MiaMia - 85 Nicholson Street, Brunswick East

<p>Straddling Brunswick East and Fitzroy North, Nicholson Street is in the midst of a development boom. Urban.com.au is keeping tabs on approximately 1,000 new apartments currently in development toward the northern end of the increasingly popular thoroughfare. </p>

<p>Due to the increasingly limited number of development sites along <a href="/buildings/east-brunswick-village-3-bluestone-way-brunswick-east">Nicholson Street</a>, and particularly those with a large footprint capable of handling hundreds of apartments, Nicholson Street is currently at the zenith of its development potential. 10 separate apartment projects are now in play, with the majority at sales or under construction.</p>

<p>By far the largest project is Banco Group's East Brunswick Village, which is a large-scale urban renewal project on the site of the former Tontine Pillow Factory. </p>

<p>Hand in hand with the recent commencement of piling onsite is the project's reconfiguration of Lots 1 and 2. This initial stage of East Brunswick Village will see a slight increase in apartments to 307 (split between 218 x 1BR and 81 x 2BR), increased retail space equating to 4,254sqm, and an increase in both car parking and bicycle spaces.</p>

Whilst technically under construction, East Brunswick Village has yet to see its sales campaign formally launched. The same cannot be said for a handful of other projects along Nicholson Street.</p>

<p>Victory House with its 102 apartments is fresh to construction, with builder Element Five's signage freshly across the corner site. Fellow projects in their construction infancy include MiaMia and Fitz &amp; Co, whilst NYKO and 88-90 Nicholson Street are further into their construction cycle.</p>

<p>Combined these 5 projects which have successfully attained necessary presales, will yield approximately 220 dwellings which puts into perspective the massive nature of East Brunswick Village.</p>

<p>Next in line is Lt Miller and Mr Nichols; both having begun their marketing campaigns. The very swish 38 Nicholson Street designed by Hachem is also sitting on approval.</p>

<p>77-83 Nicholson Street presents as the only noteworthy current planning application. Home to cafe and eatery Pope Joan, 77-83 Nicholson Street is subject to a 6-7 level development over two basement levels, with intentions for 6 retail tenancies and 73 dwellings.</p>

<p>With 29m of frontage to Nicholson Street and an area of 2,250sqm, the site was sold mid last year by Vinci Carbone.</p>

<p>Putting Nicholson Street's current apartment boom into perspective, the only recent major completion along its northern stretch has been TreViso at 91-93 Nicholson Street which added 31 apartments to the strip.</p>

Nicholson Street's apartment activity slips into top gear

<p>The 96 is the third busiest tram corridor in Melbourne with the most recent data published by Yarra Trams having the route clock up 15.4million annual trips.</p>

<p>Much of this patronage is likely due to the route being the fastest route to St Kilda from the CBD at the southern end of the line, but in keeping with the rest of the series, we're not looking at the development numbers in the City of Melbourne or City of Port Phillip.</p>

<p>Route 96 is one of the major Bourke Street trams - the first in this series that started with the 59 to have its CBD routing run east-west - and upon leaving the CBD, the route follows Nicholson Street (which forms the boundary of the City of Yara and City of Melbourne between Victoria Parade and Alexandra Parade).</p>

<p>As the route passes through Fitzroy and Fitzroy North you might expect the bulk of the new development to be in this area of the tram route, but it turns out that only 20% of new development in the pipeline is present in the City of Yarra (Fitzroy/Fitzroy North).</p>

<h2>Nicholson Street (City of Yarra)</h2>

<p>Unlike <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-1-8">routes 1 and 8</a> which run on Lygon Street, approximately 1km to the west, Nicholson Street within the City of Yarra has a bigger range and larger scope of more development-friendly zones over properties facing the tram route corridor.</p>

<p>City of Yarra has liberally applied the Neighbourhood Residential Zone, characterised by much of the Nicholson Street corridor abruptly stepping down from either C1Z, MUZ or GRZ2 with little graduation the further properties are located away from Nicholson Street.</p>

<h2>Nicholson Street (City of Moreland)</h2>

<p>Crossing over Park Street into Brunswick proper, Brunswick East is easily classified as a hotspot for development. The route 96 tram terminates at Blyth Street but this short section of road has 80% of the dwellings as recorded on the Urban Melborune Project Database for the purposes of this case study.</p>

