The Melbourne developer Beulah have quickly established themselves as one of the most sought-after developers in Melbourne by buyers.

Founded less than a decade ago by&nbsp;Jiaheng Chan and Adelene Teh, who currently serve as the company&#39;s managing director and executive director respectively, Beulah have grown from handling boutique projects to taking on higher density developments.

They recently began construction on their seventh residential development in the last few years, with their most exciting project, the $2 billion Southbank by Beulah, set to come.

Urban has taken a look at Beulah&#39;s current projects on the market.

1. Habitus South Melbourne

Address: 10-16 Boundary Street, South Melbourne VIC 3205

There are just a few townhouses that remain in Beulah&#39;s&nbsp;South Melbourne development Habitus. The 27 completed townhomes have been designed by DKO Architecture and each stand four storeys high.

Each townhouse begins at ground level with a home-office and garage. The second level is dedicated to living space, while the remaining two floors include a bathroom, bedrooms, and more potential for living space. Crowning each townhome is a rooftop terrace.

The three bedroom townhomes start from $1,899,000.

2. Fawkner House

Address:&nbsp;146-150 Toorak Road West, South Yarra VIC 3141

Fawkner House is one of Beulah&#39;s most high-end projects. Architect Rob Mills and landscape architect Paul Bangay collaborated the make the boutique Fawkner House, which only has nine apartments.&nbsp;

They are priced from $5,555,000.

3. Paragon

Address:&nbsp;318 Queen Street, Melbourne VIC 3000

Paragon has been one&nbsp;of Beulah&#39;s largest projects, with 227 apartments across the 48-level mixed-use CBD tower, however density has been considered, with just four to six apartments per floor.

Fender Katsalidis designed the tower to maximise the city views. Paragon also incorporates a&nbsp;three storey high urban forest. It offers a wealth of botanical beauty featuring restful and regenerative places to unwind or entertain unlike anything&nbsp;Melbourne&nbsp;has experienced before.

Only two bedroom apartments are left and start from $668,800.

4. Provenance Camberwell

Beulah recently began construction on&nbsp;Provenance Camberwell, their boutique project of just 12 apartments designed by Elenberg Fraser.

Prices start from $1.25 million for the two&nbsp;bedroom apartments, with the four bedroom penthouses priced at $3.995 million.

5. Southbank by Beulah

Beulah&#39;s next project will see them create a mixed-use development on the current BMW showroom site on Southbank&#39;s City Road.

Southbank by Beulah, designed by Cox Architecture, introduces the &#39;vertical village&#39; concept, which supports The City of Melbourne&#39;s &#39;Future Melbourne 2026&#39; plan. The development will feature two twisting terraced forms called the &#39;Green Spine&#39; concept, which won awards in the global architecture competition.

Urban.com.au was on hand as Beulah International along with its project partners broke ground on their $200 million Paragon residential development. Located at 318 Queen Street, on the site of the Celtic Club, Paragon will comprise 227 apartments across 48 levels and feature Australia's first  indoor urban forest.

Designed by landscaper, Paul Bangay, the forest will encompass three storeys providing a natural respire from city life, with a carefully composed selection of mature trees, leafy canopies, climbing gardens and grassy spaces.

In attendance were representatives from Beulah International, Multiplex Constructions and Fender Katsdalidis, as well as Minister for Industry and Employment, Ben Carroll, amongst others. As the photos indicate, demolition has been underway for sometime with the site now ready to begin ground works.

<figcaption>The project team onsite for the groundbreaking ceremony.</figcaption></figure>Joining a host of other towers designed by Fender Katsalidis including Republic Tower, The Argus Centre and the under construction Queens Place across the road, Paragon will see the retention and restoration of the former Celtic Club facade by Multiplex Constructions. Once complete it will accommodate a contemporary bar, restaurant, lounge and outdoor terraces

Paragon has already been awarded the Best Residential High-Rise Development for Australia at the 2018-19 Asian Pacific Property Awards. It has also achieved almost 90% in sales and is due for completion in 2020.

The commencement of construction at 318 Queen Street caps off a busy few months for Beulah International, which also included the announcement of the <a href="https://www.urban.com.au/news/southbank-by-beulah-the-winning-design-for-australias-tallest-tower-revealed">winning design for the Southbank by Beulah</a> competition at 118 City Road.

