The General - 421 High Street, Northcote

From 2017 to date, here are 5 new-build highlights which have been designed with a green initiative for a more sustainable future.

#1 COLLINS ARCH

Credit: Cbus Property</figcaption></figure>With construction well underway, Cbus Property have worked closely with Woods Bagot &amp; SHoP Architects to produce a world-class sustainable skyscraper due for completion this year. The dual 41-floor buildings will comprise of 202 residences, 294 resort-style hotel rooms, 50,000 square metres of premium grade office space and state-of-the-art communal spaces, including a tiered amphitheatre.

<a href="/buildings/collins-arch-447-collins-street-melbourne">Collins Arch</a> is the third development to receive a platinum level WELL Precertification, where nutrition, fitness, mood, sleep patterns and cognitive performance of occupants are highlighted as key considerations in the overall design. This has been accomplished through indoor air quality monitoring, superior natural lighting and ventilation, an emphasis on bicycle access, and more. To round off Collins Arch’s sustainability endorsement, the building has also been submitted for 6-star Greenstar accreditation and 5.5 star NABERS energy rating.

#2 SOUTHBANK BOULEVARD

Credit: City of Melbourne</figcaption></figure>The transformation of <a href="https://www.urban.com.au/news/stage-1-of-transforming-southbank-boulevard-and-dodds-street-commencing-this-month">Southbank Boulevard and Dodds Street</a> is taking shape, and due for completion late 2019. As the gateway to Melbourne’s Arts Precinct, the plan is to create a Melbourne Experience for Southbank by constructing 2.5 hectares of new public space, including a new civic square for the precinct, more neighbourhood parks and the aim of prioritising pedestrians, cyclists and public transport. The project will also see 300 new trees planted (predominantly the Platanus X acerifolia), which will meet the City of Melbourne’s biodiversity and urban forest targets. 

#3 435 BOURKE STREET

Credit: Cbus Property</figcaption></figure>The 55-level commercial tower designed by Bates Smart in association with Cbus Property will add a striking new icon to Melbourne’s urban skyline by 2023. Located on the corner of Queen and Bourke Streets, <a href="/developments/melbourne-vic-3000">435 Bourke Street</a> boasts environmentally friendly features and is targeting a 5.5 Star NABERS Energy rating, a minimum 5 Star ‘Green Star’ Office Design and WELL Platinum Certification.

Cbus Property aims to invest in new technologies and materials to maintain its notable eco-conscious reputation for both new and existing buildings. With a sustainable focus in mind, the sculptural design will fit seamlessly into the city landscape, with six different landscaped terraces throughout for occupants to enjoy.

#4 LITTLE MILLER

Credit: Castran</figcaption></figure>Developer Lucent teamed up with design trio ClarkeHopkinsClarke Architects, Breathe Architecture and Openwork Landscaping to put Brunswick East’s ‘<a href="/buildings/neighbourhood-10-16-little-miller-street-brunswick-east">Little Miller</a>’ on the map as one of Melbourne’s most sustainable residential developments to date. The sold-out apartment building has been awarded a 7.5 star average NatHERS thermal performance rating, and has been designed as a 100% fossil fuel free building. From induction cooktops and energy-saving LED light fittings, to rainwater tanks for irrigation and solar power, the environmentally conscious design makes use of natural resources without compromising luxurious living. Venture up to the rooftop and you’ll find a multi-functional garden featuring all kinds of plants and greenery, communal al fresco dining and even a ‘gin and tonic’ room surrounded by edible plants to make your own cocktails.

#5 THE GENERAL

Credit: C.Kairouz &amp; Associates</figcaption></figure>What was once a small family butcher on Northcote’s High Street, has now become the site for '<a href="https://www.urban.com.au/buildings/the-general-421-high-street-northcote">The General</a>',  arguably one of Melbourne’s most exciting technological advancements in structural design to date. Architect Chahid Kairouz had a goal to transform the site of his family’s business into not only a sophisticated mid-rise apartment, but use the opportunity as a means to pioneer new technology with a sustainable focus in his late father’s honour.

the general is Australia’s first ever residential building to use Onyx Solar photovoltaic glazing which works as both a balustrade and power source. The sustainable design also contains a 25,000 litre rainwater tank for flushing toilets, 137 bicycle parks and a green rooftop terrace.

THE  FUTURE

5 of Melbourne’s environmentally conscious new-development highlights

Tram route 86 is the last of the routes in Northern Melbourne and it also happens to be the route with the largest development pipeline thus far in this series.

By virtue of the route passing through Fitzroy and Collingwood, Northcote and Thornbury, the emerging Preston cluster and then right out into the middle-to-outer north eastern suburbs, the route covers a lot of ground and therefore passes by a large population. The 86 is the 2nd busiest in Melbourne with 15.5 million trips recorded annually according to the publically available data on Yarra Trams' website.

