Neometro shines a light on the benefits of investing in sustainable projects. What it means for banks, developers, buyers and the environment combined

With national news evoking fresh concerns about climate change, Melbourne-based developer Neometro have shared the benefits of investing in sustainable projects.

While Savills has earmarked the <a href="https://www.urban.com.au/expert-insights/investing/importance-of-environmental-credentials-grows-for-property-investors-savills" target="_blank">growing importance of environmental credentials in real estate</a> to attract investors, the benefits of developing sustainable projects are proving to be far more all-encompassing.

According to Neometro director James Tutton, sustainable development can set a project up for success from the get-go.

From reducing risk at both the planning and settlement stages, to meeting consumer demands, Neometro has distilled these benefits across three areas. 
&nbsp;

1. Planning risk

What was once somewhat limited to anecdotal discussions with Council planning officers, the concept of rewarding projects with high ESG aspirations is translating into real policy, and it&rsquo;s something several municipalities have taken on board.

Some councils, such as City of Moreland, have designed excellence scorecards to reward project applications which seek to achieve a high sustainability score.

Considering this upfront allows for better planning and better certainty, Tutton argues.

&ldquo;It&rsquo;s reassuring being able to approach a project with certainty, knowing VCAT isn&rsquo;t going to pull the rug out from under you,&rdquo; he said.

2. Settlement risk

Purchaser mortgage choices have opened up for projects which achieve pre-established sustainability criteria.

&ldquo;Traditionally, investment decisions scrutinise financial data alone, and now we&rsquo;ve seen a shift towards investors and buyers demanding we look at the bigger picture,&rdquo; Tutton said.

Neometro noticed many purchasers going with non-major banks that reduced interest rates the better a building performed when selling its Jewell Station apartments in Brunswick.

&ldquo;Giving purchasers more mortgage options with competitive pricing increases the likelihood of them being approved for purchase, and therefore diminishes settlement risk and the nervousness that often comes with this time&rdquo;, he told Urban. 
&nbsp;

3. Consumer demand

&ldquo;There&rsquo;s no denying sustainability is a strong selling tool, the demand is out there&rdquo;, Tutton said.

Consumers are making socially and environmentally conscious decisions when it comes to everyday purchases, and the developer claims that property is no different.

Across every industry, organisations are stepping up to meet the demands of increasingly informed and savvy consumers.

&ldquo;As developers, we have a real opportunity to meet that demand while simultaneously supporting the need for greater sustainability within our community and being profitable,&rdquo; Tutton said.

In every marketing campaign across its stable of projects, Neometro noted that messaging with a focus on sustainability performed the strongest.

<h2>Sustainable projects on Urban.com.au</h2>

Coming off the recent success at its South Crescent development, which sold in less than a week, Neometro have exemplified the desirability of sustainability-driven projects.

The group become Australia&rsquo;s first property developer to achieve B Corporation certification in 2013, making them one of the nation&rsquo;s leaders in delivering sustainable buildings.

With a commanding concrete facade by Fieldwork and stylish minimalist interiors by DesignOffice, One Wilson Ave will have buyers flocking from every corner of the city to secure a home in this ultra-sophisticated and highly sustainable development.

I caught up with Milieu director, Shannon Peach, to find out what inspired the design and vision of the project.

Alongside Neometro we share a commitment to design excellence and positively contributing to Melbourne’s urban landscape.

With architecture and interior design by Fieldwork and DesignOffice respectively, Wilson Ave Brunswick responds to its local context in its architectural form and interior experience. It explores the subtle elegance of traditional utilitarian materials chosen for their ability to age with grace.

The design narrative was driven by a process of distillation and deduction to create a distinct dialogue with the traditional bluestone foundations and cobblestone laneways visible throughout the neighbourhood, an enduring backdrop for living. Drawing inspiration from the local area, it was important to create a building that resonated with Brunswick and serve as a benchmark for contemporary architecture in the area.

1. To create truly liveable homes - Wilson Ave features two of Australia’s best design talents Fieldwork Architecture who have designed the building and DesignOffice designing the interiors.

