“We designed this architectural building to truly bring the outside in,” Alroe said, adding that the structure's half-moon design was inspired by the ebb and flow of the tides in Main Beach.

The apartments at Lune start from nearly 300 sqm and each have three bedrooms, three and a half bathrooms, and three parking spaces.

Both of the ground-level apartments, and the two two-level penthouses, each have their own private swimming pools.

The <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> is set to see an exciting wave of new apartment developments completed in 2025, adding to the region's ever-growing skyline and reinforcing its reputation as one of Australia's most sought-after destinations for both investors and residents.

As demand for premium living spaces continues to rise, these seven new off the plan developments each offer a distinct style of living, ranging from island retreats and gated communities to absolute beachfront properties—and everything in between.

Several of these developments, marketed during and shortly after the pandemic, have attracted a significant portion of buyers from Sydney and Melbourne, many of whom plan to relocate to the Gold Coast upon completion or soon after.

In this article, we take a closer look at the what, the who, and the where of the best new developments completing on the Gold Coast in 2025.

<h2>What: Pipis</h2>

The best beachfront apartment development to complete next year is SIERA's <a href="https://www.urban.com.au/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> in <a href="https://www.urban.com.au/developments/bilinga-qld-4225">Bilinga</a>.

Just two half-floor apartments remain, not including the two-level penthouses which will be released to the market early next year.

Pipis comprises just 17 apartments on the dress circle Golden Four Drive and will also feature&nbsp;a heated lap pool, gym, and sun lounge deck.&nbsp;

Around 65 per cent of the buyers so far have been from the Gold Coast and Brisbane, a mix of owner-occupiers, downsizers and investors, while 35 per cent have come from interstate, outside of Sydney and&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic" target="">Melbourne</a>.

<a href="https://www.urban.com.au/builders/lps-group">LPS Group</a> has officially topped out Pipis, with the internal fit out coming soon which will see residents move in in early 2025.

<h2>What: Tapestry</h2>

The 22-level, <a href="https://www.urban.com.au/architects/bda-architecture">BDA</a>-designed tower comprises 113 apartments that have proven popular with downsizers and those from regional NSW and VIC.

The rooftop is one of the best on the Gold Coast, with home to a private dining space and kitchen, which can be closed off, lounge and fire pit, yoga lawn, pool, spa and sundeck, barbecue and alfresco area, gym, sauna, steam room, and lounge area separated by extensive landscaping.

Tapestry was the first development SIERA took on in the Gold Coast, having spent several years building boutique townhouse developments in Brisbane's inner-ring.

SIERA Founder Brent Thompson had been&nbsp;scoping out the Gold Coast market for 18 months before purchasing a prime 1500 sqm site on Darrambal Street.

On submitting plans for Tapestry in 2021, Thompson said&nbsp;<a href="https://www.urban.com.au/developments/chevron-island-qld" target="">Chevron Island</a>&nbsp;has a "great local community".

"It's a tight-knit community, while being ideally located just a five-minute walk from the international tourist hub of Surfers Paradise."

SIERA's in-house construction team is delivering Tapestry, a 22-level tower with 113 apartments just off the Thomas Street retail strip.

"We have always built in-house, so it was really more about building a team of experienced high-rise staff to deliver Tapestry as we always have as builder/ developer," Thompson says.

<h2>What: Capri</h2>

<h3>Who:&nbsp;Monaco Property Group</h3>

<h3>Where:&nbsp;81 Salerno Street, Isle Of Capri QLD 4217</h3>

<a href="https://www.urban.com.au/new-townhouses/capri-81-salerno-street-isle-of-capri">Capri</a> will be the only major townhouse development to be completed in the heart of the Gold Coast in 2025.

More like a luxury villa community rather than the traditional townhouse, Capri, named after its location on the Isle of Capri, is being built by Greyburn on behalf of developer <a href="https://www.urban.com.au/developers/monaco-property-group">Monaco Property Group</a>.

Construction is on track for completion in late 2025.&nbsp;

The gated Capri comprises&nbsp;48 two and three-level villas designed by <a href="https://www.urban.com.au/architects/plus-architecture">Plus Architecture</a> and BDA Architecture.&nbsp;

The villas have been cleverly oriented around central resort-style amenities like a resort-style pool,&nbsp;barbecue area, and a lounge with a kitchen and fireplace.

Capri is just a short walk from the cafes and shops of Capri on Via Roma.

So far the villas have been popular with empty nesters from nearby suburbs, as well as from interstate early retirees.

<h2>What: Lagoon</h2>

<h3>Who:&nbsp;Drew Group</h3>

<h3>Where:&nbsp;11 Cronin Avenue, Main Beach QLD 4217</h3>

Jon Drew's <a href="https://www.urban.com.au/developers/drew-group">Drew Group</a> is progressing well in its twin-tower Main Beach development, <a href="https://www.urban.com.au/new-apartments/lagoon-main-beach-11-23-cronin-avenue-main-beach">Lagoon Main Beach</a>.

The $390 million development is currently under construction by building giant <a href="https://www.urban.com.au/builders/hutchinson-builders">Hutchison's</a>, who are expecting a Q3 2025 completion.

Lagoon is the largest development in the area in three decades with 259 apartments.&nbsp;

Designed by Plus Architecture, Lagoon boasts premium amenities, including a central pool oasis, fitness centre, yoga deck and a business hub.

