The top 13 Gold Coast new apartment developments launching in 2025

The tight Gold Coast unit market continued to outperform its house market counterpart in October.

CoreLopgic's Monthly Index showed a further 0.4 per cent growth in units across the Gold Coast, compared to 0.1 per cent growth in houses.

Over the last 12 months, Gold Coast units values have risen 11.9 per cent.

The median value of a unit on the Gold Coast is now $818,000, adding nearly $100,000 having started 2024 at $727,000.

In 2023, unit values rose 10.8 per cent, according to CoreLogic data.

<h2>What happened in the Gold Coast off the plan apartment market in October?</h2>

It was a relatively quiet month in the Gold Coast off the plan apartment market, with only a handful of new developments submitted to council, and another month of no new projects for buyers to choose from.

The Abedian family propped up the apartment supply in October, filing plans for two of its sites in <a href="https://www.urban.com.au/developments/coolangatta-qld-4225">Coolangatta</a> and <a href="https://www.urban.com.au/developments/broadbeach-qld-4218">Broadbeach</a>.

The first lodgement was for two eight-level towers on part of its 7,000 sqm plus site borderning Marine Parade and Eden Avenue. It's the site of the Greenmount Hotel &amp; Resort which was bought by the Abedian's new development company, Arium, for $42.1 million in 2021.

Then the family, through another new brand, <a href="https://www.urban.com.au/developers/abedian-co">Abedian &amp; Co</a>, filed for a 47-level tower at its Mary Avenue site which <a href="https://www.urban.com.au/news/qld/first-look-exclusive-abedian-family-line-up-next-gold-coast-apartment-development-after-multiple-site-acquisitions">Urban revealed they bought earlier this year</a>.

The $580 million plans are for 115 two, three, four and five-bedroom apartments.

Serial Gold Coast developer Marquee launched its penthouse collection atop La Belle, it's luxury Palm Beach development that is over 70 per cent sold.

The Penthouse Collection includes 10 sub penthouses and the sprawling five-bedroom Grand Penthouse.

The Grand Penthouse offers 520 sqm of internal living space and a further 162 sqm of external area. It has five&nbsp;bedrooms, four and a half bathrooms, a multi-purpose room, and four car parks, along with an indoor cinema, wine display, a large home office, and a feature fireplace,&nbsp;

The subpenthouses are a mix of three and four-bedroom apartments. The three-bedroom sub penthouses start from $4,125,000 and the four-beds from $7.5 million.&nbsp;

Construction recently kicked off on the&nbsp;<a href="https://www.urban.com.au/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">14-level building</a>&nbsp;with 75 apartments. Completion is slated for Q2 2026.

The Abedian development family is looking to amalgamate a number of apartments at their approved&nbsp;<a href="https://www.urban.com.au/developments/mermaid-beach-qld">Mermaid Beach</a> apartment tower, Peerless.

They've submitted a&nbsp;minor change application to the Peerless Avenue development to drop the number of apartments from 109 to 98.

The documents said it was due to "changes in the economics, market and viability of the project," as well as wanting to "diversify the product being brought to market."

They're wanting to consolidated&nbsp;36 units into 27 units over levels 17-25, a reduction of nine units, and consolidating four units to two units on levels 34-35, a decrease of two units.

The consolidations on levels 34 and 35 will create two four-bedroom sub-penthouses, located underneath the whole-floor penthouse.

The amalgamated site at 35-41 Peerless Avenue is located&nbsp;less than 400 metres from Sunland's nearby luxury tower 272 Hedges which is nearing completion, and is next door to the recently completed Bela by Mosaic Property.

Spatium Architects drew up the plans for the 124 metre high tower which initially had 64 three-bedroom apartments and 44 two-bed units.

The only four-bedroom apartment proposed was the rooftop penthouse, which will span over 400 sqm of living space and a further 280 sqm of outdoor area which will feature its own lawn.

Spatium Architects said in their design statement submitted to the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast City Council</a> that the amalgamation of four&nbsp;properties in Peerless Avenue presents an opportunity for a significant tall residential building, defining the southern boundary of the high density residential zone in Broadbeach.

"The site has high visual exposure from the Gold Coast Highway and Hedges Avenue, and from a distance will become the landmark building along the southern high rise fringe," the statement noted.

They said that all apartments are generously sized to provide genuinely liveable spaces and that the unit mix, rather than being focused solely on high income earners, provides well designed homes for a large cross section of the community in the form of two, three and four-bedroom apartments.

All apartments include study areas to accommodate the continuing work from home&nbsp;trend.

The landscaped recreational facilities deck is located on the elevated podium. That will feature a 25 metre lap pool with lagoon and an inpool spa and surrounded by poolside garden pods. There's a garden barbecue terrace with lounge seating areas, a gym with both a yoga room and a yoga lawn, two saunas and a stream room.

There's further work from home space in the form of a lounge with library and meeting room. Set privately away from the pool is a private bar and dining room with a green roof, which can be booked out by residents.

It was announced in 2020 that the Sunland Group would start winding down its operations, with a view to being out of the property game in three to five years.

They sold their redevelopment opportunity in <a href="https://www.urban.com.au/developments/coolangatta-qld">Coolangatta</a>, the Greenmount Resort, as well as its retail development precinct The Lanes in <a href="https://www.urban.com.au/developments/mermaid-waters-qld">Mermaid Waters</a>&nbsp;and a prime site on Hedges Avenue.

Abedian family creating amalgamated apartments at Mermaid Beach tower, Peerless

The first development of Soheil Abedian following the closure of Sunland Group has been granted approval.

Abedian's new Abedian &amp; Co venture will be developing Peerless in Mermaid Beach, not far from Sunland's successful 272 Hedges Ave which was recently completed.

The approval comes just four months after the plans for Peerless were filed with the Gold Coast City Council.

The project site at 35-41 Peerless Avenue will sit next door to the recently completed Bela by Mosaic.

Gold Coast-based Spatium Architects designed the plans for the 124-metre high tower, which focuses on the owner-occupier, dominated by a suite of three-bedroom apartments.&nbsp;

There will be 103 apartments in total, 44 two-beds which start at a generous 117 sqm internal living space and a further 11 sqm balcony.

Some 64 three-bed apartments are planned, which will start from nearly 200 sqm internally and have nearly 20 sqm balcony space. The sub-penthouse three-beds will span half a floor.

There will be a sole four-bedroom apartment, the sprawling rooftop penthouse, which will span over 400 sqm of living space and a further 280 sqm of outdoor area which will feature its own lawn.

A landscaped elevated podium will round out the recreational offering within the tower, featuring a 25 metre lap pool with a lagoon and inpool and spa, poolside garden pods, a garden barbecue terrace with lounge seating, a gym, a yoga room and a yoga lawn, along with two saunas and a steam room.&nbsp;

Away from the pool will also be a private bar and dining room with a green roof, which can be booked out by residents, along with further work from home space, provided in the form of a lounge with a library and meeting room.

It is proposed the development will become a landmark building along the southern high rise fringe, with the site maintaining high visual exposure from the Gold Coast Highway and Hedges Avenue.