2. The apartments at One Wilson Ave have been created with superior floorplans that meet the needs of residents that require homes designed for flexible living. Floorplans allow the flexibility to create home offices, children’s playrooms, yoga spaces or an extension of the living zone.

3. Paying homage to Neometro's history and Milieu's development approach, while referencing the area's brutalist post-war buildings, the façade is defined by a bold and singular material: concrete. Its use ensures that the building will age gracefully and develop a unique character as the years go by.

4. Storage considerations save valuable kitchen workspace and ample built in laundry and linen storage in every apartment ensures optimised floorplans and provides residents the chance to hide any unwanted appliances.

5. Sustainability - We believe sustainability is about longevity and strategic design rather than tokenistic gestures. This means favouring durable materials that wear in (not out); integrating renewable energy; and devising spaces that can respond passively to changes in weather. Measures have been put in place now to ensure clients can buy once and buy well, maintaining a high level of sustainability for many years to come.

Buyers are always looking for intelligently designed, fully resolved homes that have been painstakingly designed to ensure every aspect is considered. We’ve already had great interest from first home buyers who have been drawn to our one and two-bedroom apartments, many of which are eligible for the HomeBuilder grant and also downsizers who appreciate the design for flexible living and can turn spare rooms into offices, libraries or yoga studios should they wish.

The sense of permanence that Wilson Ave immediately instils from the outset is definitely a highlight for me. These apartments are designed with longevity in mind. The enduring materials used, combined with thoughtful design decisions, mean that these apartments will wear in, not wear out. Occupants can rest assured that their home will age gracefully, and require minimal intervention and replacements across the years, which will reduce both wastage and costs in the long-term.

In 2020 our homes have had to adapt to our changing needs. No longer simply a place for reprieve, COVID-19 has seen dining tables become workstations, living rooms become yoga studios and bedrooms become classrooms. The adaptability and multi-functionality of space has long been central to Milieu’s design philosophy for apartment living. Neometro and Milieu share a belief in refined design and civic responsibility, creating enduring spaces of influence that enhance the neighbourhoods in which they stand, and Wilson Ave is exemplar of this honest connection.

Melbourne apartment of the week: One Wilson Ave, Brunswick

<a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-19">Last time we profiled the development occurring along the Tram #19 / Sydney Road corridor</a> there were 43 projects and 2,938 units in the pipeline with almost half of those projects sitting at a status of approved.

15 months later, Brunswick, Coburg and Coburg North have unsurprisingly seen their numbers increase, both in total number of projects as well as dwelling unit counts on the Urban.com.au Project Database.

5 projects have completed construction (304 new units) and there's still a bit of cross-over - some projects have progressed, some are still sitting at approved.

The number of approved project has stayed roughly the same over the past 15 months, cementing Brunswick with a good pipeline of approved new dwellings. 

In October 2016 like in February 2018 there are 9 projects at Registration &amp; Sales however there are approximately 25% less dwellings currently for sale, which speaks to <a href="https://www.urban.com.au/news/leonard-teplin-discusses-whats-next-for-melbournes-property-market-in-2018">what the industry has been saying for a while now</a> - projects are seeing fewer apartments which are not targeted at investors but owner-occupiers.

Furthermore - there is a similar amount of apartments currently under construction - 7 projects in February, 8 back in October 2016 and there are approximately 14% less units under construction.

The biggest increase in numbers for the pipeline segment is projects before council/with a Planning Assessment status.  In October 2016 there were 6 projects representing 313 dwellings before Moreland City Council, now there are 11 projects and over 1000 dwellings.

<h2>Sydney Road (South of Moreland Road)</h2>

The heart of Brunswick maintains its place on the list of local areas where the most projects are located.   

In October 2016 it was the Anstey precinct which had the most projects but now between Victoria and Park Streets there are 21 projects (up from 13).

The Anstey precinct (plus immediate area) has 15 projects between Victoria Street and Moreland Road.

Including projects in the area around the old Pentridge Gaol, there are 11 projects plus one more straggler located near the end of the tram tracks on Sydney Road adjacent to Batman Station.