The municipalities of Yarra, Darebin and Whittlesea are serviced by the 86 with all but 1 project on the Urban.com.au Project Database positioned near this tram corridor in Yarra and Darebin.

<h2>Fitzroy, Collingwood and Clifton Hill</h2>

Similar to the <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-11">11</a> and <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-96">96</a>, as the 86 passes through Fitzroy/Collingwood it passes properties with development-friendly zones - C1Z and MUZ.

Similarly as the 86 crosses Alexandra parade, Smith Street and Queens Parade have a liberal amount of C1Z as well as C2Z and some small parcels of GRZ2 and MUZ. A portion of Queens Parade near the intersection of Smith street is zoned Neighbourhood Residential.

There are another 15 projects located between the aforementioned "South" Fitzroy/Collingwood cluster and Alexandra Parade. Clifton Hill only has four projects located within the scope of the tram corridor.

<h2>Northcote and Thornbury</h2>

As the 86 tram crosses the Merri Creek into the City of Darebin, Northcote and Thornbury have 11 projects between them.

Excluding the properties located to the west of High Street just after crossing Merri Creek and a small section of Northcote hill, the properties directly facing High Street throughout the corridor all the way to Preston Junction are zoned C1Z.

<h2>Preston and Bundoora</h2>

It's a large suburb with the name and postcode present on both sides of Bell Street and three mini-clusters of new development within the same suburb are apparent.

Preston and Bell Stations (both out of the scope of this article) have various projects at different stages popping up next to them. And the High Street/Plenty Road intersection (Preston Junction) has its own mini-cluster - all of which are within the scope of this article.

The properties between Preston Junction and Bell Street are covered by a C1Z and GRZ2 combination and to the north of Bell Street along Plenty Road there's a mish-mash of C1Z, GRZ2 and Industrial Zones according to the most recently published <a href="http://planning-schemes.delwp.vic.gov.au/__data/assets/pdf_file/0011/178373/darebin11zn.pdf">Darebin planning maps</a>.

Beyond Reservoir, Plenty Road's zones become predominantly GRZ2 with the odd exception - there are three projects in Bundoora.

Melbourne's development by tram: the 86

With Thornbury Village at its heart, High Street carries an eclectic vibe. The diversity of the local population is matched by the diversity of High Street's built form.

The area in focus spans High Street between Athurton Road/Separation Street and Miller StreetDundas Street, with Northcote and Thornbury both represented.

This particular stretch of High Street is bookended by Preston Junction which is under intense high density development with buildings up to 18 levels proposed, whilst the southern end abutting Athurton/Separation is also a flurry of apartment activity.

<figcaption>Tower cranes sit above Northcote's portion of High Street </figcaption></figure>The built form which lies in between is almost kaleidoscopic, from magnificently ornate buildings to some of Melbourne's most horrid.

With recent apartment developments of varying quality thrown into the mix, High Street hits both the highs and the lows of urban design...the good, the bad and the ugly so to speak.

Heavily slanted toward retail and dining, High Street and in particular Thornbury Village have yet to taste the intense levels of development that are evident nearby. Yet the march of apartment living looks set to reach the heart of High Street as suitable sites are earmarked for development.

Suitable in that there are many additions during the 70's and 80's that detract from the streetscape and would make excellent development sites; 805 High Street below is a prime example.

Aradena and Sophia are upcoming apartment projects whilst the biggest on the radar remains Deluca Property Group's Hive Apartments. Designed by RotheLowman, the building will rise 8 levels but also looks to have the most active and open street frontage.

Add The General at 421 High Street which is under construction and these two projects are High Street's most dominant and most interesting from a design perspective.

<figcaption>Hive Thornbury is close to sold out and set to commence construction</figcaption></figure>With a steady influx of apartment projects looking to call High Street home, Darebin City Council have acted by creating a <a href="http://www.darebin.vic.gov.au/Your-Say/Have-Your-Say/Your-Say">High Street Streetscape Master Plan</a>, encompassing Thornbury Village, with improvements to safety and the public realm in mind. "The Master Plan will focus on the High Street shopping strip, extending from Separation Street/Arthurton Street in the south, to Miller Street/Dundas Street in the north."

Council have asked that the <a href="http://darebin.creativesuburbs.com/">public contribute to the Masterplan</a> with the intent of broadening the scope of the project. Ideals such as a permanent projection festival or parklets along the footpath have been canvassed.

Additionally, Darebin have the Junction Urban Master Plan (JUMP) in play with its role defined as changing the look, feel and function of High Street.

At the heart of JUMP are "traffic calming devices such as the central median, kerb outstands, pedestrian thresholds and landscaping, will support slower speed travel and encourage a safer public space for pedestrians and cyclists.