It's attracted a wide variety of buyers, given it has offered one, two, three and four-bedroom apartments since its launch.

Lagoon Main Beach is around 85 per cent sold.

The $31 million The Finn follows the highly successful debut of <a href="https://www.urban.com.au/new-apartments/lune-main-beach-19-21-rankin-parade-main-beach-qld-4217">Lune</a>, another of Alroe’s premier projects, which has quickly attracted significant interest due to its distinctive appeal and high demand in <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a>.

Alroe is leveraging a critical market opportunity by delivering ultra-luxury boutique residences along the Gold Coast, a niche market that is currently dramatically undersupplied.&nbsp;

Alroe announces final release of $31 million luxury development, The Finn at Mermaid Beach

Gold Coast units have experienced robust growth throughout 2024.

According to the latest data from property analytics firm CoreLogic, unit values in the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> increased by 0.6 percent in September, marking a 1.5 percent rise for the quarter.

The median unit price, which surpassed $800,000 last month, has now reached over $807,000—an increase of 12.3 percent since the beginning of the year.

In fact, this growth has outpaced that of houses, which have shown a slight decline of 0.1 percent in September, despite being up 12.1 percent for the year.

September was particularly active in the off the plan apartment market, with notable activity coming from <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a> and <a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Palm Beach</a>.

<h2>What happened in Gold Coast’s off the plan apartment market in September</h2>

There was a mix of new apartment supply in Main Beach in September, as well as supply to come.

Builder developer Alroe Construction launched <a href="https://www.urban.com.au/new-apartments/lune-main-beach-19-21-rankin-parade-main-beach-qld-4217">Lune Main Beach</a>, a boutique block of six villa-style apartments across the road from Broadwater.

Located on the corner of Rankin Parade and Peak Avenue, Lune offers just half-floor apartments, each spanning nearly 300 sqm of indoor and outdoor living space.&nbsp;

Alroe has already started construction at Lune, which will welcome its buyers in mid-2025.

There's some more density planned for Main Beach, with boutique developer Arena Property Group proposing a 28-level tower with 70 apartments.

<a href="https://www.urban.com.au/architects/plus-architecture" target="">Plus Architecture</a>&nbsp;has designed the tower, named Belle Vie—French for "beautiful life"—to feature two distinct sections, separated by an amenities level on the 18th floor. This facilities level includes a residents' lounge with a games area, a library, and various lounge spaces.

Adjacent to the lounge, is a wine cellar, a private dining room, and an outdoor sunset dining area. This level also offers a dedicated work-from-home space with a boardroom, as well as a 91 sqm gym that includes a Pilates studio, a sunrise yoga deck, and a functional training room.

There were two big proposals in Palm Beach in September.

Mantaray Marina and Residences developers Gordon Corp and the hospitality Mathieson family are teaming up again, proposing a nine-level building on Jefferson Lane.

The building, a block from the beach designed by Cottee Parker, will have 47 two and three-bedroom apartments.

Sherpa Property Group is also continuing to double down on the Palm Beach apartment market. They've revealed their newest brand, Flourish, a collection of apartments that will target a diverse buyer mix, not just high-end downsizers.

The new development, Flourish on Sixth, will have 94 one, two and three-bedroom apartments, which are expected to be popular among first home buyers.

The biggest proposal in September however came from the heart of the Gold Coast.

Local developer <a href="https://www.urban.com.au/developers/andrews-projects">Andrews Projects</a> revealed it was the buyer of the well-known <a href="https://www.urban.com.au/new-apartments/3006-3016-surfers-paradise-boulevard-surfers-paradise">Orion Towers site</a>. One of the towers was approved at over 100 levels, which would have made it one of the tallest towers in the southern hemisphere.

Andrews however has pared back the plans for 1,100 apartments, instead opting for two 37-level towers with just under 400 apartments.

Construction is being undertaken by in-house subsidiary Alroe Constructions, a custom-build partner that operates in the multi-residential sector delivering luxury townhouses, low and mid-rise apartments, and NDIS special-needs apartments.

The wave of low-rise apartment developments in the best pockets in Mermaid Beach is continuing.

The new plans are on the exclusive Albatross Avenue, the beachside strip just south of&nbsp;Hedges Avenue, dubbed the millionaire&#39;s row of Mermaid Beach. Albatross is still revered, considered the next best street in the small Gold Coast enclave.

The latest plans has been filed by a company co-directed by Alroe Constructions&#39; Tye Alroe, who is seeking to create a four-level, eight-apartment project at 120-122 Albatross Avenue.

There will be just two apartments per floor.

The design statement from Impact Design the two per floor villas will&nbsp;provide a high standard of liveability and generate an appropriate scale in the developing context.

&ldquo;The villas provided are large liveable dwellings that can cater for families and focus on maximising natural ventilation and natural light,&rdquo;

Each villa will feature open plan living arrangements with dining, living and kitchens opening onto generous outdoor living spaces.

The three-bedroom villas all consist of two-and-a-half bathrooms, with villas three to eight also including an additional multi-purpose area.

Villas one and two feature plunge pools with private gardens and landscaping at the ground level, whilst both villas seven and eight have access to private roof terraces that home barbecue facilities, raised plunge pools and landscaped planter boxes.

Architecturally, the design is contemporary and minimal. Lending itself to the beachside locality, the building is characterised by white feature walls, timber look cladding, natural timber look screens, raw stone and a natural tonal palette.