<p>Like in the City of Yarra, Nicholson Street in the City of Moreland has a mish-mash of zones directly fronting the tram corridor, however the more development-friendly zones: C1Z, MUZ, RGZ1 and to an extent GRZ1 are far more liberally applied both up and down the street as well as to the east and west of the tram route.</p>

<figcaption><a href="/buildings/east-brunswick-village-3-bluestone-way-brunswick-east">East Brunswick Village</a></figcaption></figure><p>A short section of Nicholson Street beyond Park Street also forms the boundary of City of Moreland and the City of Yarra, let it be said that within the City of Yarra's section of the road, there are far less development-friendly zones applied.</p>

<h2>Future directions</h2>

<p>The <a href="https://www.ptv.vic.gov.au/projects/trams/route-96-project/">route 96 upgrade</a> project aims to transform the tram route into a fully-fledged light rail service from north-to-south through the city with raised platforms at each stop. Along with the deployment of new E-Class trams - the largest we seen on the network - the route 96 upgrade project has the ability to increase passenger carrying capacity to quite a large extent.</p>

<p>Much of the route between Southbank and St. Kilda, within the City of Port Phillip, is contained within the old St. Kilda Railway line corridor with many of these areas locked away with Neighbourhood Residential Zones. St Kilda itself and Brunswick (to a lesser extend Fitzroy/Fitzroy/North) are likely to remain the focus areas for new development within this tram corridor.</p>

<p>One major new public transport project that is often talked about on Urban.com.au and elsewhere which is more likely to have a more profound impact on travel patterns in the inner-north is 'Metro 2': a new rail tunnel from Clifton Hill to Newport via the CBD and Fishermans Bend, connecting the Mernda (South Morang) and Werribee Lines.</p>

<p>Infrastructure Victoria recently released a value capture options policy which took a hypothetical look at the value capture opportunities around Metro 2. It made the following route assumption (see map, bottom right) and has a station near the intersection of Nicholson Street and Alexandra Parade.</p>

<p>Nevertheless, should Metro 2 be built in this fashion, with the stations placed where they are on the map above, the inner-north will see a significant boost to public transport capacity, and perhaps most importantly, there will be a significant time saving for trips made from the inner-north to the western end of the CBD, and into Fishermans Bend.</p>

<p>In a way this Metro 2 route, such as it is in Infrastructure Victoria's case study, will mirror the general route of the 96 tram with a loose relationship between the first, CBD-end, station in Fishermans Bend and the Whiteman Street stop (where both 109 and 96 trams diverge) and Montague Street light rail stop. But it will be much faster and have far larger carrying capacity with the existing tram routes in the north feeding into the new cross-town rail line.</p>

<p>While the 96 upgrade project is very much welcome, the Metro 2 project will have the most dramatic effect on development in the inner-north (a more liberal approach to zoning the tram routes in the City of Yarra would also be welcome) as well as Fishermans Bend and should be a top priority project given the vision for Fishermans Bend and Infrastructure Victoria's top recommendation to encourage new development in existing areas.</p>

Melbourne's development by tram: the 96

<p>Following on from <a href="https://www.urban.com.au/news/welcome-to-boom-town-melbournes-low-rise-high-density-projects-in-one-long-list">Friday's list of 2, 3 and 4 floor low-rise high-density projects</a>, today we're looking exclusively at projects which have either 5 or 6 floors.</p>

<p>There are 243 current projects in the list below and while the overwhelming majority of projects are residential, there are a few notable commercial projects such as the ABC's expansion of its offices and broadcast facilities on <a href="/new-apartments/southbank-vic-3006">Southbank</a>, the <a href="/developments/burnley-vic-3121">East Edge Botannica</a> project in Richmond and <a href="/developments/hawthorn-vic-3122">8 Hall Street</a> in Hawthorn.</p>

<p>Factoring in purely residential projects, the list of projects below yields 10,781 dwellings from planning assessment to construction.</p>