Other notable projects for Beulah in the pipeline include Habitus in what will become the Montague precinct of Fishermans Bend, Fawkner House and the Grounds of Kew, where they are once again collaborating with Fender Katsalidis.

Beulah and Multiplex break ground at Paragon

Beulah International has moved swiftly to capitalise upon the exceptionally strong demand for middle ring eastern suburb luxury apartments with the launch of their latest project.

The Grounds of Kew will look to tap into the buyer market from today after the developer secured the site late in 2017. Enlisting Fender Katsalidis Architects, Beulah International went about reworking the existing approved scheme for the 2,411 square metre site, resulting in 20 oversized apartments.

Owner-occupiers and local downsizers are firmly in sight, reflected by The Grounds' pricing model which sees apartments beginning at $1.415 million and peaking at $4.920 million.

Beulah International Executive Director Adelene Teh notes that the project is aimed at the generation looking to retire in something that is the pinnacle of design, and has accordingly dubbed The Grounds a ‘hyper luxury’ development.

For the above-mentioned price range, the corresponding apartment sizes range between 106 square metres and 300 square metres in two, three and four bedroom apartments. Garden designer Paul Bangay has accounted for the design of all associated courtyards which range in size from 200 square metres to 300 square metres.

The Grounds of Kew is another in the string of current Beulah International projects around Melbourne.

Another luxury development on the developer's agenda is Fawkner House which will see 10 large-scale dwellings created in South Yarra. Rob Mills Architecture &amp; Interiors has designed the new Domain precinct address which /Beulah international expects will become a landmark for the area.

Beulah International hits the hyper luxury heights in Kew

Malaysian-backed developer Beulah International is looking to well and truly underline the push by many of Melbourne's developers into the luxury apartment market by reworking an approved scheme for a prime Toorak Road land holding.

Currently at planning, Beulah International have chosen to scrap an earlier approved BDLC-designed project involving 37 apartments in favour of 10 grand-sized dwellings. Spanning 146 -150 Toorak Road West, the developer paid $17.5 million for the 1,784sqm site during 2016 and now holds the land under subsidiary Toorak Road West Project Pty Ltd.

The permit had the potential to be reconfigured to 14 oversized apartments, although Beulah International have gone further in eyeing 10 massive apartments.

Prahran-based Robert Mills Architects has assumed control over the project's design trajectory, facilitating a complete redesign and in the process shaving an entire floor off the approved envelope.

Image: CBRE City Sales</figcaption></figure>As with a variety of other projects throughout inner Melbourne, 146-150 Toorak Road West has been reworked from an initial 1 x single bedroom / 16 x dual bedroom / 20 x triple bedroom format to a more luxuroius configuration which sees 8 triple and 2 quadruple bedroom apartments. 33 car parking spaces are to service the dwellings.

The sheer size of each apartment highlights Beulah International's lofty expectations for the project when it eventually reaches sales. It will invariably be billed as one of Melbourne's most sought after and tightly held addresses, with expansive floorplans to match.

3 bedroom apartments are slated to have internals between 260sqm and 313sqm, with four bedroom apartments spaced between 389sqm and 381sqm. Add outdoor terraces and the largest combined space on offer comes in at a hefty 478sqm.

According to planning documents, all apartments will have tiled bathrooms, carpeted bedrooms and timber floors to kitchens, living, sitting and all other areas. The dual top floor apartments have perforated concrete slabs which allow natural light to penetrate into various living spaces; these voids double as sculptural features.

Beulah International lifts the bar for luxury apartment living in South Yarra

It's very easy to assume that Melbourne is only building skyscrapers and high-rise towers in the inner city and low-density detached housing on the fringes.  Skyscraper proposals attract headlines across a wide range of media outlets but there's an equally huge story of Melbourne's current development scene that is easily overlooked.

What of the middle ground between skyscraper or sprawl?  There are in fact hundreds of small stature apartment projects in Melbourne's suburbs that are easily glossed over.

At the time of writing there are 983 projects listed on the Urban.com.au Project Database.  208 of those are made up of either 2, 3 or 4 floors and when combined contain over 7,000 dwellings across all phases of the development cycle: that is from planning to construction.

If the search criteria is expanded to include projects up to and including 5 floors, the total number of projects rockets up to 339 with over 12,000 dwellings in play.
