Just two months ago <a href="https://www.urban.com.au/news/cedar-woods-lloyd-collins-explains-the-success-of-wyndhams-williams-landing">Urban.com.au reported on the success of Williams Landing’s office building sales</a> – today, we’re taking a look at its booming residential property market.

The mixed-use precinct by <a href="https://www.urban.com.au/developers/cedar-woods">Cedar Woods</a> has shown exponential growth across a three-year period with the average property price tipping over $400,000, an increase of 15.4% over three years – which is a substantial return for those who have bought in the early stages of development.

Cedar Woods has approached the project with an emphasis on building quality, sustainable developments with a strong sense of community – which could be one of the key drawcards for buyer investment.

Williams Landing’s recently completed development <a href="https://www.urban.com.au/buildings/lancaster-apartments-30-clarke-street-williams-landing">Lancaster Apartments</a>, <a href="https://www.urban.com.au/news/williams-landings-third-apartment-building-lancaster-sells-out">sold out in just six months</a>, following two prior sold-out developments – <a href="https://www.urban.com.au/buildings/newton-apartments-1-clark-street-williams-landing">Newton</a> and <a href="https://www.urban.com.au/buildings/oxford-apartments-2-clark-street-williams-landing">Oxford</a> apartments. All residential developments have been designed by award-winning <a href="https://www.urban.com.au/architects/dko-architecture">DKO Architecture</a> and have been primarily popular among first-home-buyers (28%) and investors (58%) due to the affordability of apartments.

Ela Caglayan, a 23-year-old buyer’s assistant at Target Australia, recently purchased an apartment at Lancaster as a first home buyer, following the establishment of the new Target Australia headquarters within the Williams Landing precinct.

<h2>LOW RENTAL VACANCIES = A GOOD SIGN FOR INVESTORS</h2>

The demand for apartment living has even extended beyond Melbourne’s city and fringe suburbs, with Williams landing maintaining a significantly low rental vacancy rate among investment properties. According to Urbis, apartment rentals have seen a 5.4% increase in the past year.

Urbis also reported that investors could achieve a rental yield of 5.2% in the City of Wyndham, which is significantly higher than the Greater Melbourne median which is currently sitting at 4.1%.

Solid growth in Melbourne’s west: Williams Landing property values continue to rise

Cedar Woods’ latest apartment project in Williams Landing, Lancaster Apartments has sold out in just six months, reinforcing the demand for medium-density housing in Melbourne’s rapidly growing west.

Designed by DKO Architecture, the seven-storey building has a distinctive architectural form which responds to the shape of the site and acts as a bookend to the mixed-use complex. The façade's strong vertical expression emphasises its height, prominence and anchors the corner of Clark Street and Tonkin Way.

Comprising 42 apartments, Lancaster Apartments is the third apartment building at Williams Landing, joining Newton (7 apartments), and Oxford (100 apartments and 3 retail shops), in selling out quickly.

According to Cedar Woods, the demand for medium-density living in Melbourne’s west can partly be attributed to "the booming population growth as well as changing lifestyle preferences in the middle ring suburbs."

Recent data from the Australian Bureau of Statistics confirms that in October 2017 Victoria’s population was at 6.35 million residents, with Greater Melbourne growing by 126,175 people in 2015-2016 alone.

The City of Wyndham was also confirmed as one of the nation’s fastest-growing municipalities and, according to population consultancy .id, has a current population of 250,186, increasing by 37 per cent between 2011 and 2016.

Williams Landing's third apartment building, Lancaster sells out

Melbourne's outer west continues to warm to apartment living with news that 90% of dwellings on offer at Newton Apartments within Williams Landing have sold in rapid succession. The success of the suburb's first apartment development also points towards further higher density projects both in the suburb and the region in general.

A triumph for developer Cedar Woods Properties, the breakdown of apartment buyers within Newton Apartments hints toward the pent-up demand for apartment living in a region that has traditionally been the stronghold of detached housing estates.

31 purchasers for the project live in Williams Landing or adjoining suburbs, with a breakdown of their locations as follows:

Urban.com.au has maintained a keen eye on the masterplanned 275 hectare Williams Landing development located between the Melbourne CBD and Geelong. As the first apartment development within Williams Landing and one of only a handful currently in development in Melbourne's west, the success of Newton Apartments points toward further apartment projects being rolled out in the region.

Williams Landing itself is a <a href="https://www.urban.com.au/news/placemaking-for-success-in-the-citys-west">Priority Development Zone</a> with the expectation that the majority of development within the suburb into the future will involve higher density, mixed use projects. This will be a departure from Williams Landing's early development which focused on detached housing.

