The Lyric - 338 Gore Street, Fitzroy

Research conducted by the Urban Development Institute of Australia says purchaser power is at its lowest point in 10 years. In response to this Melbourne developer SMA Projects is looking at making home ownership a reality for first home buyers, by negotiating longer settlements (of up to nine months) and allowing residents to move in and pay a monthly nominal fee which is credited against the eventual settlement.

The first project to offer these incentives to purchasers is SMA's Yorkshire Brewery project.Located at 1-21 Robert Street Collingwood, the Yorkshire Brewery provides contemporary inner-city living through the redevelopment and adaptive re-use of the former heritage-listed site into 356 luxury apartments and townhouses, designed by Hayball.

Located at 250 Gore Street, the seven-storey development has been designed by Hayball to sit comfortably within the streetscape, drawing on the industrial history and vernacular of the area.

SMA Projects says purchasers at Fitzroy Ltd are able to negotiate flexibility in the payment of their deposit whilst construction is occurring, with the developer hoping the initiative helps alleviate the significant upfront financial outlay that traditionally comes with settlement.

Demolition of current structures at the Fitzory Ltd site is expected to commence next month, with construction slated for early 2019 and an anticipated completion date of December 2020. Fitzroy Ltd marks SMA Projects’ third project on Gore Street including the currently under construction The Lyric and the completed Veludo.

SMA Projects seeks to make First Home ownership more accessible

Developer SMA Projects has partnered with Hayball architects to develop a seven-storey apartment building on one of the last development sites on Fitzroy’s Gore Street.

Situated at 250 Gore Street, the development which will be known as Fitzroy Ltd draws on the raw and refined materiality of Fitzroy's industrial past.

Fitzroy Ltd represents SMA Projects third foray on Gore Street and follows on from The Lyric - also designed by Hayball - and the completed Veludo development.

Fitzroy Ltd has been designed to sit comfortably within the streetscape and is located in close proximity to both Fitzroy and Carlton Gardens.

The building's exterior will feature materials such as bluestone and metal, while the textured brickwork will add to the fine grain character, complementing the neighbouring Victorian terraces.

A private rooftop offering residents respite and city views within a garden setting will crown the building and comes complete with outdoor dining, a BBQ and firepit.

According to SMA Projects, Fitzroy Ltd is expected to appeal buyers seeking Fitzroy's socially and culturally diverse lifestyle.

SMA Projects has engaged interior designer Kate Roach for the Fitzroy Ltd interiors, with buyers offered the opportunity to collaborate one-on-one with Roach to suit their individual style and needs.

Demolition is due to begin in December with construction proper commencing early 2019 and an anticipated completion date of December 2020.

SMA Projects and Hayball team up on Gore Street

SMA Projects in collaboration with the <a href="http://marsgallery.com.au/">MARS Gallery</a>, have created an artist in residence programme which provides young emerging artists with the studio and gallery space to prepare and exhibit their works.

The artist in residency programme will be based on a two-month rotation with SMA Projects providing artists with gallery space in the display suite of their latest project for Fitzory - The Lyric.  Studio space will also be made available to artists above the display suite located at 250 Gore Street.

The first artist in residence is 2015 Telstra National Aboriginal and Torres Strait Islander artist of the year Josh Muir who has created a new series of unique artworks that celebrate his indigenous heritage, his future and his love of the Fitzroy and Collingwood community.

The artist in residence programme was launched on the 8th of March with an opening event that celebrated Josh Muir's latest works, a smoking ceremony to welcome guests and honour the Wurrundjeri people of the Kulin Nation, the traditional owners of the land upon which Melbourne now sits.

SMA Projects & the MARS gallery launch artist in residence programme at The Lyric

Tram route 86 is the last of the routes in Northern Melbourne and it also happens to be the route with the largest development pipeline thus far in this series.

By virtue of the route passing through Fitzroy and Collingwood, Northcote and Thornbury, the emerging Preston cluster and then right out into the middle-to-outer north eastern suburbs, the route covers a lot of ground and therefore passes by a large population. The 86 is the 2nd busiest in Melbourne with 15.5 million trips recorded annually according to the publically available data on Yarra Trams' website.

The municipalities of Yarra, Darebin and Whittlesea are serviced by the 86 with all but 1 project on the Urban.com.au Project Database positioned near this tram corridor in Yarra and Darebin.

<h2>Fitzroy, Collingwood and Clifton Hill</h2>

Similar to the <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-11">11</a> and <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-96">96</a>, as the 86 passes through Fitzroy/Collingwood it passes properties with development-friendly zones - C1Z and MUZ.

Similarly as the 86 crosses Alexandra parade, Smith Street and Queens Parade have a liberal amount of C1Z as well as C2Z and some small parcels of GRZ2 and MUZ. A portion of Queens Parade near the intersection of Smith street is zoned Neighbourhood Residential.

There are another 15 projects located between the aforementioned "South" Fitzroy/Collingwood cluster and Alexandra Parade. Clifton Hill only has four projects located within the scope of the tram corridor.

<h2>Northcote and Thornbury</h2>

As the 86 tram crosses the Merri Creek into the City of Darebin, Northcote and Thornbury have 11 projects between them.

Excluding the properties located to the west of High Street just after crossing Merri Creek and a small section of Northcote hill, the properties directly facing High Street throughout the corridor all the way to Preston Junction are zoned C1Z.

<h2>Preston and Bundoora</h2>

It's a large suburb with the name and postcode present on both sides of Bell Street and three mini-clusters of new development within the same suburb are apparent.

Preston and Bell Stations (both out of the scope of this article) have various projects at different stages popping up next to them. And the High Street/Plenty Road intersection (Preston Junction) has its own mini-cluster - all of which are within the scope of this article.

The properties between Preston Junction and Bell Street are covered by a C1Z and GRZ2 combination and to the north of Bell Street along Plenty Road there's a mish-mash of C1Z, GRZ2 and Industrial Zones according to the most recently published <a href="http://planning-schemes.delwp.vic.gov.au/__data/assets/pdf_file/0011/178373/darebin11zn.pdf">Darebin planning maps</a>.

Beyond Reservoir, Plenty Road's zones become predominantly GRZ2 with the odd exception - there are three projects in Bundoora.
