Tree House - 111 Jane Street, West End

Brisbane property developer Aria Property's sold out West End apartment project, Tree House, has taken out the High Density Development Award at the 2023 Urban Development Institute of Australia (UDIA) National Awards.

It's Aria's fifth national win in the past seven years.&nbsp;

Located in the leafy suburb of West End, <a href="https://www.urban.com.au/buildings/tree-house-111-jane-street-west-end">Tree House</a> comprises 90 apartments across 12-storeys, inspired by the innovative green buildings found throughout Singapore, with the group creating a contextual and visual response to the Brisbane City Council's advocacy for greener buildings across the city.

Situated directly opposite Davies Park, Tree House was designed to make residents feel as if they're living in a tree house, with each balcony sitting adjacent to a garden or tree canopy.&nbsp;

Sweeping curves across the built form reference natural movements of a fig tree as it climbs from base to canopy, topping out with a rooftop space. Over 70 mature trees have also been incorporated throughout the development to deliver a green façade dominated by the purple flowers of the tibouchina, which bloom sporadically throughout the year.&nbsp;

The expansive rooftop is heavily landscaped using trees, planting, lawns, water features and hardscape to create a rooftop garden with each aspect of the roof having a different feeling and function.

Aria Property Development Manager Brent Liddell said it was an honour to have the project recognised by one of the industry’s most reputable associations.

Further optimising living, <a href="https://www.urban.com.au/developers/aria-property-group">Aria Property</a> manages Tree House from a facilities and ongoing management point of view, fostering a community for residents and assisting with health and wellbeing from a physical and mental viewpoint.

Residential amenities include a rooftop infinity pool, magnesium bath, private dining room, fitness centre, playground for children and two barbecue spaces, while there's also weekly yoga and personal training held on the rooftop and quarterly resident events held to allow residents to meet one another and encourage a community atmosphere within the complex.

Tree House was popular with a healthy mix of buyer groups, including first home owners, investors and second and third-homeowners, all of which are looking for a new home or a smart investment within a sustainable community.

Since completion in 2021, a number of apartments have experienced significant capital growth from 15 per cent to 40 per cent returns.

<h2>Mirvac commence construction on Ashford Residences</h2>

Civil contractor Pensar Infrastructure have been engaged to begin work on the initial stages which will form part of the Ashford Residences project. On completion, Mirvac Residential's new community will feature 124 residences, including 43 freestanding homes and 80 three and four bedroom terrace homes, along with the newly restored heritage Queenslander, 'Murphy's Dairy Residence' and as pictured; The Ashford Club.

<h2>Cavcorp connect retail precinct to Luminare</h2>

The new development will be the second stage of Long Island and will be built around a central public piazza which will also connect Lucent and the future <a href="/buildings/luminare-newstead-20-festival-place-newstead">Luminare</a> building.

The building highlights Cavcorp’s commitment to health and wellness for their residents and locals alike, through the inclusion of two full floors for gyms and a top floor featuring a 25 metre pool, yoga pavilion, magnesium spas, infrared saunas and float tanks. The rooftop even features a vegetable garden.

<h2>West End’s Tree House includes over 1000 trees</h2>

Designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a>, the 12 storey, 90 apartment residential building aims to merge lush greenery with an architecturally striking form, featuring more than 60 mature trees throughout.

Using an earthy colour palette and incorporating some gorgeous curves, <a href="https://www.urban.com.au/buildings/tree-house-111-jane-street-west-end">Tree House</a> is a prime example of Aria’s ability to go well above and beyond Brisbane City Council's Buildings that Breathe guidelines with landscape designers RPS at the helm. The capacity to adequately maintain the intense amount of vegetation at Tree House will likely have some impact and dictate future decision making for Aria’s bold new Urban Forest proposal, which is proposed to contain over a thousand trees.

And what’s an Aria development without a stunning rooftop? Tree House certainly doesn’t buck the trend featuring; a 2 storey rooftop with river and city views, an infinity pool, spa, private dining rooms, BBQ facilities and even a playground for the kids.

The development is on track for completion towards the end of the year.

Brisbane's latest construction milestones: Featuring Mirvac, Cavcorp + Aria Property

Apartment developer Aria Property Group has added another major project to its catalogue of Brisbane developments.

On this occasion Rothelowman has been utilised in the design of West End's 107-117 Jane Street. Reaching planning only last week, Jane Street looks to build upon Aria's self described vision of "create iconic residential and retail projects that we will be proud to walk our families past in 20 years' time."

To that end Rothelowman have conceived two distinct buildings above a common podium, with the intent of adding 145 apartments to the West End market. The apartment mix consists of 23 single, 91 double and 28 triple bedroom apartments.

An onsite warehouse and office will make way for the development, which is expected to be delivered over separate stages.

<figcaption>Design Perspective. Image: Rothelowman</figcaption></figure>Rothelowman's design narrative for the project surrounds the ideas of architecture as a backdrop to nature and life in a treehouse.

Consequently 107-117 Jane Street's facade employs the notion of a vertical park, and is heavy with greenery planters plus mature trees which run its full height. Rothelowman have also sought to introduce a layered canopy above street level, with its form and materiality said to reference the fig tree form.

Reflective of all Aria projects, the Jane Street application is heavy with communal facilities. An outdoor gym, playground, dining pavilion, sun deck and lounge, infinity pool and barbecue area constitute the more typical amenities, although more natural features also play their part in the design.

Not so regular features such as a 'tree house canopy boardwalk', stream and waterfall are also present and look to extend upon the project's location opposite Davies Park and adjacent to the Brisbane River.

South Brisbane's <a href="https://www.urban.com.au/new-apartments/waterfall-77-hope-street-south-brisbane">77 Hope Street</a> is perhaps the most recognised of Aria's pending projects, after approval was granted for the 33 storey apartment tower mid year. A 120-metre waterfall originating from the tower's rooftop terrace and running down the flank of the building is the design highlight, although a 750 square metre public park, community garden and cinema will also be included.

With <a href="https://www.urban.com.au/buildings/valencia-232-wellington-road-kangaroo-point">Valencia</a> and <a href="https://www.urban.com.au/buildings/the-drapery-64-logan-road-woolloongabba">The Drapery</a> approaching completion, Aria Property Group have moved to initiate construction on another residential tower. Hutchinson Builders have picked up <a href="/buildings/the-standard-13-17-manning-street-south-brisbane">The Standard</a>; the curvaceous tower which is due for completion during 2020.
