsquo;s iconic beaches,&quot; Beck added.

&ldquo;We&rsquo;re now working closely with BDA&rsquo;s architects to ensure this project is welcomed by the local community for an innovative design that also pays tribute to a long-forgotten part of our history that delighted so many generations before us.&quot;

Max began his career as a carpenter with a major Melbourne building group, Clements Langford, who built the landmark projects, Myer Emporium and the Spires on St Paul&rsquo;s Cathedral.&nbsp;