<h2>The low-rise high-density story</h2>

<p>Combining the numbers across both lists - that is, buildings with 2, 3, 4, 5 or 6 floors - there are just under 18,000 dwellings across 453 projects (2 more low-rise projects have been added since Friday's article). 46% of all projects on Urban.com.au <a href="https://www.urban.com.au/developments">Project Database</a> have 6 or less floors.</p>

<p>Where Friday's list has projects which provide a good insight into what is possible in the residential growth zone throughout the Metropolitan area, today's list looks at the small step up into areas where suburban structure plans encourage higher-density development.</p>

Melbourne's low-rise high-density: all projects with 5 or 6 floors in one long list

<p>The last week or so has seen in the vicinity of 30 new medium to high-density residential entries added to the Urban.com.au <a href="https://www.urban.com.au/developments">Project Database</a>, along with numerous existing database listing upgrades as proponents of the next wave of apartment projects ready themselves for their respective sales campaigns.</p>

<p>In the course of adding these fresh projects it became evident that this 'next wave' of new apartment projects has Melbourne's suburbs in mind; certainly no tsunami but an appreciable shift toward more non-core localities. That is to say no new listings have been added for Docklands, Southbank or Melbourne's CBD.</p>

<h2>Far and wide</h2>

<p>The suburbs located within a 4-12 kilometre band of the CBD look to be the current sweet shop for developers seeking to deliver new apartment projects. Not all new listings are bound to this nominal bracket, yet the majority are.</p>

<h2>A project representative of the times</h2>

<p>There are greater attention grabbing suburban projects such as <a href="/new-apartments/sky-one-box-hill-545-563-station-street-box-hill">Sovereign Square Box Hill</a> at 33 levels, yet if one project is representative of the change that has engulfed Melbourne's suburbs (in attitudes and planning outcomes) in recent years, it may just be <a href="/buildings/evergreen-1-westley-avenue-ivanhoe">Evergreen Ivanhoe</a>. A project of this size in this locale was surely unfathomable a few short years ago, but as seen below the freshly revealed project looks set to take its place as Ivanhoe's largest high-density development.</p>

<p>As Kokoda Property Group's latest offering, Evergreen Ivanhoe at 8 levels will hold an impressive 157 apartments; by far and away the largest apartment development in Ivanhoe.</p>

<p>Much of 2014 has been subsumed both on Urban.com.au and elsewhere with the indelible impression that Asian-backed property developers have made upon Melbourne. Only in the latter part of 2014 have local developers taken centre stage once more as the wave of large-scale inner-city apartment projects begins to be digested.</p>

<p>A obvious trend has emerged out of the latest Project Database listings whereby the vast majority of new and pending apartment developments are found in the middle and outer suburbs of Melbourne. Although only a few of the many variables that form the current Melbourne apartment market dynamic, a handful of likely factors that may contribute to the wider spread of upcoming apartment projects include:</p>

<ul>
<li>Local developers favouring suburban sites as home grown demand for apartments remains strong for well considered, smaller-scale projects.</li>
	<li>The likelihood that local developers have been outbid on premier CBD and inner-city sites by foreign developers, forcing their hand to a degree into suburban apartment developments.</li>
	<li>The next stage of Melbourne's acceptance of apartment living, with a higher infiltration of apartment developments into previously underdeveloped suburbs such as <a href="https://www.urban.com.au/buildings/kubix-stage-2-404-burwood-highway-wantirna-south">Wantirna South</a>, <a href="https://www.urban.com.au/buildings/new-street-317-new-street-brighton">Brighton</a>, <a href="https://www.urban.com.au/buildings/archer-7-balcombe-road-mentone">Mentone</a> or <a href="https://www.urban.com.au/buildings/rosny-waterline-place-55-nelson-place-williamstown">Williamstown</a>.</li>
	<li>Local buyers or intended occupiers shunning the CBD and Southbank in favour of more intimate suburbs such as Northcote or <a href="/new-apartments/essendon-vic-3040">Essendon</a>; apartment living without the CBD lifestyle.</li>
</ul>
<p>With the influx of new apartment development listings it seems that while the CBD and inner-city apartment market may be pausing to subsume the high number of apartments under construction or at sales, the suburban apartment market has surged ahead... and the overall Melbourne apartment sector marches on!</p>