According to Cedar Woods Newton Apartments in part responds to consumer, state government and local government demand for higher density in Melbourne’s south western sub-region to cater for population growth. According to a September 2015 Urbis report on Williams Landing, the south western sub-region is expected to accommodate some 1.1 million people by 2031, an increase of approximately 400,000 from today’s population of 700,000. 

Other apartment projects currently in development in Melbourne's west include The Lighthouse in Werribee South and 116 Watton Street, Werribee. 

Whilst these projects are in isolation successful developments, combined they also show that apartment living in Melbourne's west is slowly gaining traction; traction that may be accelerated rapidly should the East Werribee Employment Precinct be awarded to the likes of the <a href="http://www.heraldsun.com.au/leader/west/state-government-names-australian-education-city-as-preferred-developer-for-east-werribee/news-story/88a77d7022ab3001bc976e646b7f227d">AEC consortium</a>, with the development set to act as a catalyst for the region.

Will success breed success in the west?

It's very easy to assume that Melbourne is only building skyscrapers and high-rise towers in the inner city and low-density detached housing on the fringes.  Skyscraper proposals attract headlines across a wide range of media outlets but there's an equally huge story of Melbourne's current development scene that is easily overlooked.

What of the middle ground between skyscraper or sprawl?  There are in fact hundreds of small stature apartment projects in Melbourne's suburbs that are easily glossed over.

At the time of writing there are 983 projects listed on the Urban.com.au Project Database.  208 of those are made up of either 2, 3 or 4 floors and when combined contain over 7,000 dwellings across all phases of the development cycle: that is from planning to construction.

If the search criteria is expanded to include projects up to and including 5 floors, the total number of projects rockets up to 339 with over 12,000 dwellings in play.

Welcome to boom-town: Melbourne's low-rise high-density projects in one long list

As Williams Landing's first apartment development filters through to market, it signifies the grander intentions of the development team headed by Cedar Woods to provide the suburb with a genuine town centre. Abutting Williams Landing Railway Station, Newton Apartments is the first move toward higher density living within the suburb.

Cedar Woods' Patrick Archer and Mike Day of town planning firm Roberts Day were on hand to answer a number of questions regarding current developments, future intent and the fundamentals required to successfully bring a new higher density town centre to traditionally low density area.

<h2>Patrick Archer on Newton Apartments and a robust town centre</h2>

It came as a surprise to realise that Williams Landing has no height limits, with Patrick Archer explaining the Priority Development Zone is not subject to such restrictions. Not to say Williams Landing will host skyscrapers in the long term, but it does allow the development team greater flexibility to react to market demand.

And their vanguard apartment project comes in the form of a DKO Architecture-designed building containing 57 larger than average one and two bedroom apartments. Located on Overton Road, the project is an equivalent distance to Melbourne's CBD as is Box Hill or Doncaster, both of which are current apartment hot spots.

The larger than standard apartments have drawn interest from both investors and locals, with Patrick Archer explaining that home owners already living in Williams Landing have seen the project as an ideal investment. This is further solidified with local parents also seeking to purchase for their children at what will be a highly competitive pricing point.

Quizzed on future intentions for the remainder of Williams Landing, Partick Archer states that the town centre will be rolled out over the next decade and will be mixed-use in its nature. With the nearby Werribee East Employment Precinct in the wings and Wyndham's population growth one of the strongest in Australia, Williams Landing provides a unique opportunity for Cedar Woods to further entrench higher density outcomes in Melbourne's west.

Underpinning a highly interesting chat with Mike Day is his belief that outer suburbs with little more than detached housing will continue to decline. Referencing Leigh Gallagher's 'The End of the Suburbs', Mike Day explains that contemporary property buyers want the inner-city lifestyle and urbanism regardless of where they are located; essentially they desire "urban 'burbs".

While many buyers for a number of socioeconomic reasons will head to middle and outer Melbourne locations, the inclusion of town centres within any given development is a tangible selling point.

A collaborative to planning the suburb included Cedar Woods, Roberts Day, Wyndham City Council, DKO Architecture and fellow project architect Hames Sharley, with the intent of roadmapping the future direction for the new suburb.

Fundamentals were identified and implemented with Williams Landing Railway Station delivered in addition to a shopping centre, freeway access, parkland and the provision for a future town centre. Mike Day nominated ease of transport and walkability as the key factors which gives Williams Landing an edge and an ability to build a neighbourhood unit rather thanmerely present as another nondescript suburb.

Asked if scalability was factored into the initial stages of placemaking Mike Day pointed out that if the fundamentals are addressed, the potentially explosive growth of Williams Landing via its new town centre will be accommodated easily enough. Further Mike Day insists that the future size of the town centre is essentially irrelevant; regardless of 5 levels or 50 the human scale and treatment is critical to Williams Landing's overall success.

With this in mind it will be interesting to follow the evolution of Williams Landing's town centre as it is progressively delivered, and what form it will take.
